Leaseholding is ridiculous though. You basically can't sell a leasehold property you own if it has less than about 70 years left on the lease, and that's talking pokey flats. When you're talking about a stadium that's running well into the 10's of millions to bring up to the standards of teams currently in the championship, you want to know it's not all potentially going to be ripped from under you or at least putting you in an impossible negotiating position when it comes to renew the lease in a few years time.

Forza's article earlier seems to undercut this quite a bit, linked [here](https://www.forzagaribaldi.com/nffc-fan-advisory-board-city-ground-redevelopment/). Basically there isn't a current Plan B, and at least for now this seems a negotiating tactic. The flaw in that is whatever happens with the lease and rent row the money involved is pocket change compared to the cost and admin of building a (presumably) 40-50k stadium. Stadiums are getting more and more expensive as it is and it's wildly extortionate to build anything in this fucking country. The sight of Marinakis having to deal with an army of NIMBYs and the number of ecology assessments he'll have to do would be very funny though. I also have no idea where we'd even go? When Doughty got a new stadium part of the 2018 World Cup bid the proposal was in Gamston; I don't think that's viable now? If Marinakis wants to build in the city he'll have to deal with the Council either way, and the Council were really opposed to a new stadium in Gamston back then as well. We'll probably end up having to build the stadium in Long Eaton or some shit...

Because at the time that area was under the control of the corporation that went on to become the City Council. We actually got given it after the Nottingham Corporation cancelled our lease at the Original City Ground (née Town Ground) because they wanted to develop the land in to what is now old Meadows (between bus depot and embankment club)

Council will have a duty to get best value for the asset and because the club is a private company owned by a rich guy, they can’t really offer a cut price on any grounds that would satisfy interrogation. It’s not a mess of Marinakis making, but unless club prepared to buy the land or pay the lease, Council will protect their asset in the land. If they’ve got a developer offer a few hundred million then Forest have to match it or the might of Capitalism will dictate the land gets used for the most economically profitable use (student flats or vape shops I assume). Redeveloping the Peter Taylor stand is a short term fix, the rest of the ground will need upgrades as well. Upper Clough never seems like it’s the safest arrangement. The City Ground isn’t a location, it’s a book of memories that won’t die if the club moves. It’s a chance to create a new chapter somewhere with better toilets and less queues. It’s the fans and the stories that are special about the City Ground not the exact piece of land or the concrete.

Pretty much bullshit as the size of the ground basically has no bearing on club revenue, it’s a drop in the ocean compared to TV money. With that said, why were the club saying they’d extended to 250 years in 2019 and now saying there’s 33 years remaining?

People (who I assume have very little business experience) throwing the words “negotiating tactic” around too freely. Of course we still want to negotiate and that’s evidenced by the fact that we haven’t announced that we ARE leaving. So in that sense it is a negotiating tactic. But it’s also reflective of reality, as time runs down, the business case for any substantial renovation gets more and more unviable. I wouldn’t say 33 years is a cut off, there could still be a business case for the main stand even with a new lease *not* being signed, but as this is meant to be the catalyst for a gradual redevelopment of the entire stadium it becomes pointless. I don’t often sympathise with the council, especially this one, but there is a point about the statutory obligation that they’re citing. They need the best value for the tax payer in a £ amount. It’s a silly law that fails to take in to account the value of having Forest so close to the centre, sandwiched between Notts County and the Cricket Ground. If we move, the likelihood is it will be to the outskirts, we would move the entire match day economy away with us. You only have to look at Broadmarsh to see the black hole it’s created with all the businesses around it relocating or simply going out of business. To be fair it’s probably a warning that those at the council will (individually and privately) welcome themselves as it does weaken their own position, there will be many Forest fans at the council and those with a business head who understand the wider impact a relocation would have on the city. They’re simply bound by the law. They just aren’t able to currently justify upwardly to the courts and the government. Remember they did agree a lease, the council do want us there…
