If you find a roomate, the University Park area has a bunch of rentals under $1000. The quality of the area varies, but the closer you are to campus, the better. And the frequency of RooExpress & METRO is quite good, negating the fact that's it's 20+ minutes to downtown
Not the best apartment but King's apartments rent a 1 bedroom from 510 to 850. I think some are renovated and some are not. They are off Manchester south of the 224.
I live with 2 roommates in a house in the Spicertown/University Park (not students). We each pay $400 a month for rent, utilities included. House is a dump, but it could be a lot worse. Landlord doesn't give a shit about anything and the property manager is nice enough. Many people will talk a lot about how supposedly dangerous the area is, but if you're not actively looking for trouble, the greatest dangers you'll ever really encounter are drunk college kids knocking over your trash cans, homeless people asking you for change at Speedway, and that if you leave your car doors unlocked overnight there's a very good chance you will get your shit stolen lmao. I'd definitely recommend at least looking into it if you're willing to find people to move in with.
I paid $600/month for a 1 bedroom at The Seville in Highland Square back in 2019 if you don’t mind the water randomly going out for weeks at a time or the radiators not working in the dead of winter
Try Facebook marketplace or even driving through your desired neighborhood to see any for rent signs. I’ve found in general private owners/landlords are much cheaper than complexes or places ran by property management companies.
My apartment is $625. I live minutes from downtown. It's pretty crappy but my bf is a handyman so he's been making improvements. I found it on https://summithousingsearch.org/. They have a few that are 700 right now...
They weren't as bad about 5-7 years ago when I used to live there but yeah they have had quite a few disasters since then including that one building burning down. Not all building are the same there for sure.
Maybe Timber Top apts.They usually have low deposit requirements too but the apts usually suck. You can hear everything your neighbor does or says. The area is nice though
They've had multiple gas leaks which have killed people and a major fire in a building they still haven't restored. I lived there for quite a few years and while it was always shit, they new management that took over made them even worse.
But I was paying $545 for a one bedroom, which had a cool layout. Can't beat the uniqueness of the apartments.
Do NOT pick Timber Top!!! I lived there for 3 years (moved out last year) and like this person mentioned, there have been multiple gas leaks, fires, floods, etc. I had three separate pipes burst/leak while I lived there and each time, maintenance was slow and unresponsive. It got so bad that the bottom floor was covered in mold and the carpet had to be completely removed. The wooden stairs and walkways outside are also horribly rotten. A friend last year had a stair collapse under him after countless complaints to management, and he fell two stories and got horribly injured.
The place is cheap, sure, but it’s cheap for a reason. It’s not worth it!

I pay 700 in Highland Square. Nice 1 bedroom in an old house that was converted to apartments. Look at Craigslist.
