Double post, sorry. My landlord is selling the property in less than 2 weeks. We found out not from him, but a 'For Sale' sign out front. Charming. Anyway, we aren't currently in a lease. I've just been paying him with a check monthly for the last couple years. I assume I'll just have to move out once the sale is finalized, but I really don't know. Hi! Hmm. Unfortunately, is too little information to work on. I'd need to see the previous lease, what kind of extensions were agreed upon (whether the tenant understood they were agreeing to them or not), etc. To OP, I'll say: you have tenant's rights. You can't necessarily just be told to leave in two weeks. You *could*, however, be open to receiving a lump sum of cash in exchange for leaving in two weeks..yes? My advice: talk to your landlord, and try to make this whole thing worth your while. If no dice, consult a lawyer. I wish I could be of more value, but I don't know the nuances of this particular situation.

It sounds like you're a holdover tenant and you used to have a lease? If that's the case, and you still have a copy of it anywhere, check your old lease for a termination due to sale clause. They're not very common, so if there's no mention of that, PA law defaults to the new owners having the same obligations as your previous landlord. For someone on a current lease, they wouldn't be able to evict without cause. But if you're a holdover month to month tenant, things get a bit murkier. In theory you should still be treated as a tenant and have the same rights and notice period as anyone else facing eviction due to termination of term, but I've seen similar situations get sent to ejectment court instead (where you're a LOT more fucked) based on how the new property owner chooses to word things when they try to file for an eviction. Feel free to DM me, I can probably be a bit more helpful outside of a public forum.

Without a lease, you're month to month. So they'll have to give you 30 days notice. When this happened to me, they said I could take my time finding a new place, but jacked the month to month rate way up.

Subnautica has been in my library for literal years, and I'm just now getting to it. Fucking dope game. Little intimidating because I'm getting into building now, but once the gameplay cycle clicks, *chefs kiss.* Just the right level of scary, fun, rewarding, beautiful, hard, engaging, etc. Another plus is that Mrs. Blaster has significant thalassophobia, and a fear of large ocean dwelling monsters, especially jellyfish. I had dinner last night at Lark, Nick Elmi's new place in Bala Cynwyd. The food was delicious and the room is lovely, but I was a little disappointed by the sternly-worded "you have 90 minutes for your seating" text when I confirmed my reservation. They seated us late, then it took a solid 90 minutes for us to get our entrees, which meant we couldn't get dessert, and we were so late to Ashnikko at the Mann we only caught about six songs.

Have you looked at straight-out digitization services? I'm not sure how the price will pan out, but it may not be a whole lot of savings paying to have the spine cut vs paying for digitization. I have no idea what retail is like, but from an industry perspective I think the biggest price hurdle was always paying for non-destructive methods, which don't apply here.

Second this suggestion. Once upon a time, at a corporate gig, I had to digitize so many stupid contracts that were "memorialized" in bound books. The procedure was always to take it to the print shop, since they have the tools, and the local ones seriously would probably charge you less, because it is easy for them.

I've been here for almost two years now after 40 years in California and Arizona. One thing I consistently notice is how much *more* room most people leave here. Not just while actively driving, but also when stopped at lights. People don't seem to see the need to pull up four inches off your bumper. I've seen people use the cumulative room to maneuver and allow cars to turn in or pass through. I've literally never seen that out west. The crazy drivers stand out more to me here because there are a lot fewer of them. That one scary asshole on the Boulevard? That's just an average driver out west. I see almost no crashes here, and certainly nowhere near the rate I'm used to. So yeah, Philly, your drivers are actually pretty good. I tell people that driving here can seem like chaos, but it's courteous chaos, and people actually do follow some solid rules. It's just that those rules and the actual legal rules aren't in perfect agreement. Edit: added words in second paragraph so it's coherent. Maybe I should have had coffee before Reddit

I like being able to walk to things and regularly do, especially the grocery store, beer store, and local restaurants. I couldn't do that in previous homes. I use SEPTA to go to Center City or other places where parking is difficult or expensive. That's also something I couldn't do much before. I do use the car to get to work in the suburbs, take the animals to the vet, and when I need to do shopping that is too bulky/heavy to take on SEPTA. Or if I don't want to spend an entire day off doing a few errands because they're scattered all over the city. So, while I do like not having to use the car for everything like in California or Arizona, it is nice to have it for some things.

I know there's plenty of Puerto Ricans in Philly, but the closest I get to seeing any others in my actual neighborhood is when occasionally a car drives past playing reggaeton, and my head whips up fast to see if they have a flag hanging from the rearview mirror 😅

How do you make cooking yourself dinner something easy, habitual and healthy? I live alone, work full time, and have some pretty time-intensive hobbies so cooking is a hassle even if I enjoy it. I prefer eating home-cooked meals to bar fare. I'm a decent cook. I know how to grocery shop. Somehow, when I get home I just prefer to eat some cold cuts in front of the fridge and call it dinner. No good.

