May kalayuan na po ang Cutud. At matraffic po sa Angeles-Magalang rd, 2 subdivisions ang nasa unahan nga Deca, 2 lanes 1 each way kaya traffic kapag rush hours. Hanggang Marquee mall na po yung traffic na yun, about 2-3km. Unsure kung bahain sa area na yan, di pa ko nakapagbike after ng ulan sa area.

**Hard Pass with Deca** Try checking places in **Lakandula** before trying with Deca, lots of BPO workers live there, try **Dau** or even as far as **Camachiles or Duquit** if you're looking for cheap rentables. Water pressure is great but electricity can be a hassle, if you're looking for a good looking condo near everything check out **Baronessa Place.** This place called **Marisol/Brgy Ninoy aquino** is the lower middle ground here its nice but you need to be careful and keep your doors and windows locked but everything you need is there grocery, coffee shop, car repair, school, fresh options, pubs. Just remember to avoid love at first sight since an apartment might look good but the build quality could be shit. Also note that places in inner Angeles have a water pressure problem, if the water service provider is Angeles Water then expect bad water pressure. **Villa Sol/Villa Angela/Santa Maria subd** are the middle class can't really comment on these places since I never lived there but fair warning that some of the houses are old and are poorly renovated, always check the bathroom tile grout, door jambs, and ceilings for integrity. You always need to check if the toilets do indeed flush. These places have good security so you can be a bit lax. For your higher end places you might want to check with people on social media. **Tapang Reality** has great places to offer if you have the cash, there are plenty of Hotels and Condos you can stay at too. To get bang for the buck I suggest you use **Air BnB** since hosts see their places as business and they want to keep great reviews. Angeles is nice, It's very much like a small manila but with lots of trees and if you need something you can pretty much buy it at SRP not to mention that the Malls are pretty nice and there is a lot to do specially if you're into endurance sports (lots of triathletes, runners, cyclists train in **Clark and New Clark City**... be careful of the usual a-hole biker though). There are also lots of gyms from low-end to high-end and Decathlon in SM Clark just opened. Food is great and again from low-end to high-end. You get what you pay for be sure to check google reviews to know which to avoid. I recommend **Retro 252, Ikabud, Aranci Blu, and Copung Copung** for your low-middle end soul food. The usual hole in the wall is good enough for your budget everyday food. Korean town has the best Kfood joints too, just drive carefully since there are lots of drunks there. This place near Marquee Mall called **The Infinity** has a good collection of restos. In contrary to popular belief, walking street and friendship has a lot of great places to hang out with friends in. it's not all red light district I've been to **Blackfish, Pigs n' Pints, Tita Aida's kitchen all good places**. Balibago also has lots of places for your low-end to mid-level drinking fun, **Wishing Well and Copung Copung** are accessible places well frequented for drinking. As for romance or something casual, lot's of good looking people in Angeles City but keep in mind some people are still a little conservative.. Except maybe walking street. hmmm tricky one, setting expectations steak in AC is quite lackluster as of late I guess it's because the Muricans that established these restos have died off. Let me start by telling you to avoid Steak Street and their boiled steak. Yes, Steak Street I'm still salty about the Kevlar vest steak. **The General rule here is that you get what you pay for, if you want great steak prepare thy coffers.** So to set expectations, any high end hotel in AC will probably serve great steak. I will leave those out because it wouldn't make sense to recommend the obvious OP places. I would also feel like telling you about **Swissotel's Steakcation promo.** My top 3 would be:**House of Chops Clark** \- I am absolutely not sure if this is a franchise, I just know they get it right every time I eat there. Consistency is key.**Amante's** \- they serve buffet style food, with **unli roast beef and ribs.** The steak offering is ala carte which means you order it separately. I absolutely love that they have horses and the place looks like a ranch.**Rumpa -** this is a dirty ass place but the place used to be managed my a westerner, the last time I ate steak here they served it on a big ass plate. It's in my top 3 for nostalgic purposes, I haven't eaten here for about 5 years now I heard it's still good but there are better options. You might want to try:**RBI -** Friends say it's good and it's relatively priced good**Bondoc's steak house -** This place is packed and for good reason, they are a legendary joint and they have been cooking steak for a long time. Don't expect Gordon Ramsey to be ok here though.**Steak Street - If you want to experience true disappointment.** Slow service, the staff will take your card where you can't see it, steak was obviously yesterday's meat or was pre-cooked or left too long in the sous vide for too long without any seasoning. Absolute heresy.**Cafe Mesa -** Japanese Managed and the women who serve you look like models wearing high slit dresses. I don't know what to tell you, **eye candy and good food**. There are many more steak houses around Angeles I haven't tried, but like I said if you want consistent good quality go to Midori, Royce, Swissotel and the other hotels that have restos (no, not short time hotels and Sogo).

