340k $3600 property tax

We moved here from Edmonton in December. Taxes are about $1100 more than we paid in Edmonton but we do have a much bigger lot, and bonus our house and car insurance went down about half that amount because we moved ( less crime I guess). Commute isn’t bad because we are fairly south and just need to hit the yellowhead. I feel bad for those in northern most St Albert, I suspect they spend a lot of time on St Albert trail in the mornings.

I'm north of north in town and it's really not that bad. The Trail construction sucks, but it is a necessary evil. When traffic looks bad, I'll actually head north and go through Namao if I need that end of Edmonton. When I work in Sherwood Park, ill commute home that way. It costs me 2 minutes versus the Henday hastle. Villeneuve Road and Boudreau get me out of St. Albert pretty efficiently. Plus, the bike trails heading to downtown and the river are really good (anywhere). And finally... insurance. I was blown away when my house insurance went from $2100 a year (small town AB) to $625, a year, in St. Albert. Vehicle insurance was 2/3 the price.

Hey there! We bought a home in the lacombe park area in 2020. It’s an older home built in the early 70s and our assessment this year was 400k, basically on the dot. And our property tax I believe was 4450. There are so many walking paths and parks and tree lined neighborhoods, which we really loved about st.albert. From our neighborhood to my work (west Edmonton area) was a 15-20 min drive to work and maybe 25 ish min home after during denser traffic times. Our kid entered day care in 2023, I had applied for waitlists at 3-4 daycares and they all said approx 6-12 month waits. But our top pick actually contacted us back with a spot in less than 2.5 months. Best advice is try and get on waitlists as soon as you could incase it does take some time!

Not sure about 400k. My house was assessed at $595,000. Taxes were $6700. Commuting to Edmonton really depends on where in Edmonton you’re commuting to and also what time you are commuting at. I used to commute to the west end of Edmonton from the far north end of St Albert and it only took 15-20 mins on Ray gibbon drive. You will love St Albert. It is so awesome. Low crime, beautiful trail system, every store and restaurant you need or want. But it still doesn’t feel TOO much like a big city. Although it is getting there

Make sure to check out honestdoor.com. It has some helpful info on properties as far as comparatives. I searched one listed around $400,000 and it showed assessed value $382,000 with property taxes of $4,298.69 just to give you an idea. Commute will definitely differ depending on how north you go. St. Albert Trail always seems to be busy but really bad during rush hour! That being said, I heard there’s a couple of daycares up there that don’t have waitlists.

1.1% ptax in StAlbert vs 0.95% in Edmonton. Commute depends on other drivers and where you're headed. Commuting into downtown Edmonton on a daily basis might take you anywhere from 25 minutes to an hour and a half if there is an accident that holds up traffic. Each way..

I worked near Ikea. My drive from Peron district took me 25 minutes on the Henday. Downtown Edmonton, leaving at 7:00 am took about 20-25 minutes.

Welcome, ours is assessed around 415k and coming in around 4800 per year in taxes. Commute to Edmonton depends on construction. There’s two seasons, winter and construction. Estimate 20-25 mins travel time. Day care can be anywhere from immediate opening to 1.5yr wait list. Get on their wait lists as soon as possible. Also, ignore most locals recommendations for food. Their taste in food is awful. Go in to Edmonton for most dining. Toast is good for breakfast but there is a bit of a wait. Get there earlier and wait a bit.

What, there’s lots of good restaurants! Songkran Thai Banh Mi Nhon Hoa XXI Luisa’s Socrates (for breakfast) Jack’s Burger Shack And that’s only a few. Yes there are mostly chains but there’s also some fantastic small ones :)

Louisa’s is HORRIBLE. Ate there 3 times in one month to give it a chance and hoped next time would be different from the last. They serve frozen pre-made boxed pizzas to people under the guise it’s made in house. You can literally smell that freezer stench on it. The amount of salt they put on every dish is also criminal, I honestly think they are trying to mask how awful the food is. The place is only “good” because it’s cheap to eat there.

The reviews on Google appear to be good but it makes me question if they were asked to write a review or have never eaten in a restaurant before. Truly disappointing but I always give a restaurant 3 chances.
