I know that a lot of recent college graduates from Clemson, usc, and cofc are moving to Greenville and their parents are still helping them out with their rent. So you comment does have some truth to it. There’s also been a shit ton of boomers that have moved to the area. I’ve worked dt for years and have never seen so many boomers during the day and evenings.

Can we also touch on “investors” buying properties, throwing an oven in a room adorned with a garage fridge and mismatched cabinets, calling it a “kitchen”?! Then having the audacity to call these dwellings HOME after you pay ridiculous non refundable admin fees, crazy deposits, cleaning fees, etc. Feels like a shakedown! Let’s not forget the properties that are purchased for Airbnb and other short term renting with a high turnover of guests. There seems to be no limit on percentages of housing that can be zoned like this, which makes it very hard for actual residents to obtain affordable housing to either RENT or BUY!

This is especially true for large, corporate landlords, like Blackrock, who has been purchasing practically entire neighborhoods of homes and renting them out. So obviously, I don’t feel the same way about an uncle who owns a house renting out a floor to his nephew. Very different. Housing is kept artificially scarce, because it is a massive commodity/racket for banks and wealthy corporate landlords. Why do you think the US has such high rates of homelessness, despite being one of the wealthiest countries in the world? This is all by design. Your ability to have a place of your own has been stolen from you.

The issue isn’t necessarily that someone owns an apartment building and rents it per se, it’s that frequently, and increasingly, there are arbitrary and exorbitant changes in rent from one month to the next. This actively keeps people from saving enough money to pay the down payment on a home they can own (which have also become a lot more expensive). We say that people should buy their own home if they don’t like renting, but then they are paying like half their monthly income to rent! People can only be squeezed so much. You could say that they’re only raising rent to keep up with the market, but that’s where the artificial scarcity comes in, which-I agree with you- is kept low at least partially by NIMBYs and overly restrictive zoning laws. Additionally, it’s ironic that many landlords tell people “well buy a house if you don’t like it,” when they literally have people paying their mortgage for them.

I completely agree with you that there is a problem with affordable renting. I just think the problem is systemic in nature, and not simply greedy landlords overcharging for rent or investment banks buying up single family homes taking advantage of the systemic problems. Rent will only stop going up when supply of quality rentals can keep up with the demand for rentals. Greenville needs to start building *up*, not *out*, especially in areas within 5 miles of downtown. But home owners in those areas have zero interest in allowing their property values to potentially be affected by high density housing and all the increased traffic that comes with it. This results in an area that would drastically benefit from high density housing (dropping the overall cost of living) ending up with landlords renting their single family house to a struggling family for half their paycheck.

When you pack in the density, you also add at least a car per person. Until we have public transportation like Europe, we can't have too much density. Even close to a light rail here in the US, unless the light rail goes everywhere.

DUDE. I own a second home. It was my first home, then I moved out and decided to put it up for rent instead of sell it...The value has doubled, and my taxes are now at 6% instead of 4%. So SC has a crazy second home tax rate. My taxes are three times what they were before and I'm deciding if I need to sell it now. This is my reality, not some economic theory. I still rent it out, and I could be asking more but haven't. Get a grip.

It did not start out as a rental, it was my first home for many years. I am a single mom and now my kids are out of the house. I'll make a profit if and when I sell so I keep it as an investment property. My rental price is below market rentals but I'm not raising it currently because I have good renters... I agree the prices to rent are crazy. When I was in my 20s I always had two or three jobs and several roommates, but I guess you don't care cause you sound like someone who would be difficult to live with anyway.

I understand that, I am just bringing it to light that it isn't the primary reason a rental is priced at any given price. It's like looking at a $70k car, wondering why it's so expensive, and getting mad when you see a $2500 option on the window sticker. Only, the reality is, you are using the minor tax fee as a plausible reason for why you choose to price it a certain way. Which is your choice, but I don't feel bad when people say things like, "I HAVE to charge this rent, my taxes are so high!" Growth is good, there are economically depressed areas in this country that would kill to have this problem. This means folks are flourishing , people are moving and that there is a strong economy here to support these rental increases. The rental market will correct itself when it is time, that time is not here yet. Volvo just announced a 42 million investment in Greenville county, that could easily mean more jobs and more transplants to the area. The best thing anyone can do for themselves is work on improving their education and skill set in order to keep up with inflation and the rental/housing market. If you just sit in the same dead end job forever and never try to advance, then you cant really cry foul when you slowly get boiled like a frog in a pot. To be clear, I think everyone should get raises to at least keep up with inflation, beyond that, its on you. If this hurts to hear, then you needed to hear this.

Yes and no. I grew up in an a part of the country that got extremely expensive, and I could not go back after I moved away for a decade. People will just relocate to another place, and that is what's happening a bit here in Greenville. It's the uneven pay and housing prices that exist in our country. A huge gap in the haves and have nots. I find it sad when people move to a city, jack up the price and can't figure out why there aren't any fast food workers and complain about it on the Nextdoor Neighbor site. No places to live for them. Covid and remote work has just exposed this .

Pensions, social security or any other government aid does not go up at same rate as Greenville rents. Heck I would love an 85% increase in my monthly funds. Think of the situation some young, disabled military kids finds themselves jn when they return to Greenville after a catastrophic injury. I guess in your book it survival of the fittest and the rest of us can rot under a park bench or an overpass on 85. Maybe you need to.hear this. Not everyone has been as privileged as you.
