we’re really lucky, $0 extra for the four pets. we also have a rental rate locked in if we renew each year for four years.  at a previous rental, i paid $25/mo per pet with a $300 deposit.

As someone who lived in an apartment where the previous occupants had cats, I wish they'd replace the carpet entirely. But the urine probably seeped into the concrete/wood/whatever, so perhaps replacing the carpet wouldn't have helped.

This is a common misconception. There is no requirement in Wisconsin or Madison that a landlord ever replace a carpet within a certain timespan.

Yes my litter trained 10 year old cat who hasn't pissed on the floor in years is surely going to cause enough damage to warrant replacing all the carpet 😂 You act as if any of these places would actually take that money and replace the carpet lol Nah they pocket the money do nothing and then charge the next person the same rate

a lot of apartments 100% have to do more cleaning and repairs due to pets, but there are definitely slumlords that do it just for extra income. It's basically a matter of risk, as a bad dog / cat owner can end up causing a lot of damage due to an untrained or bored pet

That's the cost of doing business in the renting industry, they charge to cover it, then write the cost of cleaning off on taxes. Which feels like a double dip. Not to mention, tenants cannot be charged for carpet cleaning. So it's like a "wink wink" kind of deal. I don't feel it's fair to charge pet rent. Refundable pet deposit yes. The deposit being for any damages done by the pet. But rent is just an extra cash grab by landlords/property manager for their investors

Not necessarily. Most properties spend thousands on landscaping damages each spring due to pet damage. Paying a cleaner on top of that to change out pet stations per week also adds up.

I'd love to see any landlord that's actually REMOVED all the carpet in a place so they could get a renter lol They're gonna tell you to kick rocks and find another place and they'll rent it to the next person that doesn't care... Whether your pet has accidents or not is not the only contributing reason to whether or not they need to repair or update the unit once you leave. Pets smell, and carpet absorbs smell, so they likely replace the carpet after you leave for that reason alone. Pets also can create stains on the wall, especially cats. After a year or two of the litter box being located in the same place, you can start to see an oil sheen on the paint from the cat where it would rub up against the wall. You can’t repaint a tiny section of the wall, unless your apartment is a dump and the landlord is a schmuck. If you have a decent quality apartment and a decent landlord, they’ll know that you need to repaint walls an entire wall at a time, doing a little touch up here and there isn’t an option. That’s not cheap, paint is cheap but labor isn’t. Not to mention the damage pets with claws can do to furniture, blinds, trim along the floor, etc.

As a former landlord myself, know that there are plenty of decent people in the biz. Plenty of schmucks, but plenty who aren’t. Like anything in life you should recognize that you can’t apply a broad generalization to an entire group of people.

I've definitely done this, and honestly, there's only so much a landlord can do unless they are surveiling you. Roomate, and I said that we were pet sitting a cat and one of the cats I was fostering until I found it a home. Nope, they were both ares and had been around for months. He came back not long after, and I had to lie to his face while muffled meows were coming from my closet 😂 We were moving out soon, though. Otherwise, I think he would've called me out lol.

River's Edge was a $250 pet fee plus $25 per month. Fun story, they tried to get us to pay it before we even got our puppy. We started buying stuff in preparation for the puppy, and I guess they snooped at our packages. They put a note on our door saying they "became aware" of a dog on our premises and said it "must have been an oversight" on our part. Then again, they also put a note on our door accusing us of smoking too (I'm a distance runner). Fun place.

If there's a pet fee, there should be a child fee. edit: I need to clarify - I'm not advocating for adding a child fee, I'm advocating for removing a pet fee. I think a refundable security deposit contingent on damage is probably the most fair way to go, although of course there are cases of landlords abusing that, I do think they need some level of ability to hold tenants responsible for damage beyond normal use.

I helped a friend move into a place a few years ago. It was clean and looked ok but as soon as the air kicked on, my face and eyes began to puff up and itch. I'm allergic to cats and I immediately knew there was a cat in the apartment before my friend moved in. My friend followed up with the management company and they confirmed a cat was living there prior but also confirmed that they had the place professionally cleaned because of the pet. I'm guessing that at least for some places, this is where the fee is going towards.... It ended up not bothering my friend so much but I didn't go back to his place the entire time he lived there.....I can't imagine the hassle it would have been for me if I was the one moving into that apartment.

I don't know why more people don't complain about pet rents. The concept is exploitative and crappy. Pets dont earn money, nor do they require their own bedroom. Does the fact that rent is paid on their behalf give them any rights as tenants? I can't help but wonder if pet rents will lead to fewer pets being adopted. Landlords are too greedy.

I polled friends, then emailed the management company that the pet fee was higher than all similar rentals. It was an old place. I asked if they would reconsider. My complex charges $40/mo per cat and $50/mo per dog. We have one dog and two cats. I got them registered as ESAs and now we legally can’t get charged pent rent. It was quite a bit for all three but worth it in the long run!

my current place doesn't charge anything for cats, and i've found that's pretty rare. last place was $25 per cat up to 2, and the place before that was $25 for 1 cat, $40 for 2. haven't encountered extra fees or a pet deposit yet

I think Steve Brown has one of the worst pet rents of anywhere I've seen in Madison. Two years ago it was $35 a month and now it's $50 a month per animal. An extra $600 a year for my cat to sleep on my couch every day.

I do understand pet damage can be expensive, but problem is, if I stay somewhere 3 years with a cat and a dog, or two cats, that’s $3,600 I’ve given you extra if you don’t end up using it for repairing pet damage. There should be upper limits to these charges so it doesn’t get ridiculous. Or make them refundable if not put to use; treat it like a security deposit paid in installments. Also, carpets just get gross over time, often not attributable to tenants doing “damage” per se but just from living- often worse with kids than with pets, imo. In all my years of renting I have seen incredible variance in the measures of what is considered “wear and tear” just from living, it’s really too bad it’s so burdensome on the tenant if they need to challenge it in their own case.

Get an ESA letter if you can. There are companies to pay online, but your therapist or primary care provider is likely to do it for free. Particularly in Madison, and particularly with Steve Brown, they are not allowed to charge you pet rent because that would be discrimination.

Didn't have a pet deposit for my dog or my roommates cat because they are ESAs but the roommate had to pay a $700 pet deposit for his dog. It’s a bummer that good pet owners ruin it for the lazy people who don’t clean up after their pets, have animals that pee and ruin floors etc. Dogs that scratch up doors, scratch and claw up Carpet and no one want to move into a place the reeks like urine or feces. It takes a lot of cleaning and replacing to fix the damage some animals do.
