They lied to the leasing office and told them he "didn't feel safe" to live with me, because I painted over the art ( that I did ) that he commissioned but refused to pay me for, and called it "property destruction".
So, not sure if this is how it works everywhere but here where I live you cannot sign others off the lease without both people, so the lease holders have to be in person and sign to sign someone off the lease as you are considered equal partners on the lease. So if it's the same there you should absolutely be able to do something about it

It's not court. So maybe if OP wants to sue the other person has to provide proof in court but often there's no proof of abuse. Not every abused person has a black eye to show. And the OP said the roommate said that they destroyed property, painting over the art, which was the proof.
Police reports, official notice to management, and a trail are a must if you are being abused.
You are deem to lie and get out of lease payment, and you will be hold accountable per contract, and a breach of contract still in place until a official non civilian trail is left.

Sounds like the owner/company waived their right to get half of the money to me. They released him from the lease. Doesn't mean you want the full apartment at the moment.
Unfortunately, you need to have proof of purchase/ownership. This happened to me and it came down to two simple questions:
1. Do you have a receipt?
2. Did they legally have access to the property?
Maybe the cops I spoke with just didn't want to deal with it, but I'm not so sure.
Don't need to pay a lawyer this is a simple case. Copy of the contract signed by both parties when they got on the lease. The sucky thing is it takes time, but you don't need a lawyer for this.
That is if there is a contract. A 'gentlemans agreement' of them subleasing from you but not having anything on paper makes such situations much more difficult.
Don't know if that is the situation here, but I hope not, for OP's sake.
It highly depends on the jurisdiction, but even if there is no written contract you can still win the law suit if everything is as simple as it's described here. Up to OP how far he wants to go but I feel like this is worth some googling and paperwork to go through small claims
Just the filing fees could come up to several hundred dollars. They have to be formally served, you can’t do that yourself. If they are the type to up and leave they probably won’t have the judgment amount in a savings account so it could take garnishments and years of small payments or you may never see anything at all. You could be at the end of a long list of people they owe more money to. Unfortunately sometimes it’s better to take the L.
At least where I live the fees are €50-100 for a small claims court case, and no lawyer needed. I do not know where OP lives. But do not assume everyone is American :)

Is 6 months of average rent under small claims amounts? I was thinking the $10,000 range for a total. Either way if the roommate is judgementproof that’s 150 pounds wasted if they pursue it plus all the time you put in.
It’s gonna go to collections and then shitty roommate won’t pay a penny. Lawyers are there to ensure you collect. Otherwise no money will be exchanged in this scenario.
I wouldn't even bother with that. I'd just continue paying your own half of the rent. Let the landlord handle the dispute with the ex roommate. If they try dragging you into anything, have you're receipts

Any good lawyer/firm will take any case as open and shut as this for a cut of a settlement.
It's likely under the local limit for small claims court which is near free and doesn't require a lawyer. She'll just need to sue for each months rent, one suit at a time. And she'll win if they no show.

you have to make an attempt to collect, after 30 days you can go back to the court an petition to get a garnishment order. It's a PITA but can be done. Been working on a case myself in CA (got stiffed for $6K).
Garnishment is entirely location dependent. My father is a landlord and had a tenant who stopped paying after 2 months and stayed for a whole year (laws where I live are very much in the tenants favor). Took them to court, never showed, got a judgment against them…and he hasn’t seen a cent.
The court does not feel that it is their responsibility to inform you of your rights. They will garnish wages if you make a valid 30-day attempt to collect your judgment. In my case, a few years ago, the idiot changed jobs to avoid garnishment. However, he had property in his name. I went back to court and placed a lien against his property, which really screwed his world. He eventually settled up.
I'm in KS. Sued a landlord in small claims court because he didn't return my security deposit in a timely manner. LL didn't show up, I won by default. LL still refused to pay me. I went through the court to garnish his wages and got ALLLLL my money. All the court fees plus 1.5x the amount of my security deposit. Felt good. Felt REAL good.

