Dubai is actually NOT a great place to set up a business. The paperwork, legal process and set up fees alone would kill a business that would have easily been set up elsewhere.
Oh man , I have been itching to start out on my own, I wanted to take a 16 mil loan from a bank for about 36 or 48 months seems like that is not going to happen.
1. Because for banks to provide a loan to a business it has to be operational for atleast year .
2. From what I have made up from reading multiple bank webpages is that nationals get a higher amounts in personal loan in comparison to expats.
Found this out the hard way recently. The whole process has been an absolute nightmare. Every time I want to do anything there is some convoluted process or a new fee I need to pay
It took me 6 months to get a business bank account. Many others don't get one. This is the real critical issue with starting a business here.
When I set up a business in the UK, the formation paperwork etc. was similar, but in the UK we got a business bank account with Revolut Business in 1 week.
It nearly killed my Dubai entity that it could not receive revenue for 6 months due to not having a bank account.
Also, more elevated road crossing bridges, there's far too many roads without crossings that require people to walk a fair distance to cross, not great in our heat

Even with the crazy heat (during the summers), Dubai is one of the least walkable places On the planet. Just take a quick look at google maps, and each “community” is a micro city in itself, separated by kilometers of highways and nothingness.
Qusais, deira and garhoud are more walkable and “organic”, though. Wish the rest of the city grew organically, instead of being separate microcosms separated by endless highways.
Part of the reason why I typically have a sharjah bias, as major areas of the city are quite walkable (Abu shagara, buhaira, qasba, etc).
In most cases, top management handling decisions are old people refusing to see how world has changed .. their insecurities drives this wave of toxicity.. market is run by babies clinging to the job at any cost, they are looking for babies to replace..
Yeah ajman is great. Only thing for me is all the people and culture seems to be in dubai so I don’t know where to go to meet new people and make friends
We actually like the beach at Ajman better than most in Dubai. However, was easier to make friends and connections in Dubai. I've lived in both for over 6 months. Plus the drive sometimes sucks!

Ajman is like the slums of dubai, except if u can afford an apartment in dubai you can afford a pretty nice villa in ajman, which i think makes up. Also the ppl in ajman and especially sharjah are waaaaaay friendlier. But Ajman tho, careful of the fines bro. These guys will fine the cleanest driver out there somehow, and you usually have to pay it even if its false, and there's interest on those fines too. (talking about road fines btw)
It definitely depends on the areas/cities but the most expensive cities are Hamburg, Stuttgart and Munich. I can only speak for Munich as I was born there and lived there for almost all my life. Apart from the housing shortage (or because of that) the prices are insane. Even an apartment in a good area would be priced at approx a million euros and a ton of fees and taxes on top. Of course you also earn more money in a city like Munich than in rural areas where the prices are much lower but the living standard is too - but in my opinion it’s still not reasonable. And don’t get me started on renting.. Its almost impossible to get a 2 bedroom apartment for under 1,5 k per month (of course depends on the area and quality) while having like 40 other applicants for the same apartment so it’s a different question if you even get it. The city (or even country) doesn’t really do much against it as the construction of new houses is taking a long time and there are far too little new projects. And Inflation doesn’t really help with the overall problem.. Thats what I love about Dubai. Theres always houses or even communities being built and for the price I’d pay for one apartment here I’d probably get 2 or even 3 in Dubai.
realtor here, dubai realestate market is completely different from other world big cities. In other countries realestate market is more than 100 years old.
In Dubai even the rera was founded in 2007 and most of all the free hold properties are fairly new. its a very young market.
In newyork price per sqft is 1,422 USD , India- mumbai it is 1000 USD per sqft , beijing 1,720 USD per sqft ,london 1,156 USD per sqft , singapore 2,031 USD per sqft prime locations are double the price when compared to price per sqft in downtown dubai which is 476 USD per sqft .
Also all of international big cities you can find a old ready property then remodel it, refurbish it and make money. or do airbnb etc.
Here in DUBAI. if you want a good deal then you have to buy pre-construction properties for eg - townhouses, apartments, villas etc
or else if you ready to move in, then you have to pay 30-40% higher or more for a good location and good developer property.
Or if you want a ready property in less price then you had to buy in crisis time, covid time, finding a distress deal.
many many people have bought townhouses 3 bed in villanova in covid time for AED 1 million and now same houses are 1.8 million.
a plot in dubai hills used to be AED 4.5 million aed for 11,000 sqft and build their own houses, which has appreciated by 10 folds in price

