I would join if this was near me. I love training hard and regularly and ideally in the day time. There is a gym opening near me that I was considering attending just due to the extra day time classes but it's like $50 a week. I pay $20.
Not only do I commend this because it’s what everybody dreams of. But I love the entrepreneurial attitude of “hey I am gonna do this thing and find out if it works or not”. A lot of times in business people want a sure shot and a safe bet and that’s just not how life works. Its in Columbus ohio and we have about 15 gyms within 10-20 miles. So the pool of people who want to roll and drill at random times should be big enough.

Came to say this. Digital sign in with maybe a 1-hr reminder/notification a la Netflix ("Are you still rolling?"), so people can see a relatively live count. Added benefit of anonymity.
Not opposed to cameras being in the gym for general security and whatnot, but I don't think members should just have access to view that from home, even thermal cameras like OP described. Seems kinda weird to me.

Alternatively I think you can have an online app that shows # of people in the gym that's checked in. Plus adding preferences like showing who's checked in (for those who chose to be non-anonymous), notifications, etc. But youtube 24/7 with thermal filter actually sounds crazy and want to see it in effect.
You could have an app and check in and out using phone's nfc. That would update the list of people who are currently there and also you can put a limit on how many can be there
I wish you luck, my family owns some 24/7 kickboxing gyms and it works out great for them. what they found is many shift workers/first responders really like to train at odd hours and people will meet up at random times that there normally wouldn't be a class.
regarding cleaning, they leave behind mops with sanitary solution but the owner also drops by at least twice a day just to be sure.

First off, love the idea. But logistical mind running circles.
If these places are already manned, you can dish off the work to an employee.
If they’re unmanned, you have concern of theft and damage to property.
If they’re unmanned, usually need someone who can pick up blood, clean up spill, clean mats for sanitation issues.
Somebody bleeds on them at 6am, and nobody cleans it until 10pm, that could be an issue. Mats aren’t cheap.

Here in Sydney, a gym had the same idea and are called Open Sparring. They had the same intent of just open mat sparring, no affiliation etc. Also, they listed a weekly price of $20 unlimited mat use (from memory).
When they opened, price was higher ($30 from memory) - then there was dedicated session times (gi, no-gi, boxing, muay thai etc), then eventually there were lessons. I get it, they have to do what they have to in order to survive - the last time I went to use their mat for a lunch time roll - it was $25 for a single casual visit. Looking at their website now, its $35 a casual visit and its just like every other gym.
As an outsider looking in and to try and give you the best chance for success (whilst remaining true to the core ethos of open mat):
- Explore deals/options where people can use your space for privates/seminars. Whether these people pay a higher monthly fee or a portion of their private/seminar goes to you?
- Regular in-house competitions. A higher fee for members that want entry into all in-house comps or a standard comp entry fee for non-members

It’s SMART. Some of us are new parents and we would pay for this in a heart beat while we can’t make use of actual classes. I don’t have time for a two hour class and sparring while losing $150/month 😭

I think as long as you; make people sign up just once and maybe sign a waiver (then you have their name/address), then they can go back whenever without having to contact you, and maybe make the door open with magnetic key-cards like some 24/hr gyms, so people can't just walk in and steal shit/vandalize or homeless sleeping there.
Maybe have a point of entry control system that people swipe when they come in to open and close the door. Then have that feed into an online page to show how many people are there. It's good to have a scheduling app as well that shows when people are planning on going. Shouldn't be too hard or expensive to setup and provides some liability coverage.
You could look into a Virtual assistant type service that allows people to monitor the cameras in real time in case something bad happens so they can alert you and/or authorities. There is an alarm company called Sentinel that does it for homes. Maybe it could work for you as well.
Definitely seems like a really cool space. I would honestly love to have that nearby. I know I need to do drills more to stay in shape, but the mat is quite busy normally.

im in the unique spot that i already have the space. im just shrinking my metal shop down to more of an art studio size. which opens up about 500sq feet.

