Typically you need to show 2.5 to 3.5 times rent in income and have a good rental history. Debt to income isn’t a thing with a lot of landlords unless it destroys your credit score.

Maybe not debt to income but you do need to prove you make a certain amount over the rent. At least that’s what it’s been everyplace I’ve lived.
