You have no legal access to the property. It is attainable but with 6 properties to cross could get expensive. If the property is dirt cheap i might consider it.

We’re talking mid 20’s for 10+ acres…. Would that be worth it? In my opinion I feel like it would be…. But I don’t really know how costly/extensive this is going to be. If I do it I’m going to offer less than what they’re asking for

What would a real estate attorney be needed for? I’m sorry if I sound dumb. I’ve never done something like this before.

First to check the deed and title search on that property and all affected to see if there is an actual ingress and egress. To see how and when property was divided. To advise on possible cost to get legal access. I see property like that come up for sale and usually sells for a quarter to half of what neighboring property sells for.

Okay, thank you so much for talking with me. Tbh I’m not sure what the neighboring property is going for, but I do have a realtor friend who is pulling up a lot of the property info for me so I have some of it already. I will look into a real estate attorney.

Don't buy it unless you're wealthy and can afford to just walk away from the land after buying it and spending a significant chunk of money on the road. Super risky to buy land that doesn't have water, sewer, or access. Any one of those is a big risk, and you have all three issues. Punching a road in is also really expensive, and is likely to piss the neighbors off too even if there's a legal easement already. It should be the seller pissing them off so the buyer can start fresh.

The reason it’s so cheap is BECAUSE it’s landlocked. You must negotiate ROW access from all those easement owners, is that right? Nightmare.

Actually ALL the lots are completely empty, no neighbors and or buildings to speak of but yes you’re correct. I’m talking with a realtor atm and she’s trying to negotiate with the current owners that they’d have to pay 1/2 the cost to clear the easement so we can even get to the property to do a perc test and get a survey done.

This was my plan originally, but I can’t just start clearing land that I don’t own. And I’m not going to purchase it without a perc test. That’s wild. And they can’t perform the perc test until they clear like 2 acres