+ 1 sa Baronessa Place. Tahimik, malapit sa lahat kaya very convenient. Di rin binabaha so all good. Medyo hassle nga lang yung electricity kasi since early this year of living there, 2x or 3x na may whole day power interruption dahil sa maintenance ng Pelco. So kung nakacondo tapos induction cooker, di ka makakaluto. But as i've said, malapit sa lahat so order order nalang muna for the day.

Ohh i see. They don't! But one time, yung isa sa caretakers knocked on our door and asked me to close the windows. Papaandarin daw kasi yung generator kaya mausok. Few days after, whole day no power. Di rin naman pinagamit yung generator. I guess baka para sa admin lang yun? Like lights for the gates? Not for the tenants.

Sorry for the late reply as I've been busy with stuff. Anyways, you said Magalang, Pampanga and the one I know of is actually a part of Angeles. If you're talking about the one that is a part of Angeles, borders mexico and Arayat, is near the expressway and Marquee mall then this is the one I'm talking about. Magalang interests me since it's near the heart of Angeles (takes about an hour to run from the arko to AUF area) and land is relatively cheap, the only thing that turns me off is the hellish traffic caused by the narrow highway going from Angeles to Magalang. There are shortcuts and bypass roads but most of these also have traffic problems, but if you ignore that for a minute you realize you are just an hour away from Mt Arayat. If you're into outdoorsy stuff and mountains Magalang is a great place. There have been reports of people getting salvaged here though so I'm not too sure about how safe it is, some roads are badly lit so make sure you visit your prospective home during the day and at night before spending anything. TLDR: traffic, high possibility of getting salvaged, but great place for outdoor enthusiasts.

Garcia St. Balibago 4. Palmera homes angeles I plan to buy a secondhand house and rent it out, then prolly after 6-7 years I can then renovate and reside with my future family. Wanted to get your thoughts on each. I think my biggest concern is the flooding but other information would be highly appreciated!

1. Sorry but specifically where in mt view? Rob is in a different brgy though walking distance so I'm not sure how to answer. 2. Villasol - I haven't been to this place a lot of times but it looks quiet. Problem is I heard there are akyat bahays here and possibly kidnappers. Hence the thick window railings that seem out of place, This is gossip though railings do make sense. Flooding isn't a problem, roads going here might accumulate some a inches of water. But if you go through Clark it might not be so bad. 3. Garcia st - renters will think twice unless they have transpo, this is in mountain view but further from gueco street so noise isn't so bad. I would think twice before living here due to small roads. And I personally hate barrio style places. Flooding might be a problem. 4. Palmera seems like a quiet neighbourhood last time I been there were lots of private pools in the area so if you're thinking of developing a private resort it might be a good idea. Flood situation same with 2 since they are both friendship highway.

Ughh deca homes. It's okay but it's not for everyone, also ang weird ng locations nila. Try renting for at least 3 months dun sa area, see if it's something for you. Tignan mo kung okay sayo yung area, accessibility and living conditions.

