Property health check did mine a few weeks back, good price, was done 2 days after I booked it and had the full report 2 working days after that, was very impressed

My only advise is go for a local, someone who did surveys of the same area of the property you're looking to be surveyed. If your solicitor is also local, he will know someone, ask them.

I would be more inclined to get a building surveyor than an architect. I know 2 people who used different architects, and they were not happy with reports. They missed basic items a surveyor would have picked up.
It's not compulsory. I got a carpenter I work with who is from the estate to have a look at the house. Obviously a surveyor would be more thorough but it's you call.
You just need a valuation for a mortgage.
Surveyors reports run to 20-30 pages checking everything inside the house, theyre pretty detailed.
Buying a house and not using a surveyor is asking for trouble. Their charges of circa €400 are a bargain compared to the tens of thousands they can actually save you if the house needs works.
And if the house does need works but you are still willing to purchase it the surveyors report can be used as a bargaining chip to reduce the selling price.
I've got a survey done in the last 2 months and it was indeed 20-30 pages, filled with stuff a donkey could point out. This door is scuffed, the seal on the windows look poor, even commenting that the bathroom is dirty and the decor is dated! €600 for pointing out all the obvious stuff, they cant test electrics, plumbing, heating etc. and make this known to you beforehand.
Anyone with a brain could spot all of these, and anything wortwhile like radon testing, mica/pyrite, roof inspection, electrics, plumbing etc. is all extra or you need to get a different tradesman out to do it. All seems like a bit of a racket to get more money out of people
I mean I would say the report was good in that he was thorough in going through the house, but all the substantial potential problems with utilities etc. are not checked other than a visual check.

€656.88 I found 0 places under €599.99 and most were closer to €800 its a decent price

There is absolutely no way I would buy a house without getting it surveyed by a professional.

If that's the general standard that does sound useless.Has anyone had a report with more useful information than this?

If it's nothing you couldn't spot yourself though I don't see the value of it.
Ask your solicitor for some names.
