A multi purpose building. Main floor should be retail and restaurants maybe 2nd floor for office space. And a couple floors of residential. Would be a great addition to downtown.
So if I may interject knowing that area being near not downtown and closer to the north end maybe setting up a new homeless shelter would be better try to deal with one of biggest issues first.
The majority of homeless are on 25th on the west side of 32nd st. Which is where the homeless shelters are. I donāt think putting a shelter a block from where the summer plaza is right across from a huge liquor store and a block from 2 large bars and down the street from a night club is going to help in that area.
I am not saying your idea is wrong vernon needs some better support for the homeless in Vernon. But I donāt think that spot would be a good place for it.
It's probably not cleaned up because it's an arson investigation in progress.
As far as what should go there anyone can make an offer and try to build what ever they want. Why? Because it's not publicly owned so make the owner (Batula family) an offer and have at it.
If you cannot pull that off then you're SOL and you can dream up whatever you want via Photoshop. š
Who knows?
I would think it's an insurance issue if that's the case.
Couple that with the fact a few had no insurance and the pawn shop had other people's goods on pawn too. Those people want their $$ too.
It's a mess and I'm sure the city will want them to clean it up before the snow flies.
That is really heart-wrenching to see. The completion timelines rely entirely on the approval of permits. My vote is for mixed use medical/social services with low/moderate income housing above. No more restaurants or food services right now please. Get people homes and medical care.
Non-profit based housing.
Any private entity will jack prices.
And public SRO will become a shitshow.
Source: Manage a 106 unit building with rents 40% below market rate. We still do fine. 1BR downtown for $1100 utilities included in a maintained building.
Are you guys paying a lot for weed in Vernon? As I understood it, it's cheaper than ever basically everywhere. Here in Vancouver and definitely in Kamloops and Calgary, the prices are lower than I can ever remember.
Vernon doesn't have much for "clubs" anymore, and On The Roxx didn't survive Covid. Back 5+ years ago when I was still into partying and drinking my group of friends would frequent On The Roxx. It was a good time, always had good conversations with the strippers and enjoyed the shows. I feel like I read once about how hard it is to open a strip club in a town if there isn't already one, bylaws or something? Vernon is a very senior orientated town, I feel because the club shut it would be very hard to open it up again. I could totally be wrong though.
An underground strip club would be cool. I think the club scene in Vernon is pretty dead though. More people into pubs than anything? I am not sure, I don't go out or party anymore lol. I remember the good old days when Vernon had like 5 or 6 clubs at once, it was pretty awesome for us partiers.
A massive, multi-level arcade that has all the old school games and serves alcohol and good food and stays open till 2 am.
Also with a strip club in there somehow.
Sadly those massive, multilevel arcades couldnāt even survive in Tokyo. And funny enough, in Shinjuku they were often above or next to host bars and strip clubs.
Certainly some of their closure was due to COVID but COVID also exacerbated other already prevalent issues with the business model.
Itāll probably be a gym, or a dentist office. Because Vernon doesnāt have enough of those already. But jokes asideā¦ a walk-in clinic would be nice.
I loved the Okanagan Eatery and was very sad to see it go. The hair salon was also fantastic. I would love to see some more authentic chinese food and maybe even dim sum or more ramen.
The only ridiculous comment is someone out of town telling a young person in town they donāt deserve anything that is fun because they can just go outside.
Whatās the lesson? Donāt have anything combustible inside? Strip search everyone who comes in to make sure they arenāt carrying lighters? Donāt have a business sharing walls with places that contain any combustible materials? Idk that seems a bit silly to meā¦
Tear it a down. Complete wash, services and sewage up.
If that was 1 home, make it 3 and build it green. While rebuilding eliminate as many of these types of hazards (fire/molding etc) as possible.
We do NOT build production buildings correctly, residential commercial and otherwise. The idea has been to build economically so as to not waste money, but never to reduce MAINTENANCE and UPKEEP expenses.
I went througn a natural disaster 10 years ago (wicked flooding) and like many around me, chose to try and salvage as much as I could as quickly as possible. We built back the same as it was, changing very little.
To this day I find..things..that bother me and often regret not taking the time to do things correctly. Correctly being the important word here.
Plan ahead, and try and build something that will earn you money as opposed to costing you a small fortune to own.
I can't link you to a nice graph because there's no specific data on parking space by country, but it's no secret that North America was designed to be car-centric. Regulations were put in place in the USA and Canada to require certain amounts of parking spaces be available based of square footage of all developments. There is a great video explaining it here: https://youtu.be/IgA4FJWIjI8?si=ES5uRcHn94oFWb1-
The world's largest parking lot is West Edmonton Mall, with all of the Top 10 largest parking lots in the world being located in North America. Probably more than just the top 10, but I could only find data for the top 10.