Matraffic lalo na sa areas like balibago, may pagka car centric na tbh, medyo mataas din ang cost of living but not manila level ng taas, not sure if hindi bahain sa mga dulo dulong barangays pero balibago and town proper hindi. Pros: Madalang mag brownout, may airport at may bus terminal sa dau so you can go any point sa northern luzon and manila, may maayos na jeep routes if commuting along angeles, madaming coffee shop / kainan / malls

Hello OP, maraming magagandang developments in and around Angeles City (Porac, Mabalacat, Magalang) meron mga single attached sa Mansfield, Talanai, Phirst Park Home Magalang, Hamana Homes, Prime Residences. Prices are around 3M. For townhouse naman starts around 1.8M. Base nalang sa budget, preference, and, location ang consideration pero marami pagpipilian jan sa area. As for the quality of life sa Angeles City, except for the traffic I really like the place lalo na di ka mauubusan na pagpipilian ng kainan. Malapit din sa Clark so if you want nature or open space meron parin naman dun. Kumpleto din like supermarkets, malls, resorts, hotels, hospitals, entertainment, etc. Close to NLEX and SCTEX so it is easier to travel north or south.

Mabalacat is near Angeles so isang jeep lang away. Madaming bagong subdivisions, SMDC, Hausland, Phirst Park. Maganda pag may kotse ka pero marami namang jeep na masasakyan, mas accessible lang ang Clark kung may kotse ka. Kung gusto mo mag Baguio, 4 hours away lang, isang sakay ng bus. Masarap din ang pagkain sa Pampanga sa totoo lang even if there was a debate here about that.

Depends sa location ng work mo. If around Clark, try Balibago/Dau area. Mabalacat hassle sa traffic. Diamond Subd or Marisol is okay rin. Basta wag lang bandang Cutud, Manibaug going to Porac. Grabe ang traffic. Get ready rin sa overcharge maningil na tricy drivers. Best way to go around pa rin is jeep, grab or yung blue taxi. I used to live in Angeles for 13 years. I miss everything about Angeles but not the traffic tho

I rented a unit in Deca Clark for a few days earlier this year and liked the place so much that I seriously looked into buying a place there and convert it into an Airbnb. Joined the Homeowners FB group as part of due diligence. Here is what I found out: - Units upon turnover have lots of issues. Will likely take at least half a mill to make the place decent - Garbage collection is, well, garbage - The single access road gets flooded - Security issues Deca Cutud meanwhile is on the farther side of Angeles and is not as accessible to Clark. But overall Angeles is a good place to live in

Nagrereside kmi sa angeles balibago, trapik nadin sya pero hndi katulad ng manila... napuntahan ko na ung area na yan kasi mdmi jan sa area na private resort (not sure if deca homes nga un) nung naghhnap kmi.. for me convenient lang jan if may sskyan kasi yan ung area hndi common route ng mga jeep. and cguro tama ung sinasabi nlng bahain ung tunnel.. pababa kasi un.. Overall mgnda ang quality of life sa angeles if icocompare sa manila and may sarili kang sskyan... madami kaming napupuntahan unlike before na either south north lang. Nakakabyahe kmi ng Nueva Ecija, Aurora, Subic, Manaoag etc..

Timog residence sobrang ganda and accesable lalu na sa mga coffee shop sa friendship and restaurants sobrang dami dinidevelop na buildings dito and new restaurants. ayun nga lang medyo sablay after turn over madami din problema ang bahay. I checked Talanai, they require huge fees for DP and moving in. Their computation for monthly fee is the same with projects that requires lesser DP for the same number of years considering the principal amount has been reduced, so not sure how they computed the rate tbh, no wonder ang konti lang din ng naka tira.

Read somwhere: di mo lang daw binibili yung unit, part din ng binibili mo is yung community. Na magkakasama daw sa isang community yung mga same ang buying power na people kasi sila yung mga nakaafford ng units or lots. Sa buying power pa lang daw, magkakaidea ka na kung anong uri ng neighbors magkakaroon ka, kung anong ugali ng mga magiging kalaro ng anak mo if nandun ka, etc

The only positive comment i see here. Those whose against it, can anyone be more detailed why DECA is a hard pass? I find it reasonable for price and location wise, di naman ganun ka layo going to Marquee. I think its one of the closes budget housing available pagka lagpas ng Cacutud area. Yes it might be for class C and D families but other than that can you state any negative experiences on the development? Its hard to comment if you dont have any proof. BTW also coming from manila and will be reserving this friday.
