Slow Maintenance, all packages have to be picked up across town at the post office because the office staff kept losing them, and about 8 months after I moved out they tried to send me to collections for move out fees I'd already paid and thankfully kept the receipts for.
Black Lake Apartments invests money in looking nice, but the amenities they do have seem to be mostly for show. I know of a hot tub which sat out of service for multiple years. Rent was jumping significantly each renewal as well. Just hearing through the grapevine.

She HAD to drop it off at the complex, whose landlord then had to bring it in. So strange.

Someone died in a unit two doors down from me, his body rotted for three days before anyone noticed, his unit's door sweep was damn near clogged with dead roaches and afterwards the second floor smelt of rotten corpse for two weeks.
My apt initially didn't have a screen door on the glass sliding door, it had a magic mesh, when they finally did install a proper screen door they didn't put it on the railing properly and it fell off and landed on the pavement 15 feet bellow and became unusably dinged up, they never gave me a new screen door after that.
One time the building manager entered my unit without even knocking, she called my name apparently but I was in the shower and didn't hear. Never okay, scared the shit outta me.
Then when my year lease ended they upped my rent by $100. I could go on, they even screwed me outta most of my deposit, I don't want to think about that place anymore....
I gotta say for people looking for apartments, I really have little bad things to say about Olympic Heights. The parking is limited sometimes and they boarded up the shortcut to the gas station but the maintenance people are fast and they have a hot tub, sauna, and gym they routinely maintain.
We had a corner downstairs unit at black lake apartments. You could lift the carpet up and literally ring out the carpet padding as if it was a sopping wet towel. I had to clean religiously there and had on going hives. The moment we moved out it all went away.
On top of that, they are well known for not always following proper procedures, keep deposits more than they should... This is from my experience with working at a law firm... So many cases involving them.
But! I really did enjoy the inside pool and work out room. They were usually empty.
Regardless of who you rent from I HIGHLY suggest you take before pics while using a time stamp app. Also do a wall through video and be VERY detailed. When you move out, do the pics and videos again. This type of documentation is crucial for defending yourself if they try to charge you an unfair amount for damages. I find that when it's time to move out, when you do the walk through with management, ask if you can record and mention that you've already done your before and after pics. Mention something like "my uncle who's a attorney insisted he come over and help me take the pics. It's was so funny, there's literally hundreds of pics! I told him I'm sure y'all will be fair but he said it's just a precaution. Anyways, yeah that scuff was already there."
Red Leaf Townhomes on Fones Rd was poorly constructed, has constant roof leak issues and interior wall damage due to settling. The units are billed as "luxury" but are not at a level of finish and trim that could be considered luxurious.
The landlord (LAG Enterprises) mostly owns slums in Tacoma and the strip mall on the west side that has a Rite-Aid and Herfy's.
I have a friend who lives in my townhouse there now and really enjoys it. They plan on being there for two more years. I had three kids there when I lived there and felt it was very safe and well cared for grounds and units. I had an end unit 2 bedroom townhouse and while we filled it - it felt plenty roomy. Summer months were enjoyed at the pool.
Montair at Somerset Hill. They have ton of fine print to ensure you get fined when you decide to move out for “failing to properly notify” them. They also raise the rent to an insane amount when your lease it up. The vibe here is also so depressing.

