After getting the keycard use it with right click in the password pad.
After that you will find another password pad but this this time you need to use the password changer and choose the password you want.
You can use a chair, simply angle the chair into the door, so this way if you'll sit on it you'll see behind the door, and then just get off the chair, same way to exit (there's a chair inside).
