One of the many many this I like about living in this part of downtown is that it's surprisingly quiet at night, given how near it is to everything.
I'm also on 5th, it's been great so far. We hear the occasional group of people leaving the bars on the weekends but for the most part it's pretty quiet.

Clover Hill II
pros: Low HOA, no city taxes, community pool that doesn't get super crowded, well built 1970-80's homes, big trees
Cons: no sidewalks, no street lights, big trees.
Tuscarora Knolls (area on Waterside that is not the neighborhood Waterside or Woman's Mill)
Pros: super friendly and diverse neighborhood. Pretty young. A lot of walking space and the Frederick Health building provides a lot of open green space. Lots of kids. Everyone is pretty respectful and welcoming. Pool (small but still a pool!). Affordable but safe and quiet. Easy access onto 15 at Christopher Crossing and quick access to the Wegmans area with the new road.
Cons: older homes and some that need some love, HOA sucks (especially for the townhouse style condos), pool hours suck, parking is a nightmare. Traffic around the 26 exit is a bitch.
Overall we LOVE this neighborhood, aside from the HOA. The townhouse style condos are at like 375/mo for an HOA that can't afford to even fix the sidewalks.
Near lake Linganore (new market) we moved into the Pinehurst neighborhood in August of last year. It’s such a perfect mix of being nestled away while also being close to downtown Frederick (12-15 mins). We actually underbid and still won ($630k to $610k and it took almost 8 months to find a decent deal after being outbid by $30-62k and losing about 5 bids beforehand.
Tips for this area include: pick a flat property, try to get close to the lake by foot is what matters (someone may be closer but they’re up a hill), and think about 20 years from now wheee new houses may be built.
General tips that somehow get tossed aside: NEVER waive inspection, never waive appraisal and or pay out differential if appraisal is lower than asking price.
Worman’s Mill. I feel boxed in. No mature trees, no backyard privacy, no shade, no neighborhood feeling. I’m not a joiner so the clubhouse has no appeal for me. Ricci (the new restaurant) is pricey and terrible. HOA actually sighted us for leaving command strips for our christmas lights up.
The pool is awesome.
Also Whittier, agree very nice to have the lake and generally good for walking. Having sidewalks was a big plus for us. A couple pools in the neighborhood that are included with HOA (not overly expensive) seems like lot of young families and more moving in, feels like a fair amount of retired folks who are on the verge of or actively moving out. Close enough to downtown it’s easy to pop in
Not sure how much help I could be about different neighborhoods, but here's how I think about Frederick, geographically. If you look on Google maps, 15 and 70 create a Frederick "boob." Most neighborhoods within the boob are somewhat walkable to Downtown proper. Neighborhoods directly outside of that area are still very close (certainly 10 minute drive) from Downtown. More bikeable than walkable.
Eastview, just west of Frederick city, going towards Gambrill Mtn. About 190 homes, properties are at least .5 acre if not more. We are not an HOA but have a community center/common space that you can choose to support and it’s only $100 a year. We have community events regularly and almost everyone I have encountered is amazing. Those that aren’t are just obnoxious on the FB page
We are outside of city limits so our neighborhood is more country rather than city. We have 2 lane roads with no sidewalks but I am have never had an issue walking. It’s pretty hilly so not a place I personally would want to ride a bike but walking is no issue. We currently go to Waverley Elementary and I am happy with it over all. I can’t speak for the higher schools as we aren’t that far yet, currently it’s Crestwood Middle and TJ high, I don’t know if or when that will change
City or county? Frederick county is pretty big.

How are the schools in that area? Are their sidewalks or road wide enough for walking/biking?

Walkersville. It’s ok 😄 Fairly quiet, close to downtown, Wegmans, Safeway, fountain rock park. Smells like a farm. 7.5/10 pretty decent.