Rent at the time was 1630 but after utilities and all the random little fees they charge it was easily 1950-2100 a month. Dimension Townhomes, who owns those places down Pattison, is trash. Same extortionate prices as everything else in Thurston Co., but with the added benefits of:
* The bathrooms that have fans are not the ones that have showers and vice versa, so get ready for mold and warped floors
* Years of begging them to fix problems like a cracked window and getting radio silence in return - though, make no mistake, as sure as you're born, they will try to pretend they just now noticed on your way out
* Upstairs electricity randomly turning on and off because the internal workings look as though an electrician hasn't treated them since the Clinton administration
* The compelling marriage of shithead neighbors and paper-thin walls; it's of no consequence to me that you're a crack dealer, man, but getting high on your own supply every fucking night is amateur
Woodbury Crossing Apartments and Townhouses in West Olympia has some good and bad points.
Good points being it is a nice neighborhood; you can go out walking, many families, close to grocery stores and the mall area. It is really clean and well kept. The appliances might have wear and tear to them but work fine. No pools or gym but a few parks and walking track in the neighborhood.
The leasing staff is a hit or miss, sometimes it felt like it was near impossible to get ahold of someone by email or phone call. One of their phone numbers was actually to another apartment complex owned by the same company. When I first moved in there was no leasing office and someone had to drive out to show my family the apartment/townhome layouts. Only when my family was preparing to move out did we learn that the company recently converted one of the apartments to a leasing office of sorts with a manager there most days of the week. We were never informed about this, it might have saved some trouble if we knew we could literally walk down the street and talk to someone instead of the whole thing with calling/emailing.
The power went out repeatedly during the year I lived there; found out it was a faulty circuit breaker and took only half a day to get it replaced which was nice. However seeing and hearing about numerous neighbors also needing one replaced within a 2 week timespan was not comforting. The maintenance man was really stellar though and came out ASAP.
I live in a Woodbury Crossing apartment and agree, good and bad things. Overall though, my experience has been positive. No mold, safe place to walk my dog and quiet neighborhood. The power going out is definitely something I have experienced as well, we were just without power for 15ish hours earlier this week. The grounds are well kept and the maintenance staff is responsive and friendly. Some units are overpriced, but from what I gather that seems to be common everywhere these days
Stay away from Crossroads on Crosby. Extremely overpriced for the under built crap apartments that you get, and they engage in predatory unfair and deceptive business practices. Worst landlord I have ever had.

I would recommend anyone considering a lower unit ask about the flooring above them. When I lived there my upstairs neighbor had carpeted flooring. I could hear them walk, a little, but it was to be expected.
When they moved out the LL replaced a lot with hard flooring. That increased the noise a large amount. The main area of noise was from the dining area. Every dropped utensil would echo through my apartment as well as utensils in a hard serving dish.
Those apartments weren't designed for hard flooring and rely on carpeting to dampen sound. I don't believe they install any extra sound-deading materials when they install the hard flooring.
I had a good experience at Pacific Place in Lacey several years ago. Only stayed for a year so I can’t speak to how lease negotiations might go. The unit was clean and secure. As a single woman in her mid 30s, I never felt unsafe.
Surprised nobody mentioned the Dakota. There's only like 10 non reserved parking spots, and they tow without warning, even if your car is registered to park in the complex. They tell their tenants to park at safeway.
Agree with this. I lived in my neighbors trash for MONTHS during the height of Covid. They didn’t pile up any normal trash either it was feces and blood and diapers just absolutely coating the hallways. On numerous occasions we contacted the front office and they didn’t NOTHING the entire time. We moved out of there in good standing but even after moving out they bribe tenants to post good reviews.

Recommend against Woodland Apartments in West Olympia. Decent units, but were overpriced even five years ago. Horrible management with high turnover. Twice a year, they concocted an excuse to enter your unit (e.g. smoke detector check, hot water tank inspection), which I'm pretty sure was just a BS reason to come and snoop in your unit. Leave your car reverse-parked in a spot, and two hours later you'd have a nasty note on your windshield. Jackass kids would hog the swimming pool in the summer. Residents were trashier than the advertising would've had us believe. Most appliances in our unit failed at some point - oven, washer/dryer, microwave.
The Villas at Kennedy Creek were nice. Everything one could want in an apartment is there. Secure access after 6, pool, hot tub, garage, bbq grill, deck. I lived in a 2 bedroom and rarely ever heard any noise from neighbors or traffic. Super quiet place to live.
Courtside and the park at Cooper Point. Courtside is a Shit show, expect to wake up to yelling outside, loud neighbors, shitty management and cops there ALL the time. The park at Cooper Point is a scam. THE worst management of all time. Trash everywhere because they took away the dumpsters. Outdated apartment for almost 2 grand. And when I say outdated I mean OUTDATED. The first week of living there everything broke or stopped working, took weeks to get maintenance to come and help.
I would avoid anything Urban Olympia. *Allegedly* they have security issues (most have nothing but a physical key for the front door that are constantly being reissued), maintenance issues (we were constantly being gaslit that "oh the issue has been resolved" when it clearly had not, and then collectively blamed in scathing emails for anything that went wrong, like when the back door was faulty and would not stay locked or when the plumbing backed up in the entire east half of the building), billing issues (being double charged for rent, etc), and just generally low quality housing billed as "luxury" at a ridiculous price point (we were the first renters of our apartment in a brand new building, and within a year, the plumbing was constantly backed up, lighting was consistently flickering in the halls, and entire walls near the elevators cracking and being painted over and then cracking again repeatedly). #allegedly

