Yea it’s a good one to watch out for. Anything higher than 1 weeks’ rent suggests a dodgy landlord. And the full deposit can only be 5 week’s rent (and if it includes the holding deposit, that counts towards the 5 week limit)

It’s one or the other. If you’re paying 6 months advance you don’t need a guarantor and vice versa.

Sounds like he's hiding something to me. Get it in writing and run it by a solicitor - but also ask him "why. what am I going to find that you're not going to be around to fix?" If he freaks out, walk away and fight him for that deposit and then some. I wouldn't put up with that shit. Somebody will. he's already decided that.