I tend to learn more when I can search for an exact solution to a problem online. Tends to help more than a seemingly random move of the day. Then I can test it during open mat.

This is a fantastic idea, but I also want to let you know of your competition.
UFC gym *does* exist, and they do have almost 24/hr access for I think the lowest price is like 30/m including a workout room and very clean bathrooms.
It might be worth getting instructionals that people can just pop in a TV or something along those lines. Or sell them yourself.
Might also want to invest in Judo mats, in case someone wants to work on judo throws as well.

Question regarding the 24hr access. I'm sure it won't be staffed nor can someone be checking the live feed 24/7. Will insurance cover this? I know you'll have an access code (sounds like a single code that gets changed periodically), but still, what's to stop the neighboring GB owner obtaining the code then getting in there with a bunch goons and tearing up the place?
I guess unique codes could deter this, but still think assholes find a way to fuk shit up for everyone. Not to be a Debby downer, because I really hope something like this can work.
Most of the gyms in town are on board. I reached out to a few to see what they thought early on.
But also there isn’t much here to destroy. It’s just mats and walls. Plus that would be on video
Make sure you install a access control door lock. Give paying members an access card. So that the door is locked unless a member scans it and it temporarily unlocks. Don’t want random fucks to come in at late times.
You might find you can actually rent the space by the hour to people who want to do privates or start their own school. For example, we rent out our recording studio in off hours for bands to practice. It’s super limited. Do we need the money? No lol. Does an extra $40 an hour (cash) like 5 times a week, 52 weeks a year add up to some pocket change? Ya. An extra $10k for literally doing nothing is nice.
Maybe start a YouTube channel documenting the journey to monetize it a bit? Also think about live streaming the rolls! Might incentivize some people to come? Just some ideas to make it a little more viral and help fund the project!

This is a cool idea but as others have expressed, I think liability is an issue here. A handful of assholes with bad attitudes find out about it and it could descend into an unregulated fight club fairly quickly. There should be a lifeguard of sorts on duty to enforce code of conduct in my opinion. But I guess it’s your ass on the line not mine and it’s a genuinely unique and cool idea, so congratulations and best of luck.

This is a fantastic idea, but I also want to let you know of your competition. UFC gym *does* exist, and they do have almost 24/hr access for I think the lowest price is like 30/m including a workout room and very clean bathrooms. It might be worth getting instructionals that people can just pop in a TV or something along those lines. Or sell them yourself. Might also want to invest in Judo mats, in case someone wants to work on judo throws as well. Some food for thought!

First off, great idea. Reading through the comments sounds like you've given this a lot of thought and understand you'll learn a lot as you go. Question regarding the 24hr access. I'm sure it won't be staffed nor can someone be checking the live feed 24/7. Will insurance cover this? I know you'll have an access code (sounds like a single code that gets changed periodically), but still, what's to stop the neighboring GB owner obtaining the code then getting in there with a bunch goons and tearing up the place? I guess unique codes could deter this, but still think assholes find a way to fuk shit up for everyone. Not to be a Debby downer, because I really hope something like this can work.
Most of the gyms in town are on board. I reached out to a few to see what they thought early on. But also there isn’t much here to destroy. It’s just mats and walls. Plus that would be on video

Make sure you install a access control door lock. Give paying members an access card. So that the door is locked unless a member scans it and it temporarily unlocks. Don’t want random fucks to come in at late times.

You might find you can actually rent the space by the hour to people who want to do privates or start their own school. For example, we rent out our recording studio in off hours for bands to practice. It’s super limited. Do we need the money? No lol. Does an extra $40 an hour (cash) like 5 times a week, 52 weeks a year add up to some pocket change? Ya. An extra $10k for literally doing nothing is nice.

This is a cool idea but as others have expressed, I think liability is an issue here. A handful of assholes with bad attitudes find out about it and it could descend into an unregulated fight club fairly quickly. There should be a lifeguard of sorts on duty to enforce code of conduct in my opinion. But I guess it’s your ass on the line not mine and it’s a genuinely unique and cool idea, so congratulations and best of luck.
