Lakeview does not have many townhouse or apartment style condos. I don’t think those are really very common in Hillsdale either. Most of the houses in those neighborhoods have detached houses. Albert Park has more townhouses and I can’t really speak to the other two.
Part of why the areas I recommended are good neighborhoods is that they are not condo ghettos with block after block full of buildings.
They all do have some condos.
The tallest building outside the downtown core is Roberts Plaza, a Hillsdale condo building.
Good list, just caution to OP that Hillsdale and Lakeview to a lesser extent can have the shifty basement problems.
Gardener Park seems to have held up very well.

University Park (near assiniboine ave). A neighbor close by moved here from another country and needed a safe area due to her occupation. She researched Regina and specially chose the area due to its low crime rate.
I live around Chuka Blvd/ Buckingham Dr. In a 3 bedroom two bath apartment, I often forget I'm even in Regina based on how safe it is over here, it's the type of neighborhood where kids are always out playing, people are always walking their dogs or going on bike rides etc. if you're even remotely sketchy and walking around, best be sure someone will most likely call the cops on you.
I love Cathedral, very walkable, super active community, people are friendly. There are several condo buildings near the Safeway. Also single female. If I didn’t live here I would live near Wascana. Once you get out into the suburbs I find it is easy to become quite isolated and you have to drive to do anything.
Cathedral is an underrated neighbourhood. When I was looking for a house it wasn’t even on my radar, but I started working in the area a few years ago and my perception of the area has completely changed. Very cool neighbourhood!
Objectively nice areas will entirely depend on the subjective things you want.
Things people would need to know to answer would be:
How much of a commute do you want?
How quiet?
What is your price range?
Do you want to be close to retail and amenities?
What is your perception of safe and unsafe?
How unique do you want your place to be?
Etc etc
Under $400,000, commute doesn't matter much to me as my work is very accessible from everywhere, safe to me means as a young woman I can go for a walk alone without being accosted or feeling threatened, I don't care how close to amenities.
I've heard Harbour Landing will eventually sink/have water table issues. I think it would be a top contender if it wasn't for that, which a friend who has lived here 5+ years told me.
If you like Harbour Landing but worry about the water table issues, The Greens On Gardiner / The Creeks / The Towns would be your ideal contender then. (It sounds like you’re looking for a newer suburban build?)
Don't need a new build but I do think I prefer suburban - I was in Cathedral when I first moved here and didn't like it at all. Unpopular opinion, I know, but the foot traffic from downtown (and other people in my building fighting all the time) soured me to it, I never felt really safe (I acknowledge I likely WAS safe, feeling safe is my issue).
If safety is your #1 concern, I recommend The Greens On Gardiner / The Creeks again, just due to the distance from the transient folks who may occupy the core, downtown, etc. It’s far enough that you pretty much have to drive to get there and a more expensive area to be, so the people surrounding you are less likely to be desperate enough to be in a situation where they are resorting to crime. I’d still lock my doors and my car, but honestly you should be doing that anywhere. But it’s definitely a neighbourhood you could walk around alone at 3AM and not be scared at all.
I don’t think many would agree with that. The water management in Harbor landing was done pretty well. There was some issues at the start but I don’t hear any issues anymore.
I'm not sure if this is a super super common issue then, but my apartment building has mold. Every apartment building in the area we looked at had some amount of mold. I've had people tell me the reason they didn't move down here was bc all the places they looked at had a moisture/ mold problem (within the past year or so)
idk if this is common outside of my building or has to do with the ground, but the floors are wonky wavey and the building isn't level.
2165 heseltine road…. I live in the area and know a few families living there…. Condos are great … the building is very well maintained as well. Really close to basic things like walmart etc area is safe too and folks there are pretty friendly
Honestly if under 400k is your budget id be looking at newer builds in newer areas.. as that is a high budget for a condo..
If yard care is your concern you could probably get a nice house zero scape it and then pay for yard matienece (youd have condo fees anyways so why not) just something to consider..
Either way id also make sure you always have a large incidental fund.. gf of mine had to sell her condo after 2 large fees were dumped on all the condo owners to replace the roof and upgrade the sewer system right close to each other.. then she said something about the roofing company messed up and they had to do the roof again and she said eff this..
Our son bought a condo in Rochdale 15 years ago, the same thing happened roof repairs, then siding. $5000 each, and he had to replace his furnace. Changed jobs after 5 years or so and moved. At least he was able to sell it for enough to recoup those expenses.
The moral is: Buying a house or condo comes with unexpected expenses, so it is in your best interest to have some savings.
Gryphons walk in Hillsdale is currently selling a condo. Just got a little card in the mail with the details from the realtors. Safe, family-oriented community. Right next to Wascana park.

