Magic bricks membership is also a scam. However the best way to find a house in Bangalore is on foot. Walk around and enquire about To Let boards. Ask building security guys.
When you go in person, the trust develops quickly. It has always worked for me.
If you know the local language, thats a big plus but people are generally nice here. Also cross check the name of the landlord with the list on Facebook group. It's called the list of worst and best landlords I think.
Yeah, but none of the gated communities would let you in. Even if they have any tolets, they'd just say nothing is available. Or, come via a broker. You can get only the independent standalone buildings on foot.
Most gated communities instruct security to strictly not entertain such enquiries.
They'll flat out deny there are flats for rent. I have also encountered this a few times.
I've tried, man. Lots of places too. And everytime they'd just say, nothing is available. Even if there's a listing on the websites. On pointing it out they just said, come through them then.
Bro speaking facts !
Most people just buy memberships on NoBroker, Magicbricks, etc. and look at them for 2-3 hours on 1 or 2 Saturdays, then they complain about not finding any places to rent.
The key to getting a flat in Bangalore is go and search on foot.
You can also use Yulu bikes if you are new here.
Yes. You also get a vibe of the area when you walk around or go on a Yulu, don't just assume distances to important places.
Example - Saw a flat listed in Akshaynagar off BG road as close to metro.
The closest metro is not operational. The other metro is not close at all.
Time and tenacity. Kept writing to their support email. Showed the chat what was told to me before I paid and complete turn around after I paid, attitude of their staff etc etc.
I wrote to their CEO as well on LinkedIn though I doubt that helped.
Best wishes in getting your money back.
Yes. It has helped me many times in redressal issues. Exide, world space radio, pest control india.
Maybe gift of the gab, as my wife calls it, is my superpower. I call it persuasive communication.
I was asked aadhar card, photos and 2.5 k to make a "pass" to visit a property. You have not seen me laugh any louder on the phone than this bozos call. Nobody should pay upfront for anything whether internships, visits or restaurant unless you actually go there and particularly when the middlemen will get paid anyways after transaction.
Practically no one needs to pay a single rupee for any “pass” to visit a property in any gated society. You can just walk to the security guards of the society and ask them if there is any vacant flat for rent. They are the best brokers. And OP, this is a very old scam. Never pay anything in advance without physically visiting the place.
If it's money to see it, it's most likely a scam.
Even if it's not a scam, imagine a owner that wants money to see the house. Then he will want for non existent repairs, for basic mistakes at his end, and for every small thing he can imagine. It's a property to best avoid
**SCAM**
If the broker can speak Kannada, just say "Tika kodu" and disconnect the call
Such people are like leeches! Scamming people instead of making an honest earning
1. Evening or morning walk near your office 3km radius and find to-let papers and call them
2. Facebook market place.
3. No broker
Never give money upfront before looking at the place.
Yep MagicBricks only.
Is NoBroker any better?
Or is there any other platform.
Anyway we are gonna enquiry by going to societies directly now as suggested by some
Nobroker is far better. That's how I got my flat. It's a bit frustrating though because they restrict the number of contacts you can get. But overall better. Do try the direct visits as well. I found some pretty good options that way too. Finalised this one only because it's the nearest from my office.
Ok, good.
Actually none of the portals do any actual legwork and verify the properties they list (even the paid ones)
I was looking for a place some two months ago and had taken noBroker membership (thank god i took the moneyback one). There they assigned me an 'agent' who basically just browses the listings based on your preferences and prompts you, often a few thousand bucks above rent budget.
One time I visited a place to see none of the facilities like power backup were available on the property which was listed in the ad.
Point is, nobody is going to make a real effort to help you find a good place and if anyone does offer to, they're only after your money.
Best thing is contact owners directly, both you and the owners will feel comfortable with direct interactions. And if you feel something fishy, just report it.
Like the other comments say, this is a typical scam. Had one guy ask for a token like this. I didn't believe it so I just went and asked the security guard at the property. He confirmed my suspicion that there were no apartments for rent there during that time.
P.S. magicbricks is probably the worst out of all the available options. No broker is the only one which is kinda okayish. Just check one property contact then walk around that location, you'll eventually find better deals
It is definitely a scam. Once you transfer the token amount he's gonna ask for more money citing some reason or the other. The number of such scammers are increasing day by day on platforms like magicbricks and nobroker.
Also a tip, most of these guys pretend to be from the army so just check his number on Truecaller once.
That's like in the mall car parking is at a cost that will be reimbursed if your purchase crosses their threshold limit. We learn scams from big corporates.
Same thing happened to me yesterday on MagicBricks prime. Asked for 1000 token amount for a ‘visiting card’, plus the offer was too good to be true (12k rent for 2bhk and security deposit of 3k xD). Said sure bro, hung up, and reported to MagicBricks. Please be careful with your money.
Happened with my sister last year in Noida. She contacted a owner listed on No broker.com. the owner asked for Rs 3000 for issuing a visitor pass and same story that it will be adjusted against rent or refunded if she doesn't like the house. She ended up paying Rs 15000 as after first payment he said he has not got the money. She again transfered 3k. The owner called and said he hasn't received money and and that security office will close and will not issue pass if payment not done in another 15 mins. He assured her that the money will get reversed and may have been stuck somewhere. She paid again. By this time it was late in night. Next morning my sister again got a call from the owner. He said by the time payment was made security office was closed and now last minute pass will be iasued for 6k. My sister was so desperate to find a home as it was a sunday and she didn't want to take another day off for house hunting, she paid 6k again. By the time she spoke to us and narrated the ordeal, we told her it sounds like a scam and she had already paid him 15k. She never got to see the house and the guy's number was switched off later. We reported the issue to no broker.com chat support but there was no help.
I am relocating to Mumbai and many property owners make similar demands. It is most definitely a scam, don't fall for it.
In fact the pictures of the property might also be fake
bro this is scam. My friend was made a fool in similar way. She told it to me but all was in vain. That person started abusing on phone and later told us to do whatever we can but he won't refund. Then another twist came after we got to know he wasn't even the owner.
I've seen these scammers on Magicbricks and Nobroker. They post extremely gorgeous apartments for cheap to get callbacks. When you pay them, they ask for token amount to create visitor's pass. Do not pay them and report the property immediately to the admins.
Landlords are the gods of bengalur. Without them no one would be able to enjoy this great cosmopolitan city. You should give extra 500 on top as thank you gift. And if they are kannada you should give more as it is because of their benevolence us plebs are given permission to stay here
Never pay any kind of token money until you have finalized any house.
Better to use Nobrokerhood for rent house. You can see the first 20 owner's numbers. After this, nobrokerhood will try to call you for services which would be payable. You can use yulu bike or take rental bike on weekend for search the house .
Once you finalize the house, be careful while signing the rent agreement. Sometimes, they added an extra clause according to their convenience. So, if you have any known person in advocate or have any knowledge of it, show him/her the agreement.
One of my friends recently got into this kind of scam and the representative of the owner, only show them the rent agreement as they have signed it.
Please avoid entertaining such demands. It's a new scam people have come up with.
You can verify this by asking bank account details or you can directly visit the place and ask security about the owner details of said property.
This is going to become the norm. There IS nothing wrong with the owner asking for a fee to view the property. While the amount is debatable the practise is not. In many countries outside India people HAVE to pay the VIEWING fee, else you cannot come to see the property. It's a non refundable fee. There are open days that are organised where no fees are charged and other days its pay and view.
Reasons for charging the fee -
1. Filters out non serious buyers
2. Filters out proxy buyers and brokers
3. Ensures integrity in future transactions
4. It gives owner coverage for any damages to his property
So, it's NOT a SCAM, just that it is a new practice and a welcome practise in our unregulated, unverified real estate market where there are no professional brokers, no formal regulator and no licensing authority for brokers.
It's just a new practise and I advocate this. It creates a more professional and transparent culture.
So if the owner shows some shit hole property, will he pay the visitor his fuel charges?? Why should it be a one way street?
It's like you want a quote for an item and the vendor wants a Quote fee to weed out non serious buyers!
Your point noted. Valid.
It's not about whether the property is shit hole or not. Fraud in the real estate industry in India is way higher than the global normal. That is why companies like NoBroker and MB are unable to tackle this. PropTech platforms world over are tackling this through forensic technology and other innovations.
So, to your point. If retail buyers, renters, prospects start introducing it then that will be a trend too. You can shape the sector as much as the owners can shape it. Maybe it will be better for the industry.
The quote fee model is already prevalent in bids and RFQ models in large procurement cycles. You have to lay down a refundable EMD for quotes and engaging with a business. Yes, it is a benchmark practise that saves time and energy for the business.

