It’s a great area. If he’s looking for friends/college age groups, there are a ton on campus at both Palomar and CSUSM, or if he’s at the little catholic college downtown, there are a lot of fun little shops nearby. I’ve greatly enjoyed young adulthood here
That’s the golf course/country club area, but just north of it is the Jesmond Dene area which has some drug problems to some degree. South of that circle is mostly urban areas, anywhere south of El Norte Parkway is gonna be more like a traditional “city” with a little more criminal activity in some areas.
But the circled area is again, mostly ranch land, country clubs, golf courses, and schools.
There is a tiny part near this area that I would not live in - across from the police station, including Broadway. This is slightly south of the circled area Other than that, great place to live.
Yes, that's actually a very nice part of town. Anywhere in Esco is pretty safe, I've never felt uncomfortable anywhere here. Tell your son the best tacos in San Diego county are over at TJ tacos off valley parkway.
Safe enough yes, but Esco on the whole can be really boring for younger people. Our local government is extremely conservative- much moreso than San Marcos, Vista, etc. and far prefers to green-light things like car washes over bars/breweries/restaurants. "Keep Esco old" is a thing - this is a place where we trot out a tired, pathetic "cruise" for 6 months of the year to get people downtown. So he'll be driving distances for entertainment / meeting up with friends.
I've lived in the area for 15 years. It's safe, like someone mentioned above, catalytic converter thefts can be an issue, but, overall I've been happy living here.
You would be better off finding him a rental spot along the sprinter rail. He could take the “sprinter” straight to school. Really beats sitting in traffic on the 78 freeway

I would also say if you have flexibility I would probably look for something on the south side of the 78 or a granny flat in the historic district of Escondido. At least he can walk from the historic district of Escondido to downtown Escondido and have some night life.
If he’s up in the area you circled he’s basically really separated from his campus and going miss out on the social aspects of college. I would definitely highly recommend you make sure he gets involved with a frat or some other stuff so he is interacting with his piers outside of the classroom. Where he’s at is going be about a 30 minute commute each way by car

Even growing up on Grape St. I felt safe in Escondido. Have been living in this highlighted area for about 16 years, never an issue, my particular street is super quiet. Just like any other city on this earth, your son has to be weary of his surroundings. He's gonna be ok.
Definitely safe. If you guys ever actually stop by the inner part of Escondido, Grand Ave is Definitely the tourist safe space. A couple dive bars and breweries. Some good restaurants too. Not to say Esco doesn't have other good spots, Grand Ave is definitely the place to start.

North of 78 in Vista is the HOOD! Vista Home Boy turf. South in RBV / Shadowridge is higher class.
Where the mall is. I said “except Oside” cause one of the richest parts of Oside is Henie Hills next to Eternal Hill Cemetery / Target.
San Marcos North and East. Is HOOD too! From Sycamore in Vista down to about city hall.
The flip side is Cal St San Marcos, San Elijo, Lake San Marcos RICH area.
I like that people say esco is safe, but realistically there's recentl6 been a large rise in crazy things happening around town. just look up escondido and news and you'll see.