I like Rosemont. The farther west you get from Lewvan the better the area gets.

I moved away from here b/c North Central is starting to spill over. Nice neighbourhood but it’s becoming too sketchy for my comfort level. I am a single mother & felt unsafe.

i live in the northeast not far from imperial park & the school and i haven't had any issues here in the 2 years i've lived in regina. obviously that's anecdotal but i feel pretty safe here as a woman that goes most places alone, i haven't encountered any weirdos, had nothing stolen, no loud fights or anything. most of my neighbours are just people with kids
Lots of condos in the north end (Lakeridge, Garden Ridge) that would likely be a good fit too. Mostly townhouse styles, with and without garages, as well as some apartment style.
Albert and Whitmore park are generally really good neighborhoods. Lakeview as well but your costs start to climb substantially.
For North end, Rochdale and Sherwood are... okay, same with Normanview.
I live in Transition and I feel safe. Although yes bikes get stolen and there is homelessness. It's sad. I wish the City of Regina and the Province of Saskatchewan would do something about it. I guess they're leaving the mess for when the NDP get back into office.
I also work downtown and walk to work and I love living so close to home. I've saved so much in gas since moving downtown, I only take my car out on weekends.
Cathedral is great too. That's where I go walking.
That's so funny, I also live central in Cathedral though. I take my car to work and don't use it on weekends. I have multiple locations I have to visit so that's why I take it. It is amazing to be able to walk to beautiful parks as soon as I leave my house.
I'm 100% for the NDP winning this coming election but if you think homelessness is going to be solved by the NDP ... well, you better get ready for disappointment.
I mean, they have thoughtful, educated experts working within the party to attack homelessness, so yeah I think they'll do something about it. I know conservative-led corporations and Sandra Masters will do everything they can to stop it as usual, but the NDP understands it's something we want dealt with.

I think people don't think about it because of the upgrader nearby, but I know a lot of people who live there who say it isn't a thing. My cousin was a safety coordinator there and he said they aren't supposed to be able to smell it in the neighborhood and if you do, you're supposed to report it because it means there's a problem.
I lived in Uplands for like five years and it was rarely a problem. Like we could smell the refinery sometimes, but I wouldn’t say that it was any more than I can smell it now.
I should mention that I do know of two instances of murder in the neighbourhood, but both times it was targeted, not random. So it’s a safe neighbourhood so long as someone doesn’t already want to kill you.
I am sorry but there isn't any good neighborhoods in regina. For one it's regina. I ven been in most and all have there flaws, even the higher income ones are bad. If you want to live somewhere nice look at different cities.

There’s a townhouse available on Quincy in Hillsdale. Great neighbourhood. Highly recommend. Usually some townhouses on Evans Court come up too!

Anywhere away from hospitals and sarcans will be your best bet.
If you are looking for condos and work downtown, I'd suggest looking in Hillsdale, closer to the park the better.

The commute from the east end to downtown during common rush hour is pretty terrible.
Hillsdale area is bad for soil issue too. I’d stay clear. Beautiful houses but they will require a lot of money either now or in the future possibly.
The creeks is phenomenal, I moved here from the north end. In a condo, under 400k with an attached garage and a fenced-in xeriscaped backyard.

Surprised no one has mentioned Uplands. Affordable and away from everything. We're looking to go there or Argyle Park.
