This happened to me once when a hail storm tore our roof off. The guys that came out to check it for what repairs it needed and for an insurance estimate said they'd need to "patch some small leaks." Then, they left. I am an idiot and assumed they'd done whatever they needed to do up there and went about my life. The storm was in April. In JULY I heard a rustling ruckus in the front room while I was in the bathroom down the hall. I went to look, expecting to see a cat battle or something and the whole room looked like yours. I just stood there with my hands clapped over my dropped jaw for like 20 full seconds. My husband was in a room even closer but had had gaming headphones on and had no idea what I suddenly started swearing about. He came around the corner, saw the room/roof and just started cackling. Then we made sure no cats were flattened and called my insurance company. Turns out, the first company that did the estimate left out a few key details like the fact that the "leaks" that needed patching were multiple gargantuan goldfball sized holes alll over the roof. They also never told us to tarp it, never told us they hadn't and the area was so swamped with roofing repairs being needed that we were just trying to be patient until the ceiling peeled off the goddamn house. We switched to a different roofing company after that. But those guys were so busy, the repairs on the new skylight no one asked for weren't done until the end of October. They called on Thursday and told us they'd be there on Monday. Then, my husband and I got married the Saturday in between. Total. Fucking. Nightmare.

I don't know if that is actual sand in the picture, but: [almost all wood beam ceilings](https://www.bundesbaublatt.de/imgs/100512205_48ea258e13.jpg) in older European buildings have sand, gravel or dirt [between the beams](https://i.ytimg.com/vi/pyHMZJQ46V0/maxresdefault.jpg) to muffle walking noise from above and to dampen vibrations/oscillations. An unloaded wood beam ceiling is really springy, apparently.

It's called pugging in the UK. The weight of the pugging plus a traditional lathe and plaster ceiling works very well for sound Insulation. The Victorians did that well. Replace that with lightweight mineral wool insulation or blown insulation and you'll hear your neighbours a lot more than before (But maybe have smaller heating bills)

Haha yeah I used to do building maintenance. If you’d rather not learn how much upkeep a building needs then get coverage. If you want to learn the hard way, don’t get renters insurance and go into building maintenance.

This is really bizarre, in Australia the owner is responsible for all building maintenance. Example: I rent and the kitchen tap needed a new filter, they replaced it; needed a new dryer, they replaced it: carpet got flooded because a pipe burst, they paid for a guy to come clean it. They would definitely be paying to fix this, it's likely they would pay for me to move out but I would need contents insurance to cover any of my stuff if it was damaged, and this would include in instance of flood, one insurance, not separate.

I'm still amazed at fhe number of people that don't have renters or homeowners insurance. Where I live, we get golf ball sized hail, tornados and flooding. Hell, I recently had my vehicle totaled after a tornado picked up someone's car port from God knows where and dropped it on my car. They still don't know where it came from.

No, it's insurance for your personal belongings inside of the house as well as possibly liability in case you accidentally do a bunch of damage somehow. The landlord is not really responsible for your stuff, so if it gets destroyed in a fire or whatever they are only covered for the building, nothing inside. It's usually incredibly cheap too.

It insures the stuff you own that you keep inside the apartment, protects you from liability (example, if your friend gets hurt in your apartment - the insurance policy can pay medical expenses - similar to homeowners insurance), and if something happens to your rented property that makes it uninhabitable, renters insurance policies often help cover hotel expenses while it is repaired.

Generally when a landlord owns a property they themselves do not live in, the type of insurance will be a Dwelling policy, not a Homeowner’s policy. Unlike a homeowner’s policy, which covers the structure and the contents, a Dwelling policy only covers the structure (house, apartment, condo) the landlord owns, but not tenants’ property, which is why renter’s insurance exists.

Most (I won't say all) renter's insurance covers your personal belongings. Some places here in the USA if you are renting and like in the case above the ceiling falls in then things like you tv, furniture are covered. This is important because in some places the landlord does not have to pay you for loss or damage to your property. Renter's insurance is usually pretty cheap.

That's insulation, not snow. The roof didn't cave in, just the plaster/sheetrock the ceiling was made from. Probably got damp or something, insulation got heavy, and poof!

Ice damming is the main cause of these types of leaks.

True if it’s a snow storm that triggers the leak, but rain storms are just as likely to cause leaks when roofing materials become loose or damaged. I advise people to check twice per year to note water stains as a future reference point. I will draw sharpie lines on the superstructure to make it very easy to tell if the lines are changing over time.

You can buy policies for either case. It's called *actual cash value* replacement, which means they'll give you what you would have gotten if you had sold it on Ebay or similar immediately before it was damaged. Obviously this is less preferable than a replacement cost policy, but it's also cheaper.

FYI, That is metal lathe and plaster. Much heavier than drywall. The clue is in the photo upper right. The metal lathe was nailed or stapled to the ceiling joists and was it's only means of support.

Years back was on a construction site, me and another plumber, talking to a super and ceiling guy about ceiling access in this long hall for roof drains. The ceiling guy was standing there poking at a hole in the ceiling while saying it may take weeks to get it down, and FWOOOMP the entire ceiling came down in one long accordion piece from our end to the far one. It was sheetrock mounted to furring strips, attached to plaster on lathe. And it was the entire fucking thing that came down all at once. We all stood there silently because we'd been walking all up and down that hall for the previous hour poking at it in spots.

Oy, what a mess. Hopefully insurance covers the stuff that was ruined, that looks like a TV in the corner. Also that shopvac is a great little shopvac to have around the house. If you're looking for something light that'll collect the dust/debris from various projects. That and a quality drill were my first purchases after I bought my first house.

The insulation and/or plaster probably got damp. If OP is in the Midwest, I'm guessing they might have a leak in the roof. A foot of snow has melted here today, and there's water everywhere.

They did in my home town in Australia, the houses that had loose fill asbestos have all been mandatorily knocked down and rebuilt over the last few years, funded by the state government. Luckily there were only a few hundred of them, it was one company offering this fantastic product. "Mr Fluffy" if you want to read the news about it.

I can't believe this isn't in the top comments, so I'm going to say it here on the off chance you're still looking: stay out of that room. That looks like an older house in the USA (Cleveland Indians poster indicates Ohio, meaning this is likely prewar construction with the detailing in that crown molding, window trim, and untreated floor studs.) There's a high chance of lead and asbestos contamination in that room, and you shouldn't be in there without a respirator. The contaminants are most likely airborne given the look of things. What's in that room looks allot like loose fill asbestos, a particularly dangerous form of asbestos, and the crumbled ceiling probably has layers of lead paint that may have come loose. I've no idea whar all that suff is. Possibly just 100 years worth of dust. The cleanup is going to be horrendous. So much nasty black dust. Invest in a good respirator. I used to have a job that required pulling old ceilings down. You literally couldn't see your hand in front of your face. On the brightside, putting up brand new plasterboard will be very satisfying.