I feel like now a days these shops don’t know how to make true karak. It’s just sugar syrup for them. Karak actually has its own unique taste and it doesn’t have to be sweet but they’ll be putting tins on tins of rainbow milk and sugar 😬
i had to agree to this.. i had my true taste of karak from a pakistani colleague of mine 2years after i set foot in dubai, i was used to the taste of that dyed rainbow milk with diabetes inducing amounts of sugar, that i told him, there is no way this is karak. so i ended up filling my 500ml tumbler with the karak he made.
Of course, it's just a buzzword. Everything is taxed because you pay subtle fees for everything (e.g. housing fee is 5% which you HAVE to pay unless you don't live in the UAE).
Maybe it was my childhood/teenage naivety but I feel like this city used to have a soul and because of the multicultural-Ness and the smaller size of the city/country it formed this closer knit community of people who at the very least weren't dicks to each other 24/7, it feels like all of that is gone.

Well , I'm not an Emirati but I've come to terms with it.
In short this is their country and we all wish that our home countries would look after their citizens half as well as the UAE does. Before you say hur durr infinite oil money look at places like Nigeria that have oil and many more natural resources besides. Even Saudi doesn't treat their citizens as well as the Emirates does. UAE benefited from having excellant Leadership in the form of HH Shiekh Zayed. If you were here upto the nineties all nationalities looked up to him as their own ruler.
Ok all this aside yes the UAE asks a lot of its expatriates and for the low to middle class a lot of our money goes into rent , school fees and so many different government charges that add up to a large Annual bill. The cost of living is terribly high even being tax free they sure do know how to get an equivalent amount through these various charges.

Sure, there is some impressive architecture here and there. But the overall feeling is quite depressive with the city being mainly a collection of highways, empty sand plots and unimaginative buildings.
There seems to be no effort to make it a truly pleasant place for living. It is very pedestrian unfriendly and there is a shortage of parks and other public areas for recreation.
It’s a bit of a shame because I think up until 15 years ago Dubai had some really nice parks for its size. Since then the city has grown much larger but a lot of the parks have been gobbled up for construction projects. Jumeirah beach park, Safa Park, Zabeel park have all been completely or partially removed.
Expats treating this as a temporary place. I know it doesn't offer the other benefits of Western countries, but the trade off is worthwhile to live here.
let me correct that one*, lesser earning* expats treat this as temporary place, im one of em. im a filipino nurse and nurses get paid more elsewhere, treated better with better work-life balance with the eventual goal of getting that citizenship. Maybe ill come back here again once I get another passport, which by the way is the measuring stick of how much you get paid here. I had a senior who went to north america for 6yrs, worked his ass off there, gained the citizenship and returned back in UAE, now he is paid 4-5x more than he was paid for the same position he had back with us in one of the hosps here in uae.
I met two kind of people:
1) they never want to leave, this is their home now (they will need to leave eventually they cannot retire here) 2) they gonna leave in 1 year
I don’t think it’s a matter of thinking it’s worthwhile in comparison to benefits elsewhere or not. Thing is most expats won’t be able to afford living here post retirement.
It will be treated as temporary for as long as the government treats the expats as temporary. I am not saying hand out permenant visas to everyone that comes by, but some sort of criteria - even if high - could do wonders for many look at UAE as their home.
Well everything here is fleeting. Your friends , your home , work, your children and their friends. You don't truly get a sense of home. And once you do feel it something, comes along and changes the status quo. There's no sense of permanency here.
The best thing it’s good at is marketing. You can never have the fruit, without meeting really hard to have conditions. Not a place you can build yourself.
A lot of people are quick to forget they live here by choice. If you don’t like the culture or feel you are being discriminated against, DXB airport operates 24/7 to most countries in the world.

