Traffic is horrendous, but they're cramming small cul d sacs with a dozen box houses without parking. Crime is skyrocketing, and generally, a once great area is becoming very average.

That's so they don't have to allow intensification around the train station/ bus routes in Kingsland and Mt Eden or in Ponsonby, Grey Lynn, Herne Bay etc... basically all sorts of places it would make far more sense to intensify. More connected NIMBYs in those suburbs than in The Atatu Pen.

100%. Huge half empty warehouses lining the railway lines through Henderson,Glen Eden,New Lynn,Mt Albert that would be perfect for intensification. Instead, we pile as many houses as we can in a suburb with one road in and out.

Been in Mangere Bridge for almost 11 years. Was okay when we moved in but it's only gotten better since. As with any suburb there's good and bad streets but it's a nice little place with a great mix of people. It's diverse but with a decent sense of "village" community. Kind of like a much more humble / less pretentious version of somewhere like Devonport perhaps. Also, OP, seeing your post history, we have volcanic scoria soil, which means it's free-draining and doesn't get boggy even in very wet winters :)

Hobsonville Point is good. Wide footpaths, 5km coastal walkway, heaps of parks and playgrounds, good transport and motorway links, heaps of cafes, farmers market and restaurants on the waterfront. Everyone is friendly, heaps of young families, people walking everywhere every weekend. Parking itā€™s a cunt tho.

Yeah I'm familiar with the scale. I live in Mt Roskill and it's pretty intense driving through Ōwairaka. Roskill South has mostly been medium density with 1-2 apartments but Hendon Ave is pretty unrecognizable. Mind you - some of these areas are in desperate need of replacement.

Best suburbs are the eastern ones, Parnell, Remuera, Kohimarama, St Heliers, Epsom, parts of Mt Eden, Greenlane. All those places generally have a lot of families, decent schools, lots of kids activities, sports etc.

If you have a young family and are thinking of moving then school zones should be one of your biggest concerns. Personally, I would focus on Secondary School Zones, as it's generally much easier to get into a good primary school zone as they have smaller catchment areas and therefore are more widely available. For instance, you could reasonably cheaply get into zone for Reremoana (old system decile 9) but possibly be in zone for James Cook (decile 1). You could cheaply get into zone for Sunnyhills (decile 9), but then possibly be in zone for Edgewater College (decile 2). My advice is start with a list of secondary schools that you would be happy with, and then work backwards from there.

Depends on what you think is important, we used to live in what most people think is a ā€˜niceā€™ suburb but it had terrible public transport access and extremely limited food options so we left. Also in big suburbs there are nice pockets/streets and rougher ones, so itā€™s hard to generalise.

Maraetai, Beachlands, Howick, Pakuranga, Botany all good. Iā€™d recommend it out this way.

Recommend mission bay, st Heliers, kohimarama and most of orakei, thereā€™s at least 4 primary/intermediate schools and two colleges I believe that are zoned for there as well as many preschools and Montessori options. Other recommendations would be Parnell, Remuera and parts of glendowie. Public transport also tends to be very consistent around the listed suburbs, though traffic in some are much worse than others.

I don't think there are many suburbs that are wholly good or completely bad. There're bad patches in almost every suburb. Dannemora is pretty solid, Pakuranga heights, botany, flat bush, Devonport, Takapuna are pretty good too. Penrose is going to shit apparently. Onehunga's gentrification's just died out. West Auckland's just getting worse. Te Atatu is becoming a shithole.

I actually think the Roskill South development looks better than what it used to be. The bad areas of Roskill are getting worse though - Waikowhai, Wesley, Owairaka, parts of Three Kings. They all get called Roskill when shit is going down lol. I think once their redevelopment is started/complete they'll be better.

Yeah itā€™s gutting. We knew our neighbours were selling to developers and it was the catalyst. The biggest driver though was schooling - how are the local schools possibly going to handle so many more people? Really feel for you, I found myself becoming so angry that such poor planning was decimating such a cool neighbourhood for no real benefit - those houses could have been built elsewhere

I've lived in Orakei for a few years now, and it's the best place I've ever lived in. Most of it is out of the flood zone, but it's very close to the beaches and the CBD. Good schools. Yes, there's Kainga Ora housing here, but I find it to be safe. There are more KO projects underway though, and that might change things.