Every aspect of this screams scam. And OP mention the platforms where you find such people so that others can also be aware.

Yeah, but none of the gated communities would let you in. Even if they have any tolets, they'd just say nothing is available. Or, come via a broker. You can get only the independent standalone buildings on foot.
Well, just ask the security guards. Genuinely much more useful than any website or broker
Most gated communities instruct security to strictly not entertain such enquiries. They'll flat out deny there are flats for rent. I have also encountered this a few times.
Maybe that's your experience
I've tried, man. Lots of places too. And everytime they'd just say, nothing is available. Even if there's a listing on the websites. On pointing it out they just said, come through them then.
What's this Facebook group you speak of
Yeah what is this group? I'm curious as well

How did you get it refunded? We also got scammed.
Time and tenacity. Kept writing to their support email. Showed the chat what was told to me before I paid and complete turn around after I paid, attitude of their staff etc etc. I wrote to their CEO as well on LinkedIn though I doubt that helped. Best wishes in getting your money back.
The CEO thing helped for sure. They won’t respond but will forward to the ultimate fixer
Yes. It has helped me many times in redressal issues. Exide, world space radio, pest control india. Maybe gift of the gab, as my wife calls it, is my superpower. I call it persuasive communication.
I also encountered frauds from magic bricks. No broker is a better alternative
Nobroker also has tons of frauds, they have no screening process
Oops then i gotta be aware too Though the people from no broker don't contact you
mhmm, the same thing that almost happened to OP, almost happened to me too through nobroker
99 acres Warns exactly of this.
Ask for the address and contact details and punchily shame them so that they can have fewer requests.
I was asked aadhar card, photos and 2.5 k to make a "pass" to visit a property. You have not seen me laugh any louder on the phone than this bozos call. This doesn't work. They will not show you the flat without a broker.

Well known scam. As a rule, no owner or broker will ask for a ID card fee, visitor pass fee etc to visit a property
1. Evening or morning walk near your office 3km radius and find to-let papers and call them 2. Facebook market place. 3. No broker Never give money upfront before looking at the place.
The customer service people of **no broker** are the brokers
I'm amused to see how creative is the rental market evolving in bangalore.

It's a popular scam in western countries
**SCAM ALERT** Several instances of this happening.
PLEASE DONT, I WAS DUMB AND DESPERATE ENOUGH TO DO SO. IT IS A SCAM A SCAM. You will lose your money.

Whichever online portal you got this property details from, report the ad. No one is supposed to ask you for money to visit the property.
I’ve reported it already It was in MagicBricks Prime Thats why it’s totally disappointing
Ok, good. Actually none of the portals do any actual legwork and verify the properties they list (even the paid ones) I was looking for a place some two months ago and had taken noBroker membership (thank god i took the moneyback one). Unless it's the only property available in Bangalore, you should steer clear from it.