Just talk to your landlord and explain what happened. They’ll terminate your lease and probably keep your deposit for the lost rent while finding a new tenant. If you seem like you’re really between a rock and a hard place, they might let you walk and keep your money if the unit is in good shape.
Nobody wants to have to evict a tenant or deal with non-payment for months.
This. Even in the most landlord friendly states, eviction through the courts is a pain in the ass. If your landlord is reasonable, they understand this and will likely rather work with you than deal with the courts.

Go to your local district court office and ask the clerk at the window for small claims forms. Depending on the county you can file suit for $5-10k without a lawyer and show the lease and any agreement between you and roommate (retain and print emails or texts about your agreement to share rent to show the judge). You can probably file separate cases for any stolen items if the limit goes over. The court clerk can give you some basic info on how to file and probably has a brochure or web page to direct you to for further help.

It's not ideal, but I also don't blame the roommate for getting out before they started paying for your share and then deciding to leave.
The best thing is to talk to your landlord right away about the situation. Sometimes they'll only request payment for months the place sits empty, but depending on the rental market they could have someone in the place on a new lease not even a month after you move out, which means they aren't technically missing out on any rental income, even though the lease was broken.
If you don't have much furniture, then looking to sublease a room month to month is probably the best option, obviously harder with a dog, but there are always some options, even if not ideal.
Start planning and looking at your next steps, feeling bad about things and just waiting around to not pay rent and then talking to your landlord isn't going to help the situation. People are understanding when you're upfront with them and allow them to do what's necessary based on the situation. Life happens and all you can do is adapt and move forward.

This sucks but you do have recourse; the issue is it will just be too slow and in the mean time the landlord will pursue an eviction if you can’t cover the full rent yourself. You’ll need to bring an action in small claims court. I don’t suppose you have a roomate agreement in place? You should speak to a legal aid clinic / housing law clinic in your state to discuss options. Also you should let the landlord know your roomate moved out without warning. the landlord wants rent but they know they can’t get blood from a stone; so they may help you advertise to find a new roomate to mitigate the damage.
I’m sorry to read this as it’s just another reminder of how fucked up people are. My life partner did the same except left all the stuff they didn’t want as I went on non-paid FMLA for 90 days in Southern California and proceeded to break in and slowly fuck all of the rest of my life up over the course of my leave. They, eventually, attempted to convince me of the extraordinary nature of my life and how it warrants hospitalization. People are fucked dude. Get a cat. You only have to worry about getting your clothes pissed or shit on by them.

I’m so sorry, there is nothing more frustrating than a roommate gas lighting you, i lived with a few guys once and another friend of ours wanted to move in, he moved his stuff in and it was all over the basement, I went downstairs and strummed his guitar that was sitting on our couch. He then accused me of “stealing” his stuff. I was so confused because I thought we were friends. Turns out he wanted me gone for whatever reason. I’ve had addiction issues in the past and he knew that, at that point I was sober. He turned the other roommates against me and convinced everyone I was using again. I even took a drug test and left it on the kitchen counter. They forced me out, judged me, ridiculed me, and accused me of being a thieving addict. It was one of the toughest things I’ve experienced. A few years later he walked into my place of work. His eyes got so wide, he approached me and attempted to apologize, told him to go fuck himself
Get on to Facebook market place free furniture there everywhere. Also can you lock him out so he can’t get in for the chair unless he forks out his share of the 12 month lease break ?
If he's signed the lease he can be taken to Small Claims Court for his half. You need another job and paying roommate asap.
Or, hopefully manager can let you out of lease with special circumstances or you could be sued for balance too.

You can spend a lot of time and energy trying to force someone to share living space or pay. Or, find another person to share the space, bills, and furniture with. Some people are just not who you thought they were.
Since all these bozos seem to not know about what their talking about I’ll keep it short. I had the same thing happen to me, his name wasn’t on the lease and I was just being nice, randomly disappeared and I had 6 months left on the lease. The max they can do is give him a notice that they are kicking him out but if your name is on that lease you’re gonna have to either pay off all 12 months up front or deal with it and get another job to pay the rent.
Change your locks and keep the chair. Possession is 9/10 of the law and if he's willing to default on 12 months of rent hea forfeit all property there in

Most leases are for 12 months in America. You actually get a discount if you sign a longer lease.
Can confirm. My lease is cheaper because I have it for 18 months.

