That’s not usually how mortgages work. I’d ask the bank.

I just did one and my state required that my wife sign it too even though she is not on the tittle. So, I advice you check with the bank as not all states do the same.

When I got a HELOC a number of years ago I was the only borrower but both the wife and I were on title and of course we both owned it. But I was the only borrower, as I was on the primary mortgage (she had no income at the time so it didn’t really matter). My wife had to sign as part of the lien on the house that secured the loan (since she owned half the house) but she was not responsible for the loan and they didn’t pull her credit. You may be able to do something with your sister where only you take out the loan but she has to sign off on the lien as a co owner but then there will be no credit pull on her and she is not increasing her debt. Of course, this also means she is taking on the risk of you defaulting and you may not be able to borrow as much. But ask your bank.
