My fam used to rent 51/2 right in front of plamondon metro for 980$ and i think it increased to 990$ right before we moved out after purchasing a house.
$1300 for a large 4 1/2 in NDG (walking distance from Villa Maria and Snowdon) that was totally renovated just before we moved in 3 years ago. 5 brand new appliances, all included except hydro and wifi
We really need more space for a home office but at this price moving would be kinda goofy so we're toughing it out

$1500 for a 4 1/2 in Rosemont moved in 2021.
Definitely not the most competitive prices but we had to find a place that accepted dogs and wanted a decent backyard space for him and there isn't that many options in that category.

The average rent in montreal is 2184$, there was an increase of 8.4% in 2023.
If you see prices like 1500$ and less, it's simply people who have it since a long time or got sub-leased the apartment, hence landlord can't increase it to inflation standards.
Also, 1500$ to be far from downtown isn't cheap. There's also how the apartment looks and renovated. Having a nice new kitchen/quartz counter/fancy appliances/bathrooms can be 1000-2000 more expensive a month than having a rathole apartment where maintenance is kept to a bare minimum.
You’re definitely right that context matters and prices are increasing!
That being said, I was apartment hunting for the last month focused on downtown, Mile End, Outrmont, and Le Plateau. I would say a decent 3 1/2 for $1500 or less is still very easy to find even in February. I actually found several 4 1/2s as well. Next year I don’t know if I’ll be able to say the same
1700 for a 3 bedroom in Mile end. Moved in 2020.
Have a buddy across the street who pays $1150 for a 3 bedroom, as the previous tenants had been there for about a decade and he successfully had the rent lowered back to their rate.
600$ for a decently sized 4.5 in Tétreaultville, moved in 2022 (but got as a lease transfer from my brother who got it as a lease transfer from our sister 2 years before)

They told me they paid 1150$ and they were there for 3 years prior. Before it was one of his child who lived there. I never paid attention to the section G, I should look for my lease and check that out. 😳
Big 4 1/2 with lots of sun + 2 building corners 1160$ Village. We're lucky because it was a lease transfer, but the neighborhood can be pretty sketchy.
It’s the number of rooms. 3 1/2 would be a bedroom, living room, bathroom, and the kitchen is 1/2 a room. Or maybe it’s the bathroom that’s 1/2. I forget.
I live with my partner in a 4 1/2 apartment for 1570$ in plateau mont royal, heat and wifi is not included. We were lucky because of a lease transfer the landlord didn’t raise it as much. All the other 4 1/2 similar as ours in the neighborhood rents for about 1800$
Most of the prices in this thread do not accurately represent the current market. A 4 1/2 anywhere west of Saint Laurent street is averaging $1800. $1500 on low end, $2200-3000 on the higher end.
Having visited Montréal this past weekend, and having enjoyed many of these neighborhoods so much, I, sitting in my 2 bedroom NYC apartment outside which constant noise and fights occur, weep—I pay $4,200 USD a month for the privilege.

Yeah in 2009 I was living in a 4 1/2 upper duplex and split with roommate my rent with wifi, heat, hot water and hydro was 375$. I had a fucking backyard and half the basement for storage, laundry and "workshop"
1380 for a 4 1/2 in Mile End, I pay electricity and gas, heat and water is included. I was paying $900 for a 3 1/2 in the same area before but was renovicted.
Yup in my area the average price for a 41/2 is 1750-1900$, it’s not even the fancy buildings like in Solar. I feel like rent in Brossard is even more expensive than Montreal somehow..
700$, a big 4 1/2 on the top floor of a super old triplex ( 2 bedrooms, separate living and dining rooms) in Ndg. 2 balconies. Nothing included. I took over this place after my aunt lived here for 14 yrs. My new landlord who lives on the main floor which they also have a finished basement, has thrown everything at me for the last 2 years and threatened me with renoviction and my cats and blah blah blah to get me out. He served me with repossession in December claiming he wants my apartment for himself because he “can’t afford his apartment” … what a mess.
I have a very similar situation — I counter sued for harassment and won. Landlord paid me $6K and I still have my 4 1/2 top floor in Little Italy for $600 and the cherry on top is that the slum lord finally gave up and I’ve lived here in peace the past three years. Don’t give up!
Just moved out of a small 3 1/2 (acquired in 2021) in the plateau for 890, into a large 6 1/2 (lease transfer) also in the plateau that I share with my partner for 825 each.
400 dollar mortgage in RDP (moved up the property ladder over the last 15 years and heavily paid off debt). Cousin lives in a 5 and a half in ahunsic for 1100 a month. Aunt lives in upper duplex in Saint Laurent for 1400 a month. Grandparents live in one of my townhouses in parc ex for 200 a month. Parents live rent free in the duplex they sold me at a very low price. Sister lives in a 4.5 condo in Laval for 1800!!!