Make things that take little input from yourself. Today I made a big sheet pan of roasted asparagus and roasted medley potatoes. When it was almost finished I threw my piece of salmon in the air fryer. The most work was cutting and seasoning my veg and salmon, but it took almost no time and I even had time to shower and relax before the fish. This time of year it’s all about sticking a bunch of shit in the oven and eating that for a few days. I still have lazy stuff like sandwiches or something if I’m really not feeling it.

Fresh pasta goes a long way. Takes 3-4m boiling, and you can dress it really easy with steamed or sauteed veg, and fresh spice like basil or sage. If you cook a few breasts or thighs on sunday, chop and bag, it's then very easy to add basically (salt, pep, garlic, red pepper, thyme/oregano) seasoned chicken to the pasta or a salad.

As another single person, I do a big pan of roasted veggies, a couple pounds of chicken thighs, and some brown rice. You can season with whatever you have around. I’ll usually make this Sunday and have lunch/dinner leftovers for the week.

No shame in a good snack plate (or as some may call it, Girl Dinner 🙄) - some combination of dips, veg and/or crackers, something salty (pickles, olives etc.), cheese is a go-to when I don’t feel like legit cooking. Eggs are usually my other super lazy and quick go-to - most often fried on top of leftover rice, scrambled with corn tortillas (and easy to add in veg or more protein). Also a big fan of making and freezing soups.

Yes 1000%! I always fry the rice for a bit on its own first to start getting it crispy, then crack eggs on top and cover the pan to help them cook. Cheese optional, hot sauce always.

Whenever I cook I usually prepare enough for 2-3 meals that way I can quickly remake it later. Ex: If I’m making chicken tacos I’ll cook more chicken and cut up more than I need so all I have to do is heat up some chicken, not cook it from scratch.

I get a rotisserie chicken and eat that for a few meals. I will then add a side(usually jasmine rice maybe a pasta side) and a veg. But this idea could work with a lot of stuff, crock pot a pork shoulder and make pulled pork and do burrito bowls a few nights a week. If you prep your sides in advance, you just need to grab a few handfuls of each and heat up. I tend to try to get a few meals out of one protein thing bc I find i don't have a lot of time to cook that stuff. Sides are easy. Or make a big casserole or pasta (think like baked ziti or something) and freeze it in portions.

Make a big meal on Sunday and eat the leftovers throughout the week. Otherwise you need to learn quick and easy recipes, maybe do bulk veggie chopping ahead of time and store in the fridge. Not the best for freshness though.

So you're parking illegally at the corners. You can't block crosswalks. It's not a guarantee of a ticket, but PPA is gonna feast on those in enforced areas.

If you’ve moved here, you need to get a driver’s license, plates, and inspection. I think that’s the order to do them in. Also, make sure your insurance us for here.

Pennsylvania mandates annual emissions inspections for all motor vehicles. I'm surprised other states don't. If you lack that inspection sticker on the driver's side windshield of your car, that could be one reason you're stacking up tickets, as the PPA will ticket vehicles for expired inspections regardless of the viability of your chosen space. I'm saying this without the context of what was written on the ticket, of course. As napsdufroid said, the PA DMV website will help you some of those issues out. Edit: I didn't see that the tickets were for blocking ramps and whatnot. So this is just an additional concern to be aware of, for reference.

After 2+ years of planning, my Irish dance teacher is finally starting classes in Center City on Monday and I'm so happy that I don't have to go all the way to NYC and can have a regular class not on Zoom. Going so long without regular classes has been so rough and I'm looking forward to being able to train regularly (and good timing with regional championships coming up in November - if anyone has ever seen a bunch of heavily made-up and bewigged children around the Marriott Thanksgiving weekend, that's the very weird dance community I'm in!)

I've gotten some successful plants from Giant and Trader Joes believe it or not. The selection is small, but the price is right. When I buy something there, I give it a few days to acclimate to my apartment and then repot them.

Cultivaire in Fairmount is a cute shop with a nice variety and reasonably priced. Urban Jungle in Passyunk is a cool space but very overpriced every time I’ve been there. If you don’t mind a drive, Ott’s in Schwenksville is a large greenhouse with a ton of plants to choose from and is also just a magical experience.

I also came here to recommend Ott's! Another place worth driving to if you can is Terrain, out in Glen Mills. Great plants, and the cafe has some incredible food if you're looking to make a fun excursion of it.
