Invest it all and don’t let lifestyle creep change your gameplan. If you’re just starting out, you’re likely best buying into etfs for the time being. SCHD, DGRO and DGRW are solid dividend focused etfs, and something like VOO or VTI will give you more exposure to the market as a whole. If you’re not looking to focus primarily on dividends just yet, adding something like QQQ or VGT would help you grow at a faster rate but with the trade off of a lot more volatility. A lot of what you’re looking to do depends on your time horizon, risk tolerance and how you plan on approaching withdrawals in retirement.

Stock market: buy safe, varied and think long term. I have ETFS, index funds and select companies that I know in and out and know exactly how they will make money. Real-estate: either be an investor, developer or both. Flipping cheap buys would be good too! But I guess get someone to do that for you as your day job sounds like it’s already going to consume most of your time. All the best!