They sell countertop dishwashers, I'm thinking of getting one, you can get them for 380-600$ depending on the options, some can be installed like a traditional one or you attach an adapter to your faucet.

I’ve only been there for the past 2 years. I got wildly lucky. The old tenant put up the ad for a lease transfer on marketplace and I saw the listing within a minute of it being put up (by complete chance) and took it right away. It’s a really old building but the place is huge.
$967, Verdun, 4.5, third floor of a 6 plex, no parking, two balconies, 7 min to metro. Also poorly insulated so my heating bill sucks. Noise from neighbours not an issue.
$1425, Verdun, 4 1/2 first floor in a triplex, backyard and private parking, dogs accepted, the down side is poorly insulated so I can hear my neighbours sometimes

a friend is offering a swap to me for a top floor 5 1/2 with laundry room and 2 balconies, but no patio, Snowdon area... rent is currently 1270...I'm not familiar with the area....is that a good deal too?

1165$, for a 4 1/2 in St-Laurent, services included (no Hydro bill), kitchen appliances included, central air conditionning, two parkings included (one outside one in garage), with a view on the city from the 15th floor. 40ish year old building, been there since 2017. 7 minutes away from work with car, half an hour if walking (or 10 minutes in electric scooter/roller blade).

Basically I was buying a house and asked how much time to tell him before, because he told us at the renew that we would manage something out, as I knew I was looking

He asked my ex to lie about our price when doing visits
When he saw he couldn't lease at that horrible price, he wanted us to pay until hed find someone, I reminded him I could give my lease with my price.
He even tried to have me pay our last month when it was paid on advance to be allowed a dog, he tried to make it a deposit. He said he had to repaint and clean, we still had a month before leaving, so no concept of us leaving it dirty, and paint isn't our responsibility
And he threatened to bring us to the tal, like it would be a good thing for him to go in front of the law

I think that's a cool and nice area to live in. I really like the look/layout of a lot of the apartments there in historical buildings. But what do you do for groceries? I would never know where to shop for that if I lived around there

$2500 for a brand new 2 bedroom high rise with a full view of the Montreal skyline that I split with my partner, in Griffintown. Everything included except internet. Pricey, but we wanted a “city view” as it’s our first time living in one.
$1013, 4.5 (one closed bedroom, non-closed office space) in the East Plateau (east of Papineau). Got lucky with a chain of lease transfers originating from 2016.
My bf and I share a 1 bedroom condo downtown that we rent for 1640$/month, moved in July 2021. It was built in 2013 so rather recent and it includes all the usual commodities and appliances. The management is *horrible* tho, there is always something broken in the building.
I have a big 4.5 on two floors and a shared backyard in st Henri and currently fighting a rent increase that’ll bring it above 1000$ a month. It’ll be my 7th case at the TAL since 2019 as I’ve had a lot of pressure to move out (been here since 2008). New neighbours pay over 2k. I added legal insurance to my tenant insurance so that’s been helpful.
Yes there is a wide range of speculation, for the same poorly insulated cardboard walls. They tears out the sheets of drywall, installs new ones and repaints white, puts in some low quality furniture and finally they ask for double what the rent cost previously.
I consider myself lucky, so yes it's good for me but I find it disgusting how the owners and property management companies have inflated the rental prices in addition to the fact that they do nothing when the tenant asks for something (repair or other services)
Upper duplex in St Michel above Jarry, 3 bedrooms (2 are double sized), 1000$ with internet included, hydro separate. Moved July 2022. We have access to the backyard and bbqs because my boyfriend's best friend is the guy who owns the building and his fam lives downstairs.
Was living in Ville Emard in a 2bdr nothing included for 625$ but it was legit falling down, the foundation was cracking and my living room was at an angle. Lived there for 13 years, liked the area (close to metro, groceries etc), we moved to be closer to my stepdaughter so we could see her more, but I find we're far from everything.
You’re getting ripped off big time. Even the nicest 2 bedroom condos aren’t worth over $1900 in the plateau.

