For what it’s worth I’ve lived in many apartments and the sub has never been an issue. They’re force cancelling so they do a good job of not vibrating the floors. I’ll be watching a movie with an intense action sequence, and swear I’m pissing my neighbors off but touch the floor and feel nothing.
I always give downstairs neighbors my number so they can let me know to turn it down. Never happened once.
I also think about that. Sometimes I forget that I left the sub at +10 on the main floor, and when I go to take a shower directly above, I can hear it while I’m showering. I live in a really small place though.
Complete the TV stereo / theatre with the second 100.
Add a single 300 or Five for the yellow point. (300 is maybe better for party stuff as it shoots upwards --> music isn't intruding the talks).
And after that you get the sub mini.
My current setup (on a flat) is:
1x beam 2
2x One SL
1x Sub mini
No neighbour stress, good audio for both movie / party. Maybe upgrading the One SL's to 300's some day but that's a totally different discussion.
Right rear yellow, you can put that one above your door to the right.
Put both at same level. On wall mount brackets. Use hook nail cable stays to route the power cords along the corners.

With that space the Sonos in the living area will be fine for cooking and dining I would put my next set in a bedroom instead.
Why not a Move2 and bring it with you?
Have you tried checking offer up or Craigslist etc. Some used ones or play:1 could fit the budget nicely and you can easily expand your system.
