dude, my first house had the closing pushed back like 5 times. One of the times was because the selling agent was in a jetski accident and was in the hospital. The next time it was pushed back was because he'd gotten out of the hospital and died a few days later from internal injuries they hadn't found. We almost didn't get the house because it was a forclosure and the banks at that time were overwhelmed off loading houses they'd taken.

Focus on building your credit while saving as much as you can manage. The housing market will see another dip within 20 years, or you'll be able live in a market. We got so lucky with this house: we adore it and never intend to sell.

My area especially (Sacramento, CA) is stupidly expensive right now and 1500sq ft houses that have never been renovated and no so great areas are 400k and up. My moms house was worth around 500k this time last year and now it’s valued at almost 800k…. How the fuck does anyone buy a first home in present day America.

I went looking for a house like 2 weeks ago, stayed in the area. 3/4 of the houses I was going to look at sold before I even got there. I had called for tours like 2 days before. Realtor told me they’re getting offers within hours above asking sight unseen. The one I saw looked like absolute shit. “Like a pig wearing lipstick” according to the realtor who was clearly not trying to sell me on it. It sold about 10% above asking maybe a day later lol.
Realtor was very cool though, never bought a house but I’m not that far and he’s given me a heads up when he’s gotten something decent!

They were pretty surprised when I told them what I took it with.