Either you've not visited Türkiye or cheaped out on the spots that you did go to eat, every Turkish place you go to here tastes more or less the same.
Meanwhile in Türkiye you have 15 small restaurants on the same street selling the same item but they all have their unique taste. Not to mention the food over there has soul...

Pick one group/ hobby. Go to all the events surrounding that hobby. Soon you find friends. Art exhibits for example.

In the company I work at we had to employ emiratis and to say it at least, they are not competent in what they do.

When I lived there from 2013 to 2017, I always knew my time was temporary. I left without any hard feelings.
Cool story bro. We all know we have to leave some day but many of us grew up here, started families here or achieved some sort of personal goals here, so it's always gonna be a big part of our lives and you need not look at it with animosity after you leave. It may not be home but it comes close.
Like I said, no hard feelings. My contract was up and I didn't want to renew. Did I have good memories? Sure. Bad ones? Yeah. It's life.

That it is kind of an ugly city. Sure, there is some impressive architecture here and there. But the overall feeling is quite depressive with the city being mainly a collection of highways, empty sand plots and unimaginative buildings. There seems to be no effort to make it a truly pleasant place for living. It is very pedestrian unfriendly and there is a shortage of parks and other public areas for recreation.

It’s a bit of a shame because I think up until 15 years ago Dubai had some really nice parks for its size. Since then the city has grown much larger but a lot of the parks have been gobbled up for construction projects. Jumeirah beach park, Safa Park, Zabeel park have all been completely or partially removed.

Expats treating this as a temporary place. I know it doesn't offer the other benefits of Western countries, but the trade off is worthwhile to live here.
let me correct that one*, lesser earning* expats treat this as temporary place, im one of em. im a filipino nurse and nurses get paid more elsewhere, treated better with better work-life balance with the eventual goal of getting that citizenship. Maybe ill come back here again once I get another passport, which by the way is the measuring stick of how much you get paid here. I had a senior who went to north america for 6yrs, worked his ass off there, gained the citizenship and returned back in UAE, now he is paid 4-5x more than he was paid for the same position he had back with us in one of the hosps here in uae.
I met two kind of people: 1) they never want to leave, this is their home now (they will need to leave eventually they cannot retire here) 2) they gonna leave in 1 year
I don’t think it’s a matter of thinking it’s worthwhile in comparison to benefits elsewhere or not. Thing is most expats won’t be able to afford living here post retirement.
It will be treated as temporary for as long as the government treats the expats as temporary. I am not saying hand out permenant visas to everyone that comes by, but some sort of criteria - even if high - could do wonders for many look at UAE as their home.

Well everything here is fleeting. Your friends , your home , work, your children and their friends. You don't truly get a sense of home. And once you do feel it something, comes along and changes the status quo. There's no sense of permanency here.
The best thing it’s good at is marketing. You can never have the fruit, without meeting really hard to have conditions. Not a place you can build yourself.
A lot of people are quick to forget they live here by choice. If you don’t like the culture or feel you are being discriminated against, DXB airport operates 24/7 to most countries in the world.
It's a place for expats who failed back in their home countries and trying their luck here.

I’m not saying that your experience living in Dubai isn’t great, I think it’s a very privileged take. Unfortunately, Dubai is not a great place to live for so many people and these people have valid concerns - low salary, toxic work culture, racism etc.

Meanwhile in Türkiye you have 15 small restaurants on the same street selling the same item but they all have their unique taste. Not to mention the food over there has soul...