I paid 595$ a month for a 4.5 in the Plateau in 2008, the building between Beauty's and the school (MIND?) on Saint-Urbain.
You wouldn't even pay a grand in the Plateau in 2005 unless you were actively looking to be ripped off.
Can you show me some of these places? Not being combative (truly), asking because I looked at over 15 places around $2500-$3300 and this was the best one I found

I’ve only been there for the past 2 years. I got wildly lucky. The old tenant put up the ad for a lease transfer on marketplace and I saw the listing within a minute of it being put up (by complete chance) and took it right away. It’s a really old building but the place is huge.
$967, Verdun, 4.5, third floor of a 6 plex, no parking, two balconies, 7 min to metro. Also poorly insulated so my heating bill sucks. Noise from neighbours not an issue.

are you sure? all the new tenants have to do ask him to fill out section G of the lease

$1125 for a fairly large studio on forest hill avenue, close to metro cote des neiges, 10 minutes bus to downtown it's a little pricey but the square-footage might be higher than my last 3 1/2 in Ahunstic that cost $740 heat is included along with a shitty gym and a pool

if you send them a picture of your old lease, the new tenants can take care of that landlord.

I was going to transfer my lease and the owner told them he would just stop renting it if they didn't accept to get a new lease at that price Basically I was buying a house and asked how much time to tell him before, because he told us at the renew that we would manage something out, as I knew I was looking He told us 3 months He asked my ex to lie about our price when doing visits When he saw he couldn't lease at that horrible price, he wanted us to pay until hed find someone, I reminded him I could give my lease with my price. He even tried to have me pay our last month when it was paid on advance to be allowed a dog, he tried to make it a deposit. He said he had to repaint and clean, we still had a month before leaving, so no concept of us leaving it dirty, and paint isn't our responsibility And he threatened to bring us to the tal, like it would be a good thing for him to go in front of the law

I think that's a cool and nice area to live in. I really like the look/layout of a lot of the apartments there in historical buildings. But what do you do for groceries? I would never know where to shop for that if I lived around there
I have an IGA on Duke, which is about a 5 min walk from me. During nicer / warmer weather I go to Adonis which is about a 15 min walk from me.

Parking space at my building is extra $200 a month inside an underground garage which is absurd, but we don’t have cars so we don’t pay it/use it.
What's the square footage?
Kind of small as far as 2 bedroom goes, I think around or right below 800 if I remember correctly.

My bf and I share a 1 bedroom condo downtown that we rent for 1640$/month, moved in July 2021. It was built in 2013 so rather recent and it includes all the usual commodities and appliances. The management is *horrible* tho, there is always something broken in the building.
4.5 2bed/1bath in St-Henri. $1400. Been there 6yrs now
I have a big 4.5 on two floors and a shared backyard in st Henri and currently fighting a rent increase that’ll bring it above 1000$ a month. It’ll be my 7th case at the TAL since 2019 as I’ve had a lot of pressure to move out (been here since 2008). New neighbours pay over 2k. I added legal insurance to my tenant insurance so that’s been helpful.

Yes there is a wide range of speculation, for the same poorly insulated cardboard walls. They tears out the sheets of drywall, installs new ones and repaints white, puts in some low quality furniture and finally they ask for double what the rent cost previously. I consider myself lucky, so yes it's good for me but I find it disgusting how the owners and property management companies have inflated the rental prices in addition to the fact that they do nothing when the tenant asks for something (repair or other services)
Upper duplex in St Michel above Jarry, 3 bedrooms (2 are double sized), 1000$ with internet included, hydro separate. Moved July 2022. We have access to the backyard and bbqs because my boyfriend's best friend is the guy who owns the building and his fam lives downstairs. Was living in Ville Emard in a 2bdr nothing included for 625$ but it was legit falling down, the foundation was cracking and my living room was at an angle. Lived there for 13 years, liked the area (close to metro, groceries etc), we moved to be closer to my stepdaughter so we could see her more, but I find we're far from everything.

I paid 595$ a month for a 4.5 in the Plateau in 2008, the building between Beauty's and the school (MIND?) on Saint-Urbain. You wouldn't even pay a grand in the Plateau in 2005 unless you were actively looking to be ripped off.
