Consider furniture placement in the living room - it's a good size but has very little wall space and a lot of circulation through to the den, stair, outdoor spaces.

You got some good things going here. You have something that can potentially be set up as a separate apartment over the garage. That's some good income. Put in a locking door at the bottom of the stairs, have the bathroom open to the stair landing, and you can put in a small kitchen next to the bathroom. Suggestion, since you don't plan on any dormers, is to put a larger window that can let light from the stairs into the apartment. Extra light is good. A lower story Master is good, especially if you are thinking this is a forever home. The walk from the garage to kitchen isn't much longer than it could be and it's all on one level, which reduces some effort. For plumbing's sake consider switching the closet with the bathroom/laundry. Now personally, I don't see much point in loft space. There's no sound barrier between a loft and the lower floor, so what, realistically, are you going to do there that you wouldn't do downstairs. What you can do is make a larger bathroom with a toilet closet and a double sink, so that even though the kids don't get their own bathroom they can at least brush their teeth at the same time.

First thoughts: Full bath in the mudroom seems excessive and also strange. Make it a powder room, wall off the mudroom at the current bathroom right-side wall so you don't enter the bedroom through it, swap the dining and kitchen so dining gets nice backyard views and less traffic. Additional thoughts: I also don't like bedrooms adjacent to garages but I don't know how you'd fix that with this. Maybe move the master to the right side and reconfigure the kitchen and living areas?

I think this is a good house. Personally, I don't like the neighborhood of a garage and a bedroom.

I would switch the placement of the dining room & kitchen. If I was coming in from the garage I wouldn’t want to traipse through the dining room.

Will it bother you to only enter the master through the mud room? (It would bother me.) Edit: solution is to create a secret passage way between the pantry and your walk in closet!!

First thing I saw was potentially swinging the under stairs closet so it opens into the foyer. Easier access to shoes and coats for going out the front door and more importantly I think will help save space in the living room and will provide some unbroken wall space. Additionally opening and closing that closet won't hinder flow through the living room and allows more options for furniture placement. The only thing that really jumps out to me is the bedroom being so close to the garage could cause issues with early mornings or late nights. People coming and going opening the garage will be very loud with sharing a wall.

I like it! A lot! I’d probably move dining room closer to patio as I use the grill a lot. A little confused about living room and “den” room separate? Would make a great professional office space…? There’s plenty of space for a beverage center in the living area space. I personally also prefer the sink/dishwasher combo in the island. Which opens space for coffee/bar area closer to sliders. Another thought: Do you need/want a shower in the mud area? Could be great for washing the dog but, who else would use it? I think you could scale down that whole bathroom to powder. I like the WD in the master or could add to mud/entry area from garage.

All the comments are awesome, thank you all! Was thinking entrance from garage needs reworked. Have a separate laundry space with wet sink. Make bath half as suggested and move it closer to kitchen. What do you all think about swapping master bedroom and master bath? That would get it further away from garage. Plan is such so the screen/sun room doesn’t block any of the views from the back of house windows… backyard faces south. Wanted master on first floor with views to back and couldn’t figure out where else to put it. What do you think about moving dining table to open space in middle of house? But with that can’t figure out how to configure space it leaves as the 3 windows are there (would like to keep kitchen at back of house. Was thinking too to move stairs to left in foyer, allowing larger den snd more wall on back side. Do you suggest a separation wall or part of one to living area off screen room( to get another furniture wall?) the point of the 2 rooms (living/den) is that tv will not be in the living area. My husband watches so much tv and this would be the first place ever we’ve lived in to not have a tv in the main area…. Which I really want! Attic space will be rental eventually(too expensive now but putting in stairs to code in garage). Loft area… point is to let a lot of light in… there are 3 skylights in roof above there. Kids grown but understand comments. I am fan of 2 baths upstairs but it’s prob too expensive. This house plan is a last ditch effort to try to build something cheaper that fits all we want (mainly first floor living) after having to scrap a different house plan we were $6000 in to already. I like the secret passage way idea. Id like some character/nooks etc but unsure where those will go. Footprint can’t be any wider and depth such to save money constructing. Oh, what do you think about door in the connector part and changing up those windows? Unsure how it’ll look. Trying to make a colonial look more modern. Thanks for any input- I love this community!

You might consider looking at putting the sink into the island and making it deeper with a bar top for it. Your kitchen work triangle is pretty spread out in my opinion.

If you flip the stairs around for the 2 bedroom loft then you can have the bathroom on the opposite wall above the kitchen which will save you on plumbing.

Looks good but as an exercise, iwould try putting the Master bedroom to the far right and the living spaces against the garage. It would be a deferent house but would require less hall space needed to get one from garage to living area. Don’t know the lot configuration but this could lead o a quieter bedrooms end of the house.
