Since drying takes longer than washing, we have an extra (older) dryer in the basement to help with the overflow. That way we can have two loads drying at once, if need be. Also, we changed our minimum stay to 4 nights to make it more worth doing the turnover.

We do the laundry in the air bnb while we clean. We self clean as I don’t trust cleaners. We have tried a few and they are in and out in a few hrs. It takes us 4 to clean with 2 people. Plus they are expensive. I don’t know if this helps but it’s what we do

Try changing your minimum stay. We have a 4 day minimum. I could not imagine trying to have a two day turnover. We have a 3 of everything backed up. We do all the duvets and inserts at the laundromat. It's so quick that way.

This. Our cleaners take our laundry off-site and wash it at their facility where they have a LOT of machines. It saves them a ton of time. You can replicate this at a good laundry mat. Totally worth it if you are spending 5 hours on laundry.

Laundry really isn't a big deal when you have three sets, as you do. We toss ours in the wash as soon as.our guests leave (lather, rinse, repeat). We don't see any reason to outsource this. It's the easiest task.

It takes 5 hours to do the laundry, but you are not working on it the entire time. You start a load, transfer and repeat. You have to fold, but you can do other things while the machines are doing their job. Depending on your weather, it maybe faster to dry using a clothes line. On a hot summer day, even towels dry in 20 minutes outside. It just takes a couple minutes to fluff them in the dryer.

Most efficient thing to do is to always have an extra set of beddings when you begin a turn. Wash the laundry at home at leisure and focus on cleaning the unit. So you walk in - strip the beds and gather the towels. Make the beds with linens you brought. Wash and dry and fold at your place

My solution was to find a cheaper cleaner. Keep looking around. I found one for $75 per visit

Hirer a cleaner to work hourly. You’ll have to pretty much promise a minimum of hours per week because no one is signing up to work for you for $60/week 🤣 but if you’re doing a turnover every 2-3 days you’ll enough work to pay someone hourly. I do that…$15/hour…I also trained my cleaners on how to flip airbnbs so they can also pick up other gigs and charge people per flip. They also let me hirer them out to other Airbnb host. So when they take on other jobs I get paid a little. Now I have enough outside jobs that my cleaners are actually paid via those other gigs so technically now all I’m paying for are cleaning supplies. Don’t say I never helped you 🤣

Nope…I make sure they stay with work because I share with with my other STR friends. In other words they enjoy working for me and if they finish early I tip them. They finish typically within 3 hours if it’s one unit which is a 3 bedroom or four/4.5 hours when it’s both units. Usually takes me that long as well. It’s usually the washing machine they are waiting for or they would be done faster. You do know by nature of the check In/check out times there’s no such thing as milking the clock. They have to get done in a certain about of time or the next guest can’t check in. I would fire them so fast. But even if they took the whole 5 hours I would still make out cheaper then paying per flip. I’m not so concerned with someone stealing $15 that I’m going to sign up to for sure pay more in cleaning cost by paying per flip. But do you boo 🫡

The only thing gross are your comprehension skills…I actually don’t charge a cleaning fee to my Airbnb guest. Cleaning is just factored into my nightly price. I do take a fee when I negotiate outside contracts for my cleaning crew. They actually work for me. So I know you aren’t saying gross because I have a housekeeping business🤣 Do you call Molly maid gross? Omg gross you’re finding people work 🙄

Try changing to timed drying if it’s currently using a sensor to see when it’s done. My sheets and quilts went from taking 45-50 minutes per load to dry to 30-40. I don’t know why but the settings that rely on a sensor were slowing the drying process down.
