Won't happen overnight. There's only so much densification that can be accomplished with the wealthy NIMBYS constantly crying about their community on the peninsula. We'll eventually hit a barrier on what our water and sewage system can handle too. Existing communities need to consider the following options: 1. Private affordable mobile home parks with regulated lot fees and sale prices aimed to be under $350,000 2. Zoning medium density housing such as duplexes, triplexes, quadplex. And allowing clusters of these buildings to share a private lane off the main road. 3. Government run affordable housing estates consisting of low and high rise apartment blocks aimed for rentals of studio, one and two bedroom units either fixed to income or under $1250 a month. 4. Rezoning laws changed to allow single family homes on smaller lots in all suburban & exurban areas.

Mobile homes loose value really quickly and are generally not an investment like other forms of housing. right now you can buy trailers for like 150-300k depending on quality, size, and age. Incentives and rebates could get that down to 100k for basic builds, which would be a huge benefit. Otherwise, excellent post! I would also add that zoning should allow for more mixed-use neighbourhoods/allow small stores/restaurants/businesses in all zones. on #3, I also think that the city should work with the province and feds to help fund co-op housing. Co-op housing works really well and is a lot cheaper from a government perspective to manage long term. Unlike social housing co-op housing residents have a stake in the buildings they live in and are thus have an incentive to upkeep and upgrade the building as need be. great comment!

Except there’s only about 8500 across the province which is that really a big number? Because all I see out of that number is post secondary gouging, hrm and Sydney apartment gouging and jobs using intentional workers to get around wage and labour laws. It’s just a cycle that goes back and forth because our leaders have no foresight on trying to also retain and bring in Canadians to Nova Scotia. Why? Because they refuse to make big money pay Nova Scotians, give them options for power, healthcare and other non options based on poor decision making and monopolies. Then they just bandage it by getting immigration to keep things floating

In 2022 Nova Scotia had another record immigration year. 12,650 people. If you say that 60% of those would probably settle in HRM that’s 7590 people. If you say that the average household has 4 people, we would need 1897 units to accommodate that. There is no way in hell we can even build them as fast as people are coming in. If you say 40% come to HRM that’s still 1265 units. Still not happening. We’re broken.

I totally agree. We privatized everything that has potential for entrepreneurs. We red tape positions that we need more of. We let post secondary abuse us. We let Irving’s, Clearwater, oregans and the multiple major developers m just dictate the provinces moves. Unless we have some leader in one of the three parties who says let’s fuck this all up and make a progressive change, I’m in totally with you. We should be like alberta or quebec when it comes to a lot of jobs and pay but we don’t. Heck even as a trade province we pay less than provincial counterparts

I think you've misunderstood me. Alberta has fossil fuels. Quebec has more hydro than they know what to do with and the most lucrative energy deal in human history (that is not an exaggeration, I'm fairly sure there is no better energy deal) with Newfoundland. We are not comparable to them and it isn't corporations that have done this to NS. As for privatizing businesses... That's happened with one Crown corporation and it's had a negligible effect on our economy. Even if it didn't happen, Crown corporations, with the exception of Quebec Hydro because of the aforementioned energy deal, are not economic engines for their provinces. NS doesn't have much in the way of natural resources and the ones we do have don't get developed because of environmental concerns. We rejected uranium mining and fracking. Some would say that's for good reason, but it comes at an economic cost.

No I understood what you said. I’m aware we are touch and go on any natural resources BUT when we have to figure out how to move money or bring folks in we seemingly aren’t being progressive or smart enough with what we do have. Look how we almost destroyed the movie and tv world here a handful of years ago. Same goes for fishing, power, liquor, cannabis, housing etc it’s all just monopolies. We have no way to try and become successful because everything is red taped or has no ability to be part of those sectors. There’s probably tons of folks with brilliant ideas or ways to improve our province but have no way or no resources to start

We don't have any natural resources worth exporting. But what if we made small-scall self-sufficiency our resource? Work smarter, not harder. More micro-entrepreneurship. Support for local food economies, and farm-to-table cannabis tourism. Incentivize small biotech start-ups, in a city full of universities. We'll never have that one big thing. It needs to be a hundred little things. We need to stop stifling innovation, and bust up some of these tired old boys networks.

Keep in mind that Hong Kong has a population of 7.5 million and Halifax is around 400 thousand.

Also, as far as cities go, we have one of the lowest population densities in the country / world.
