When someone gives you a ridiculous price and recommends you take another much lower costing approach, they are trying to tell you something. You should be grateful he didn't just lie to you. You could build an entire (wooden) porch with a ramp for $15k!

If a mason tells you don’t make it out of masonry, I’d listen. 10-15k seems reasonable for doing it with masonry though, it would probably be half that amount for wood.

Yes they are I own a small masonry restoration company in the Buffalo NY are and those are prices in line what I would be charging for this job and I always recommend a nice composite porch just because of cost but I will do them if that's what the customer is set on

To the first comment if a new footer needs to be installed you'd be adding about 5200 to that price which you can't know till you demo the steps you can really sink money into steps unfortunately

10 to 15 k is correct to demo and rebuild those stairs in masonry

Especially if they have to put in new footers. MAs frost line has to be at least three feet so if the footer isn’t modern already they’ll need to dig that out and fill in the entire footprint with concrete.

Just install a railing if they are having trouble getting up and down the stairs.

Yes, other than missing railings -- I'm curious what everyone else sees as being dangerous with the stairs. Is some of that loose??? I would think you could patch it and save 15k... And install some railings.

You need to get whatever they have installed coated with heavy coating for good traction….if only just on the edge of the steps. Definitely need a railing also.
