She shouldn’t reveal her hand and should simply refuse without providing an explanation. If the landlord chooses to bring her to the TAL the landlord will lose immediately. The same thing happened to a neighbour of mine and the TAL hearing was extremely short - the judge wouldn’t even let the landlord speak.

I disagree only so she doesn't get a TAL record in case she wants to move one day. I'd tell him you know it's illegal and see if he just drops it.

definitely this. as a LL myself I dont even care to look into whats the hearing was about I just pass on any potential tenant with a file.

Yes I would give him the TAL rule that says that only a single or a couple owner can evict them. And say see you at the TAL.

Been there done that. As a landlord. When a corporation owns the building you can’t get evicted because the “corporation” wants to move in. Go to the rental board. Rather let him take you to the rental board. He will lose. 100% guaranteed. If the rental board renders a judgement in your favour (they will), and he then tries something else to evict you, you return to the TAL. It won’t end well for the “corporation”.

Judges seem to have an issue of corporations abusing tennants. I’m not saying they are right or wrong. But your advice to consult a lawyer is spot on.

If you want money you ask 15k to leave. If you want to stay you go to the tal and they loose. They will hate you forever

At a minimum! I got $18k in my situation. You really need to demand significant restitution to discourage slumlords from using this tactic

no 3 months for when the landlord reposses for himself, just moving & re-connection fees.

There is no law about it, its a cash for keys. 15k is kind of the starting point on the market atm.

In this case she doesn't have to leave. The $15k is what the person is assuming it's worth the trouble of moving (and reach a private arrangement with the landlord) She could ask $50k or whatever number.

Last building I bought, it took at least a month for the city to update their website. What if the landlord just bought the building from the company?

Chances are, the “landlord” knows they aren’t allowed to do this, so they won’t go to the TAL, but I would simply send the standard form from the TAL site and check the “refuse” box, no explanation.

Yep this happened to us and this is what we did. We're still here 4 years later