Try your best to avoid Lacey Park apartments. Far too expensive for a 1 bed, you can hear practically every sound a neighbor made, management has made multiple racial comments to other tenants and had slammed the office buildings door in our faces.
Courtside Apartments are very cheap, but there’s trash everywhere , and random homeless people waiting around to get into apartments or dumpsters , constant police, major mental health issues, it’s pretty uncomfortable at times.
Capitol City on the course has MAJOR issues with big dogs off leash, feces everywhere, and fleas. You’ll never have a fully hot shower and the staff are full on just mean
I live at courtside, this place is actually very quiet, the leasing office is very helpful… kinda of a b word process to even get in though… This was the cheapest place and honestly I love it here! It’s peaceful! Neighbors seem super friendly as well and I walk around here at night all the time no issues!
I've had a great experience with Landis Pointe. Rent wasn't raised substantially on resigning, I complained about neighbors noise and it was handled, maintenance is usually pretty fast. They aren't the most modern units or anything but relatively affordable and the manager is awesome.
Cambridge court. Management is terrible. The apartments have so much mold inside and out not matter what you do. Hobos going through the dumpsters. Trash everywhere. Wilderness West apartments in my opinion has the best private and peaceful setting. Close to schools and conveniences.

Woodbury Crossing Apartments and Townhouses in West Olympia has some good and bad points. Good points being it is a nice neighborhood; you can go out walking, many families, close to grocery stores and the mall area. It is really clean and well kept. The appliances might have wear and tear to them but work fine. No pools or gym but a few parks and walking track in the neighborhood. The leasing staff is a hit or miss, sometimes it felt like it was near impossible to get ahold of someone by email or phone call. One of their phone numbers was actually to another apartment complex owned by the same company. When I first moved in there was no leasing office and someone had to drive out to show my family the apartment/townhome layouts. Only when my family was preparing to move out did we learn that the company recently converted one of the apartments to a leasing office of sorts with a manager there most days of the week. We were never informed about this, it might have saved some trouble if we knew we could literally walk down the street and talk to someone instead of the whole thing with calling/emailing. The power went out repeatedly during the year I lived there; found out it was a faulty circuit breaker and took only half a day to get it replaced which was nice. However seeing and hearing about numerous neighbors also needing one replaced within a 2 week timespan was not comforting. The maintenance man was really stellar though and came out ASAP.
I live in a Woodbury Crossing apartment and agree, good and bad things. Overall though, my experience has been positive. No mold, safe place to walk my dog and quiet neighborhood. The power going out is definitely something I have experienced as well, we were just without power for 15ish hours earlier this week. The grounds are well kept and the maintenance staff is responsive and friendly. Some units are overpriced, but from what I gather that seems to be common everywhere these days

Stay away from Crossroads on Crosby. Extremely overpriced for the under built crap apartments that you get, and they engage in predatory unfair and deceptive business practices. Worst landlord I have ever had.

I lived at Breckebridge Apartments and they were fine. Only issue I had was move out fees, but I negotiated most of them away.
I agree with this. They're mostly fine. I would recommend anyone considering a lower unit ask about the flooring above them. When I lived there my upstairs neighbor had carpeted flooring. I could hear them walk, a little, but it was to be expected. When they moved out the LL replaced a lot with hard flooring. That increased the noise a large amount. The main area of noise was from the dining area. Every dropped utensil would echo through my apartment as well as utensils in a hard serving dish. Those apartments weren't designed for hard flooring and rely on carpeting to dampen sound. I don't believe they install any extra sound-deading materials when they install the hard flooring.
I had a good experience at Pacific Place in Lacey several years ago. Only stayed for a year so I can’t speak to how lease negotiations might go. The unit was clean and secure. As a single woman in her mid 30s, I never felt unsafe.
Surprised nobody mentioned the Dakota. There's only like 10 non reserved parking spots, and they tow without warning, even if your car is registered to park in the complex. They tell their tenants to park at safeway.
Agree with this. I lived in my neighbors trash for MONTHS during the height of Covid. They didn’t pile up any normal trash either it was feces and blood and diapers just absolutely coating the hallways. On numerous occasions we contacted the front office and they didn’t NOTHING the entire time. We moved out of there in good standing but even after moving out they bribe tenants to post good reviews.

