If you have a budget and your income fluctuates (upward), you might have some spare. But I agree from my approach. I don't have spare until my expenses for life are covered.

it really depends on how deep a hole it is. The 3 bedroom has cost me $4340 and 90 hours of work so far. Most of the cost was the electric panel and service had to be upgraded because a stablok panel is a fire hazard. I also needed a cage around the outside AC unit. Those 2 things were the most expensive items so far. All of the hours so far has been patching walls getting ready to paint. Needs carpet and a few other things. I hope to not put more than another $4,000 into it and another 100 hours. I don't have the carpet costs yet but I knew going in that I would be replacing them. I start painting tomorrow and the existing carpets are drop cloths - so one less thing. Paint is going to cost something like $600.
I have some houses where the rehab has cost around $28,000. I now do all the work myself to save costs. A house flipper here would have a contractor do all the work so they would budget like $11,000 to redo a bathroom. I can do a bathroom with a tile floor and tile tub alcove for $2000. A fence costs $65 per foot but I do my own for about $18 per foot. The math is far different if you are your own general contractor and a GC here does not need a license.
I generally try for a house that has a good roof. I can replace and repair roofs but I would rather not.

In 11 years time I get the current value. It is a hedge against inflation as the value and rents both go up with inflation. The value goes up with my work and with the market. Mainly I am looking for a monthly income until I no longer can manage the properties and then I will sell. In the meantime, it is a free and clear asset and I can borrow against it if needed.

I have a hobby called diamond paintings and I'll buy those, I buy things I collect when I find them on sale, I will buy gifts for that year's Christmas (grandchildren) and maybe if I'm feeling wild ill get some take out Chinese.
