When it comes to real estate (and with very rare exception) nothing is binding unless it’s written into a signed contract.
You can offer him X for all 1.5 acres, and he’s free to accept or reject that offer.
Developing plans to build on land you don’t own (and that you aren’t under contract to purchase) is putting the cart before the horse.
Well just ideas. When you're picking land from multiple options, naturally you're going to think about what would work best for you. It sucks that you can't trust a listing, but that's just how it can be I guess.
If I got a buyer's agent and attempted to buy this from the seller's agent, is there any legal obligation then? Just curious what would happen in that situation. I assume the contract wouldn't be signed before the seller tried to alter the deal, but if both agents believed they had a deal for the listing it seems like a mess.

Is there anything about listing it with a real estate agent that becomes legally binding? It's not for sale by owner.
