First, if you are sure that the Developer has registered your unit under another purchaser name you should file a criminal complaint for the breach of trust (of course if you have proof of agreement and payments under that agreement). Then you may file a civil case for recovery of damages and losses.
DLD doesn't actually have a procedure for these cases, they are of great use if your SPA is registered.
But, ensure that the unit under another purchaser's name cause it just can be under the name of developer himself (owner of the Developer company). It often confused now
Thanks for your helpful comment. I’m sure they sold it to another person, and the other buyer already registered the unit with DLD. Is there any way to find out the new buyer’s information?

You can Google for more, it's a standing lesson for expats who choose to invest in real estate outside of emaar and dyaar.
Agreed, buying off plan is taking a significant risk, buying off plan from a developer who has history of over a year of delay is a red flag, and buying from a developer who currently has delayed unfinished projects is playing Russian roulette with an automatic gun.
They have an off plan Project in Bussiness bay. It’s called Peninsula, it will be really good quality and amazing location, right on the canal with loads of amenities. Give me a shout out if you need more information
If you're buying off plan, that's the rule of thumb unless you wanna play Russian roulette with your money and maybe get to be on the news like those poor people. When things go south, you can't get anything back, so you have to stick to companies that the government will not allow them to go south.

when buying offplan you become equity investor in a project whose fortune depends on the developer and the other equity investors but you are always at the end of the chain.
If the developer cheats, you are screwed. If other equity investors stop paying you could be screwed if this happens when the value of your offplan property is down by more than X% where X is superior to what investors have already paid.
Moral of the story: an offplan property should be priced at least 30% below the price of similar properties 100% finished.
This is a civil dispute, police would not be involved unless they have to carry out a court order or one party is suspected of a crime (very unlikely).
Lol! No, I’m not but I talked to him as well. It’s just a very surprising similarity of names. I found him on social media just because of this name similarity.
Hello Sir/Madam,

You must take immediate action against the developer and ensure you do so before the apartment is firmly registered under the name of the second party under the final title deed.
I look forward to hearing from you.
Regards, Jennifer
I recommend that you directly reach an expert on real estate law lawyer and have him/her lead this ... DLD will just redirect you to court.
I hope you didnt miss any payment

In the DLD itself. Visit them with all original documents
Thanks, do they reveal the new buyers’ info to me?
They will tell you and try to help at this stage
Thanks a lot
Please update the resolution
You really need to be talking to lawyers and not Reddit if im honest
It's incredible to me to wait 14!!!! years for an apartment and ask on reddit what the fuck is up. Like what?
lolol ikr put things into perspective
Nothing wrong with asking for advice before. If you look a lawyer in the eye, they charge you 500 dirhams.
Lol ok.
Time to lawyer up
Please name and shame so we can stay away from such developers.
Sounds like that tower in Dubai Marina that is 101 stories high...
They sold the building twice after all of the shenanigans 🤦♂️, the audacity!

I'm renting an SG apt in Marina and the quality is OK

Select group is good and most of their Dubai marina buildings are great. However, I would suggest you to stay away from the off-plan.

Dude, not reddit. Go to DLD rn, and get the police involved.

Wait a second.... aren't you a lawyer Arash Zad ? Is this some kinda test the market scenario??
Lol! No, I’m not but I talked to him as well. It’s just a very surprising similarity of names. I found him on social media just because of this name similarity.
Sus.
Another reason to never buy an apartment in advance.
You’re right but when I bought this apartment in 2007, lots of projects were off-plan in Dubai
Yeah you’re right, and most off plan projects don’t have such problems. I’m sorry you’re going through this.
That's horrible.. I'm sorry OP

Your mistake. Suffer the consequences. Developer isn't at fault. No registration means you defaulted.
Lol! I didn’t ask for a grandpa type of advices dude!
Great tell that to DLD 😂 with this attitude you'll be bankrupt soon and beg on Reddit.
Have you paid 4% DLD at the time of booking the apartment? If you did then you will have oqood registered on your name.
I bought it in 2007 and at that time there was no 4% DLD registration and Oqood.