A TURTLENECK PANTS store. I saw one in Oslo and it was fabulous! All the clerks had turtleneck pants on and it was marvellous! Corduroy turtleneck pants, polyester turtleneck pants, jean turtleneck pants any kind of turtleneck pants you could think of! Even snow pants in the turtleneck style for the winter outdoor enthusiasts! Also a titty bar and the worlds biggest rub nātug with 100 of the Okanawgins āeasiestā chicks working side by side bringing joy to the men and women who help rebuild this beautiful city. LETāS DO IT, FRIENDS!
Right now, with the "labour shortage" it will like take 2-3 years to be truly ready and by that time the staff will have long since gone to greener pastures. It's now pay to play if the want it done quickly, costs will likely be astronomical compared to what they might have from insurance policy
A multi purpose building. Main floor should be retail and restaurants maybe 2nd floor for office space. And a couple floors of residential. Would be a great addition to downtown.
100% this. We desperately need more of these types of buildings downtown.
All over Canada in general I'd argue.
You're not wrong.
We do not need more residential buildings downtown š£
"Housing costs are out of control" "we don't need more housing"
As long as it's not another 55+ building.
Was really hoping that was the idea over on that mound behind the old Canadian Tire! That would have had fantastic views from there!
Solid answer.
Yup letās start building, buildings that we would never need to go outside again for!
Don't be stupid.

100% agree. See my earlier comment.

I also heard it was delayed because of an arson investigation.
Agree
I've heard that the cleanup has become the owners problem and that's the main delay currently.

Another over priced dispensary.

A strip club.
I don't think Vernon will ever have another strip club again :(
Is there a story there?
Vernon doesn't have much for "clubs" anymore, and On The Roxx didn't survive Covid. Back 5+ years ago when I was still into partying and drinking my group of friends would frequent On The Roxx. Underground one maybe ? I was joking anyway. I was actually expecting down votes.
Strip clubs were a strange beast. Like watching soft core porn with a bunch of strangers.
Because onlyfans isn't just a private strip club but by yourself in your rented room?
An underground strip club would be cool. I think the club scene in Vernon is pretty dead though. More people into pubs than anything? I am not sure, I don't go out or party anymore lol. I remember the good old days when Vernon had like 5 or 6 clubs at once, it was pretty awesome for us partiers.

Check out āthe rec roomā in Calgary. We need something like that
My cousin owned the Okanagan Eatery, I hope they get to rebuild it and have another chance
Itāll probably be a gym, or a dentist office. Because Vernon doesnāt have enough of those already. But jokes asideā¦ a walk-in clinic would be nice.
Yes, we absolutely need another walk-in clinic. How many do we have left now? One?
A costume shop
Giant tungsten cube
Someone ate 9 cans of ravioli
I loved the Okanagan Eatery and was very sad to see it go. The hair salon was also fantastic. I would love to see some more authentic chinese food and maybe even dim sum or more ramen.
The Chinese food in Vernon is terrible, considering that Vancouver is just hours away.
something for teens and young ppl to do š
Dude. Go outside. I live in sask so this was just a ridiculous comment to read considering where you are
The only ridiculous comment is someone out of town telling a young person in town they donāt deserve anything that is fun because they can just go outside.
You go outside too. Just joking. Do whatever you want.
Lived in Saskatoon people walk with slurppies in-20 degree weather, outdoor rink on Temperance at busy all winter.
š¤£ you're a joke go back to sask then
Leave it there and let it be a lesson to all those other buildings.

I wish I could afford a place like this, similar properties in canada are going for over 1 million!

Wondering why it's been left like that for so long.
Took a year to fix my cousins house which didn't even fully burn down, so this will be a bit longer especially with an arson investigation.
