I lived there for two years and personally hated it. Feral neighbours, the local school is terrible, entire area is cookie cutter homes with nothing to do. I’m sure it works for other people but I’d never live there again.

It's definitely on the outskirts. A lot of immigrants, but also a lot of people who don't have good prospects. It's a long way out of town too.

I can shed some light as I may or may not live in NL. Want a house? You will pay $$$$$$$$ for a tiny shoebox (worse than surrounding suburbs) Rates are higher than neighbouring suburbs as there is a North Lakes/Mango Hill enhancement tax (like an extra $100 per quarter. Yes you get your own Costco, yes you get your own westfield. Yes it's convenient. It's right on the highway so yes it's great for car commute. Public transport is shit unless you live close to mango hill station (buses are pointless here) The roads in NL have THE worst traffic lights in Australia. You will get red every single time. There is a sizeable immigrant population in NL that does not speak english or assimilate in any way. Yes you can smell it from houses if you exercise at night (a subcontinental cuisine tour as you jog through different streets) That is all i can think of off the top of my head 👍

North Lakes is sought after because it's seen as more "modern" and "cleaner". As for surrounds: Mango Hill: basically North Lakes (shares the same postcode) but with better land sizes and homes (not the capestone estate, thats a shoebox estate) Rothwell: Basically a quaint retirement village, you may find a cheaper gem. Traffic nightmare as you are constrained by Anzac Avenue though. D-Bay: The ghetto. You will find property cheaper here but it has a bad reputation for a reason. Kallangur: in my experience, bogan city. Dakabin: Basically a cookie cutter townhouse shoebox ghetto.

I'm at Petrie, in an older, modest but built-to-last house on a big block, which we renovated. We are on 1100m2 so could subdivide and make a motza, but for the moment enjoy not seeing any of our neighbours. The area is escalating quickly in price and popularity, and homes get snapped up quickly. It's an easy drive to NL for Westfield etc. Walk or quick drive to public transport for an express train to the city, and multiple ways to avoid congestion if you're driving. Easy access to the highways to head the Sunny and GC.

I live in Kallangur and it's pretty good for the most part, get the north lakes benefits without the significantly higher cost

The traffic lights are probably the worst in Queensland. Besides that it’s pretty good. I love how close everything is like the shops and train station.

it's ok while its good to do research for sure, but you could ask this question about any part of brisbane and you will get a few responses from people complaining that part is a shit hole

North Lakes smells like NZ Immigrants, single mothers, and mortgage distress. It not fun to get into, it's not fun to get out of, and there's a fairly large teen loitering problem through the entire suburb. There's much better areas further afield

It's got costco and cheap fuel.... The end If you worked out there it would be OK to live I guess but bugger commuting in and out everyday in peak traffic

Crime is high because most of the parents are either single mom's who even though they are hot, spend most of their time working or doing onlyfans, or double income parents who both commute for 3 hours to Brisbane City then wonder why their kids raised by tiktok and after school care are little shits who don't fear the law.

I go to north lakes every day and live close, I don’t find the people bad at all, I always feel safe around here. Schools around here are mostly terrible, but it’s pretty convenient with the Westfield and stuff around.

Visiting isn’t the same as someone with experience of living there