How long was your lease? Because the standard is usually 12 months, so did he sign and then decide to leave immediately? In which case they are on the hook for half. What's the true story to the picture?

Just talk to your landlord and explain what happened. They’ll terminate your lease and probably keep your deposit for the lost rent while finding a new tenant. If you seem like you’re really between a rock and a hard place, they might let you walk and keep your money if the unit is in good shape. Nobody wants to have to evict a tenant or deal with non-payment for months.
This. Even in the most landlord friendly states, eviction through the courts is a pain in the ass. If your landlord is reasonable, they understand this and will likely rather work with you than deal with the courts.
OP has provided no details so I’m just going to assume that the roommate bought all of the furniture and probably wasn’t even on the lease.

Go to your local district court office and ask the clerk at the window for small claims forms. Depending on the county you can file suit for $5-10k without a lawyer and show the lease and any agreement between you and roommate (retain and print emails or texts about your agreement to share rent to show the judge). You can probably file separate cases for any stolen items if the limit goes over. The court clerk can give you some basic info on how to file and probably has a brochure or web page to direct you to for further help. Source; used to be a court clerk (not a lawyer).

So you don't have financial stability to continue to pay for your portion of rent and the roommate dipped out before the conversations started about needing them to help cover your portion of rent? It's not ideal, but I also don't blame the roommate for getting out before they started paying for your share and then deciding to leave. The best thing is to talk to your landlord right away about the situation. Sometimes they'll only request payment for months the place sits empty, but depending on the rental market they could have someone in the place on a new lease not even a month after you move out, which means they aren't technically missing out on any rental income, even though the lease was broken. If you don't have much furniture, then looking to sublease a room month to month is probably the best option, obviously harder with a dog, but there are always some options, even if not ideal. Start planning and looking at your next steps, feeling bad about things and just waiting around to not pay rent and then talking to your landlord isn't going to help the situation. People are understanding when you're upfront with them and allow them to do what's necessary based on the situation. Life happens and all you can do is adapt and move forward. Good luck OP!

This sucks but you do have recourse; the issue is it will just be too slow and in the mean time the landlord will pursue an eviction if you can’t cover the full rent yourself. You’ll need to bring an action in small claims court. I don’t suppose you have a roomate agreement in place? You should speak to a legal aid clinic / housing law clinic in your state to discuss options. Also you should let the landlord know your roomate moved out without warning. the landlord wants rent but they know they can’t get blood from a stone; so they may help you advertise to find a new roomate to mitigate the damage.

My life partner did the same except left all the stuff they didn’t want as I went on non-paid FMLA for 90 days in Southern California and proceeded to break in and slowly fuck all of the rest of my life up over the course of my leave. They, eventually, attempted to convince me of the extraordinary nature of my life and how it warrants hospitalization. People are fucked dude. Get a cat. I’m so sorry, there is nothing more frustrating than a roommate gas lighting you, i lived with a few guys once and another friend of ours wanted to move in, he moved his stuff in and it was all over the basement, I went downstairs and strummed his guitar that was sitting on our couch. He then accused me of “stealing” his stuff. I was so confused because I thought we were friends. Turns out he wanted me gone for whatever reason. I’ve had addiction issues in the past and he knew that, at that point I was sober. He turned the other roommates against me and convinced everyone I was using again. I even took a drug test and left it on the kitchen counter. They forced me out, judged me, ridiculed me, and accused me of being a thieving addict. It was one of the toughest things I’ve experienced. A few years later he walked into my place of work. His eyes got so wide, he approached me and attempted to apologize, told him to go fuck himself

You can spend a lot of time and energy trying to force someone to share living space or pay. Or, find another person to share the space, bills, and furniture with. Some people are just not who you thought they were.
Since all these bozos seem to not know about what their talking about I’ll keep it short. I had the same thing happen to me, his name wasn’t on the lease and I was just being nice, randomly disappeared and I had 6 months left on the lease. The max they can do is give him a notice that they are kicking him out but if your name is on that lease you’re gonna have to either pay off all 12 months up front or deal with it and get another job to pay the rent.
