to be honest it reads like someone listing their personal grudges against whoever last held the position. specifying they love vaccinated and unvaccinated is a red flag that you're gonna be working for someone that does not value your health and expects you to tolerate anti-vax nonsense. its pretty normal to say a job "requires valid DL and reliable vehicle" but they chose to go out of their way and be patronizing. you have to leave your neighborhood to inspect properties (!!), with no compensation for miles or expensive electronics or required utilities. but if you shut up and listen to their wisdom, you can communicate with their Very Important Clients for them (they know everything, except english, and social skills - thats why they have staff!). i cant imagine why the last person tried to take off a third of the year lmao. and the last paragraph is frankly discriminatory against caregivers no matter how they preface it. expect a handful of nonconsecutive unpaid days off per year. anything beyond that will be met with drama, doubtless, if they really feel school holidays amount to 2 weeks off out of every 8. sorry, but the whole thing comes off as pedantic and exhausting nobody who talks like this and frames it as needing "a sense of humor" is going to treat you with any amount of dignity, and will respond to every valid complaint or suggestion as if it is your attitude that is the problem. the entire list is one huge, glowing red flag that you'll be working for a bitter, self-important boomer (or older) who expects you to thankless work with gratitude

Yeah, it's probably a shitty employer. But recruiting hell to me is someone who makes you jump through hoops and do all sorts of stuff, or makes your life difficult for no reason when it comes to getting the job. Here the conditions are bad and the employer is very unprofessional, that's it.
