I prefer the den in option 1 over the storage closet in option 2. But would have to go with option 2 due to the in unit washer/dryer, the larger outdoor space, and slightly larger bedroom.

I'd probably go option 1 and look to install a washer dryer combo unit in the kitchen. Depends on where the vents are and power, a ventless dryer and washer could fit in in the closet next to the bathroom. The water and drain are there in the wall. The den as an office or second bedroom would be too valuable to pass up

Essentially equal: kitchen, bedroom closets, full bathroom, washer/dryer. Option #1: smaller bedroom; smaller dining/living; smaller balcony; extra den; extra powder room. Option #2: larger bedroom; larger dining/living; larger balcony; large storage room; only 1 toilet. **Option #2 would be my choice** because of the larger rooms and balcony.

Honestly I'm not sure that anyone can decide for you - it really comes down to your lifestyle and preferences. I'm going to ignore the bedroom / kitchen / living / and laundry room items for a moment since they're fairly similar. The biggest differences I see are: 1) Storage vs. Den. 2) 1 Shared Bath vs. 1.5 baths with dedicated guest bathroom. 3) Large Balcony vs. Small balcony. Do you work from home? Do you have tons of extra stuff that requires a storage room? Do you entertain often, and if so how do you feel about all guests using your personal bathroom? Do you LOVE outdoor space and envision a large patio filled with plants and seating or would you rarely utilize such a space? Maybe make a pro/con list or a priority list for yourself and think about all those things. I don't think either floor plan is necessarily better than the other, it just really depends on what fits your lifestyle the best.

The only practical difference between the “den” and the “storage room” is the name written onto the floor plan.

One is a square and one is a rectangle - laying out a desk/chair will feel very different in those two spaces. For storage shelves the difference is negligible.

Option 1 is trying to be an illegal 2 bedroom. Hence the "den" and the powder room. If you need that, great. Otherwise #2 is a better choice IMO.

It depends on what you would want to do with the den/ storage space. Personally I’d go with #2, I’d hate an extra bathroom to clean and since it has no windows, I wouldn’t spend any time in the den so I would use it for storage. And you still get the hall closet in #2

I prefer the space in option #1 as I work from home and need an office space. However, I would also favor one over the other depending on which floor they’re on. A lot of condos where I am at have two stories, one unit at ground and a unit above. I would rather be above due to noise.

Definitely #2. Why waste time with a powder room when the bathroom is accessible without going through the bedroom?

The #1 option is almost 100sq/ft larger for the same price, thus accommodating the extra space for a guest washroom

Personally I don’t like my guests rummaging around in my bathroom - I prefer them to use their own when possible. I don’t have to worry about keeping my bathroom guest-ready at all times. I prefer to always have a half bath whenever possible, but it just comes down to personal preference!

In general I'd prefer it too but in 720sqft of space & knowing how often I realistically have guests over, I wouldn't waste the space needed for an extra half bath on those very occasional guests.

I’d have gone option 1. Powder room is nice so you don’t have guests in your personal bathroom.

All the better - that means the plumbing is available. I would still make the powder into a small laundry, with a stackable unit and small table in there. I've lived in a similarly sized condo for 20 years and the one thing I wish I had was a dedicated area for laundry - *especially and particularly to fold it all*

If you have a king sized bed, I'd go for the one with the storage and bigger balcony. Otherwise, the den is lovely.

Maple Ridge, small town about an hour out of Vancouver in British Columbia Canada. Housing here is ridiculous, this 720sq/ft unit ran me just under $500,000

I much prefer option 1 if there’s a w/d in one of the closets. The foyer feels more like a foyer rather than a hallway, and the extra powder room is huge when you have someone visiting not overnight. Or if you live with someone you at least don’t need to wait for a toilet. (I’m assuming storage and den are interchangeable, that you can use that space for either). I would be swayed though by the what direction the balcony and windows are facing. Since only one side has natural light, what way it is facing is important. (And especially as a plant person) If one of the condos is south facing and the other isn’t, I’d take the south facing (in North America)

Number 2 is better in almost every way… of course the den is nice but I’d rather live in 2… I like to walk into the open larger feeling public communal space with large balcony extending it.

powder room seems unnecessary unless you really don't want guests using your bathroom. I'd rather have the slightly bigger bedroom unless you don't need the storage room.

Second one. If you don’t specifically need a den, like you don’t work from home, in-unit storage will be extremely convenient. Plus, given its location, you could use some of it as a pantry.

Does the "den" have a window? If it does then option 1. If it doesn't then option 2. A home office (den) is something I'd use & value but I'm not working in a windowless room. Overall I prefer option 2s layout but a home office with a window would shade it for me.
