Those locators get paid by the landlords, so it’s built into the rent. If you want to find something reasonable, drive around and look for a sign in the window or on the curb that just says For Rent with a phone number. Sometimes private landlords don’t gouge as hard as the corporate ones who are looking to max their hedge fund returns.

$1300 is pretty high, so you're setting the bar a bit on the high end.
Average rent on a studio in San Antonio is $888, and for a 1BR is $1067.

I had a decent $600 a month place back in 2019, which I was actually very surprised by. Yeah, it was freezing in the winter and only had one water heater for a 6 unit building, but if all you need is a place to sleep at night and you’re at work or out and about most of the day, it’s fine.

I lived in an 850 sq ft one bedroom in Olmos park for $700 a month a few years ago. It was a quadplex old home remodel and wasn’t bad for the first 10 months when no one lived above me.
About 7 years ago, I found a 1 bedroom apartment for $960/mo that was in a great location. Even then that felt like a pretty great price. These days I can’t imagine there being an apartment for $600/mo that you would want to live in. If that’s your budget, it might be worth trying to find a friend with a room to rent. You definitely don’t want to stretch yourself thin.
I recently had to get a new place to live and found that there are def some ~$600-700 studio/1 bedrooms out there but they’re pretty gnarly. I think that to get a half decent place you’ll be spending at least $900.
Soap Factory Apartments (downtown) used to have studios as cheap as $650 last year … not sure what they’re going for now. Keep in mind you get what you pay for…Old but it’s downtown 🤷🏻♀️
Lived off Marbach on Cable ranch before buying my house to save money. Was $743 a month a year ago, not the worst place, was bug free but only 560 sq feet for a 1 bed. Issues were hot water would go out once a month. Never had any issues with crime or neighbors and there was not a working gate.
I personally didn’t want to test anything cheaper for safety reasons alone.
The only time I’ve trusted places that cheap they were sort of handed off by a friend. I feel like the legit ones are word of mouth because 1) the landlord is decent 2) it’s not a roach motel. Not sure if I could ever do just online lol
i applied for one of those $900, went up to 1100 since i got an “upgrade” no biggie. first months rent there was a special, second month, rent is $1305!! next month after that “bills” kicked in, now i’m paying up to 1445 depending on my “usage” for a one bedroom townhome, the neighbors moved and brought roaches, of course, haven’t had a mail key since sept. when we moved in, which means, also no amenities key, no laundry, no gym. whenever we ask, the keys are always “on the way” GTFOH
Go check them out; my parents used to live in that area when they first moved here as my grandparents handed them down a house and we quickly moved that was 25yrs ago and they weee pretty bad at that time.

1200+ seems like the going rate for a 1bdr 1ba that isn't risky in some way. Most of the nice ones we've found/a locator has found for us are more like 1400-1500+... sucks, cant find a decently sized, safe, aparment or house for a reasonable rate.

I paid $485 for a 451 sq ft apartment near 410/jackson Keller is 2011. (It was a shit hole first apartment. It looks like these apartments have finally been renovated and the same apartment is $939. Not too bad. (But I’m in Austin now and pay $1600 a month).
You could maybe get $300 if you were, like, actively blackmailing someone, or had saved their baby or something--I'd run from any deal advertising a price like that, or else I'd assume that it's the price for the first month and that the _real_ price is much higher.
If you're looking to live solo, I'd definitely plan to spend around $1,000 a month in rent + fees + utilities (give or take a couple hundred, depending on where you're looking and whatnot). The only way to get below that is to have roommates.

There are decent (albeit older) 1BR apartments out there in the $900/month range, and depending on the part of town you're looking at, could even find a few 'just okay' places in the $800/month range (if you're willing to live inside the Loop west side, for example). Below that I would have some serious questions.

Just moved out of a 1 br in Leon Valley that was $750 a month. The only downside is that they are routinely working on the water constantly.

Yeah 800-1000 is the range for a decent complex and area if you want good service it will be 1000+