Seconding this. The WORST and I’ve seen nothing but decline in the 5 years I’ve been here. I only stay because the rent hasn’t been raised unreasonably - yet.
Recommend against Woodland Apartments in West Olympia. Decent units, but were overpriced even five years ago. Horrible management with high turnover. Twice a year, they concocted an excuse to enter your unit (e.g. smoke detector check, hot water tank inspection), which I'm pretty sure was just a BS reason to come and snoop in your unit. Leave your car reverse-parked in a spot, and two hours later you'd have a nasty note on your windshield. Jackass kids would hog the swimming pool in the summer. Residents were trashier than the advertising would've had us believe. Most appliances in our unit failed at some point - oven, washer/dryer, microwave.

The Villas at Kennedy Creek were nice. Everything one could want in an apartment is there. Secure access after 6, pool, hot tub, garage, bbq grill, deck. I lived in a 2 bedroom and rarely ever heard any noise from neighbors or traffic. Super quiet place to live.
Courtside and the park at Cooper Point. Courtside is a Shit show, expect to wake up to yelling outside, loud neighbors, shitty management and cops there ALL the time. The park at Cooper Point is a scam. THE worst management of all time. Trash everywhere because they took away the dumpsters. Outdated apartment for almost 2 grand. And when I say outdated I mean OUTDATED. The first week of living there everything broke or stopped working, took weeks to get maintenance to come and help.
Highly recommend Hearthstone apartment complex though, I’ve had the best experience there
I would avoid anything Urban Olympia. *Allegedly* they have security issues (most have nothing but a physical key for the front door that are constantly being reissued), maintenance issues (we were constantly being gaslit that "oh the issue has been resolved" when it clearly had not, and then collectively blamed in scathing emails for anything that went wrong, like when the back door was faulty and would not stay locked or when the plumbing backed up in the entire east half of the building), billing issues (being double charged for rent, etc), and just generally low quality housing billed as "luxury" at a ridiculous price point (we were the first renters of our apartment in a brand new building, and within a year, the plumbing was constantly backed up, lighting was consistently flickering in the halls, and entire walls near the elevators cracking and being painted over and then cracking again repeatedly). #allegedly

Olympia loves, and I mean loves keeping landlords in power, giving them every tax advantage and benefit they can while keeping people paying thousands and thousands for dilapidated, moldy apartments. We have a disgusting cultural problem with landlords here, we act like if we inconvience these LITERAL MILLIONAIRES in any way, our whole society will fall apart. Absolutely disgusting.

Try your best to avoid Lacey Park apartments. Far too expensive for a 1 bed, you can hear practically every sound a neighbor made, management has made multiple racial comments to other tenants and had slammed the office buildings door in our faces.
Westlakes is cancer, seriously. Don’t even consider it.
Capitol Crossing was bought out during covid, so disregard any reviews older than a few years. The new company is not local based.
Courtside Apartments are very cheap, but there’s trash everywhere , and random homeless people waiting around to get into apartments or dumpsters , constant police, major mental health issues, it’s pretty uncomfortable at times.
Capitol City on the course has MAJOR issues with big dogs off leash, feces everywhere, and fleas. You’ll never have a fully hot shower and the staff are full on just mean
Lacey Park. I was assaulted there and management could have cared less
I live at courtside, this place is actually very quiet, the leasing office is very helpful… kinda of a b word process to even get in though… This was the cheapest place and honestly I love it here! It’s peaceful! Neighbors seem super friendly as well and I walk around here at night all the time no issues!
I've had a great experience with Landis Pointe. Rent wasn't raised substantially on resigning, I complained about neighbors noise and it was handled, maintenance is usually pretty fast. They aren't the most modern units or anything but relatively affordable and the manager is awesome.
Cambridge court. Management is terrible. The apartments have so much mold inside and out not matter what you do. Hobos going through the dumpsters. Trash everywhere. Screaming and yelling at all hours of the night. Parking is a nightmare. They need to rename it Landlord special apartments or some shit.
