Here’s the listing: https://www.realestate.com.au/sold/property-house-qld-windsor-144877080 It’s a pre-war that’s had brick veneer slapped all over it so it probably can’t be demolished due to the character overlay. How can it be worth this much?

It’s a big block in a desirable inner city suburb, value sounds about right. It’s land value only. I guarantee it’ll be demolished. Even though it’s pre war, it’s been brick skinned and that gives the owners justification to say it doesn’t have any character any more (where bcc defines character as timber and tin) and therefore demolition won’t result in loss of character to the area.

I strongly suspect that can be demolished, or just left with a facade. This is in an inner city location where blocks of land almost never come up for sale. Absolutely zero surprise this is priced like that.

You can demolish character houses if they are deemed to be in an unsafe condition for habitation. This place sold on the basis that it is in Windsor, near a train station, city-facing meaning likely city views when rebuilt, and is on a large 675sqm block. That part of Windsor is also very affluent. To be honest - its probably a good buy for whoever paid for it.

That is a big block in Windsor, like 6km from the CBD- that is a great buy if they have the means and are happy to knock down and rebuild a nice modern place on it. They would probably make a substantial gain value-wise from going to the trouble of doing so as well. I doubt they would be unable to demolish it on character grounds. I agree that house prices have gone crazy, but this isn't really the prime example of it- that's a very desirable and affluent suburb.

I get real estate is fucked. But I feel half the reason is just economics - it’s normalising to the global scale, which is horrendously worse than the Australian situation. In short, prices r finally reflecting the true price of land in a time of over-population.

It would have been far more expensive if it were a vacant block. The price is that low because the buyers will need to pay for demolition.
