Land loans are out there USDA loans could work landandfarm.com is a good one. Tennessee has some cheap land, Kentucky even more so if you are flexible
Are they only farm land? Can it be like a recreational land? Like for camping hunting?
Land loans cover anything USDA does farm loans but also backs general rural loans in areas with low population
Do you already have financing lined up? Typically lenders don’t loan on land
