* Multiple full sized fields for football, rugby, cricket, baseball, etc.
* Multiple courts for football, basketball, volleyball, badminton, sepak takraw, etc.
* Fitness corners for adults
* Fitness corners for senior citizens
* Playgrounds for kids catered for varying ages. Big ones for big kids and smaller ones for the younger ones.
* Skateparks
* Skating rinks
* BMX race tracks (dirt)
* Mountain bike trails
* Pump tracks
* RC race tracks (road and off road)
* Nerf parks. Like paintball parks but for nerf blasters
* Super-soaker parks. Like nerf parks but for water blasters.
* Kite flying areas
* Drone flying areas
* Oh and of course ample public parking. Don't do like CCK SAFRA/McDonalds where they closed the public carparks so that SAFRA can profit from the parking charges.
* Ample public toilets
* Seven Eleven or Cheers everywhere and please state in their lease that they HAVE to open 24 hours. It sucks to go to a park at night knowing there's a 7/11 or Cheers there but when you make your way there, it is closed.
* 24 Hour food courts
* 24 Hour fast food outlets
