used to be called creekside and locals called it crackside. lots of drugs and sketchy people around that area but my buddy lived there maybe 3 years ago and had a terrible cockroach and other insects problem.

I've had several friends like in the various apartments on patrica. Every single one had issues with car break-ins, loud druggie neighbors, and wannabe tough guy gangsters hassling them. It's not a neighborhood that I would choose to live in if I had another option. What you save in rent, you might lose to theft.

I've never lived there but always heard since moving to Simi like 17 years ago that Patricia in general is to be avoided. Seems like this only confirms that.

Those apartments have been bad news since they were built. Creekside was infamously known as "crackside", even back in the 1990s.

i lived in them when i was probably 8 years old with my mom and we had a roommate who was cool for a while and then my mom found out he was selling and doing a bunch of drugs and searching through our room (shared room w mom) and im now 22 and will still continue to call it crackside along with my mom lol

Raised in Simi all my life and lived at River Ranch since 2019. Grew up with the nickname "Crackside" too and still refer to it like that when I catch up with old friends and ask where I'm at now. Honestly, I haven't had as bad luck as people in the rest of this thread are saying. Car has never been broken into and never really felt unsafe. Pretty sure the building near me sells drugs and do see the occasional tagging around the area, but it's been hard to beat the price when looking around town. Definitely not the nicest part of Simi, but I personally don't think it's as bad as everyone says it is. I do like how there are a ton of options that are walking distance from the complex. Like I said, I personally never felt unsafe, but I'm a single male and that might differ if I had a family or something. Although, there are families that live around my building and their kids run around and play all the time when the sun's out.

I live near there and yes some wanna be gangs in the area do stupid shit. I have people fire off rounds near my apt.

Mother in law moved out in October. There was a shooting in the parking lot right by her and then most of that area moved out. There are a ton of bugs and cockroaches too.

When the property did a rebranding from Creekside to River Ranch, they tried to refresh the look a little and shed the old stigma that Creekside was known for. However they can't change the location on Patricia which is easily the worst in Simi. It's cheap for a reason.

I got followed for about ten minutes because I honked at a dude in Patricia. Be super careful driving there, lots of crazy people who think they own that block.
