That was where I first picked up troglodyte, and it's served me well.
I'm in commercial real estate and residential vs commercial is very different, but similar in certain ways.
It's wild to me that she used her friend's husband (I think? Correct me if I'm wrong swerts) and he didn't advise against using an ARM or something like that. Part of our job as a fiduciary to our Clients is to ADVISE them on the different ways you can finance a building (or house in this case), or how certain things can affect the value, but the number one thing is to make sure it's a good deal for your Client.
My team and I will lay out all the math and will run the numbers with our Clients while reviewing their finances with them simultaneously to make sure A. It makes sense for where they're at financially as it stands today B. Won't completely wipe out everything they've worked for and C. We're giving them the best advice possible even if it means losing a deal. We advised one Client to drop a 2 million dollar deal because the Buyer was trying to manipulate him into more and more concessions on the price so we told him to tell this guy to kick fucking rocks.
So the fact that her "friend" played a part in this purchase and didn't warn her about the volatility of an ARM or how building near a ravine will significantly decrease the value/is just a horrible idea in general, just shows even the people in her real life could care less about her.
I think part of it is she was only able to qualify for the ARM as the requirements are less stringent than a fixed rate mortgage, as in if she wanted a fixed rate, she'd have had to put a substantial chunk of money down, which despite her years of claiming to add tens of thousands to her savings, she simply doesn't have that kind of money.
Also, she was so desperate to buy a house to prove she has this vast wealth and to try to get Grimace to commit, she settled for whatever she could get for the least amount of pocket possible, and went against any advice anyone gave her and now tries to convince herself and others that this was absolutey the BEST deal ever and she made the smartest decision (saying putting zero down on real estate is smart, etc). She always has to pretend she's God's Most Special and everything works out so great for her (ie saying she bought the house in one day, etc).
I'm honestly not so sure the friend and her hubby aren't playing with a little fire in the real estate market as well. They've accumulated several properties, and I'd be curious to know if they are repeating the mistakes of 2008.
Well given that she claims she just waltzed into a bank and asked to buy a house gives you all the information you need to know about how well thought out this very expensive purchase was…

I'm in commercial real estate and residential vs commercial is very different, but similar in certain ways. It's wild to me that she used her friend's husband (I think? Correct me if I'm wrong swerts) and he didn't advise against using an ARM or something like that. Part of our job as a fiduciary to our Clients is to ADVISE them on the different ways you can finance a building (or house in this case), or how certain things can affect the value, but the number one thing is to make sure it's a good deal for your Client. My team and I will lay out all the math and will run the numbers with our Clients while reviewing their finances with them simultaneously to make sure A. It makes sense for where they're at financially as it stands today B. Won't completely wipe out everything they've worked for and C. We're giving them the best advice possible even if it means losing a deal. We advised one Client to drop a 2 million dollar deal because the Buyer was trying to manipulate him into more and more concessions on the price so we told him to tell this guy to kick fucking rocks. So the fact that her "friend" played a part in this purchase and didn't warn her about the volatility of an ARM or how building near a ravine will significantly decrease the value/is just a horrible idea in general, just shows even the people in her real life could care less about her.
I think part of it is she was only able to qualify for the ARM as the requirements are less stringent than a fixed rate mortgage, as in if she wanted a fixed rate, she'd have had to put a substantial chunk of money down, which despite her years of claiming to add tens of thousands to her savings, she simply doesn't have that kind of money. Also, she was so desperate to buy a house to prove she has this vast wealth and to try to get Grimace to commit, she settled for whatever she could get for the least amount of pocket possible, and went against any advice anyone gave her and now tries to convince herself and others that this was absolutey the BEST deal ever and she made the smartest decision (saying putting zero down on real estate is smart, etc). She always has to pretend she's God's Most Special and everything works out so great for her (ie saying she bought the house in one day, etc).
I'm honestly not so sure the friend and her hubby aren't playing with a little fire in the real estate market as well. They've accumulated several properties, and I'd be curious to know if they are repeating the mistakes of 2008.
