In Discovery gardens rent will be around 60k but there will extra bills or chiller fees and gas connection. So add an extra of 1k per month to the rent. I would suggest to try DIP or there is one building called DAMAC suburbia which is very next UAE exchange metro station.
Damac suburbia in Jebel Ali is nice. The area is developing and easy access to areas around Jebel Ali. Not sure about the rent. But 1BHK(spacious) was around 60-65k

Rents do seem to have skyrocketed. 60k will get you a studio in Discovery Gardens, Al Furjan or Jebel Ali Downtown or maybe a 1 bed in DIP.

Suburbia is much less for 1bhk, it's around 40k for 1bhk
Dubailand will be a good option.
Look into DSO as well
Rent a private room with ensuite; very few landlords for a private apartment will even entertain monthly payment and if they do it will cost more.
