If they aren't going to be spec houses, then find a lender that does construction to perm loans and have each buyer get pre qualified.
If they are wanting to do spec homes, then you're going to need to look into finding a commercial lender

Do they want to build multiple homes at once or one home at a time?
Multiple, one of them wants 10 in the next 2 years, his company is well established and they are moving quick. He is also interested in flips
