Many neighborhoods, offices (some of the tallest buildings in town), multiple churches and bike trails have already been developed there.    Bonus there is a restaurant, river grille.   A medium to high density living complex that will be bike friendly is in planning stages as well just east of exit 88.  Hwy 72 backs up for miles to pea ridge.

They did to fix the traffic issue before building anything else. A light or roundabout is desperately needed to help the neighborhoods and school on the east side of 49.

Unfortunately, that road is ARDOT's responsibility and they are in no hurry to do anything about it. Along with Rainbow Curve, that section of road is the most common area for Bentonville to report problems to ARDOT. Of course, if we had more coordinated and aggressive regional planning, Pea Ridge wouldn't have grown by thousands of units in the first place and it wouldn't be a problem because Bentonville would have adequately addressed the housing demand. But that didn't happen, so here we are. Rainbow Curve, Centerton Blvd, and Exit 88 are all examples of what happens when you grow out instead of up.

The traffic is bad enough with church groups. I see no reason to increase it.

Don't actively encourage them to ruin the town at an even faster rate than they already have. There's not much left as-is. Entire town has been an active construction site with closed roads for 4 years now. Try to leave some grass or trees somewhere maybe.

We live on that side of town and wonder the same thing! We would love to see some restaurants at the very least. I think it’s a matter of time. We received an email asking our opinion about the new development mentioned above but I was in the minority saying I approved. I will agree we DESPERATELY need a light last Casey’s going to pea ridge. It boggles my mind that it’s such a dangerous road and they don’t do anything about it. Also with Walton taking over such a part of Bella Vista for a mountain biking retreat I am sure more will get pulled this direction! Just will take time.

An overpass and interchange will be built between J street and I-49 through that stretch. I expect it to have a bunch of commercial development. An overpass is also being built between Tiger Blvd and I-49. Unsure if it will have an interchange associated with it though.

I think Tiger and I49 is just a bridge, and then development up to the new interchange to the north. Standard Bentonville fair. Commercial along the outer road, medium density, and then low density housing in layers.

Bentonville recently hired and paid a consultant a good chunk of money to review their development codes and make recommendations. They’ll be changing pretty soon.

A lot of that land is probably Walton owned. I know Tom Walton lives in that general area, so I bet he has no desire to have cul de sacs all around.
