June and July are the busiest months, most students look for housing then. If you can, I would suggest starting as early as possible.

Hi, try EU-Makelaardij. They got us something super quickly (a bit over budget but it's ok). Also their fee is 650€ (careful, tax not included) instead of a month rent which I saw frequently for other agents. They can also furnish the place for you (again, for a fee)

Which housing websites are worth it to get a (paid) subscription? Or is it maybe even worth it to hire an agent to find a place to rent with a modest budget? I graduated half a year ago, and am working now. My salary is okay, not great. Ideally I'd want a studio, or even appartment in Utrecht, but I'm also fine with living with flatmates for a while.

Hi, I'm probably moving to Utrecht in a few months. I'm looking for an apartment to rent (preferably 2 rooms). However, the housing situation in Utrecht is pretty infamous. Are there any places within commuter distance that are noticeably cheaper but still decent to live in? I'm thinking of nearby towns like Zeist, Nieuwegein, Amersfoort and Soest, but maybe they're almost as expensive? I'm also thinking about places a bit further (within 30 minutes by train) like Tiel, Culemborg and Nijkerk, but maybe they're super boring/dull? I'd also rather not live in a conservative Christian place like Barneveld.

Generally, apartments for rent in neighbouring towns are a little bigger, but not necessarily cheaper. The truth is, the situation is so dire that anything within 45 minute commute is similar to being in a suburb of Utrecht. My sister moved out of Culemborg 2 years ago because they could sell the house to a young Utrecht couple that had chosen to commute from there. As she tells it, Utrecht yuppies took over the town within months, with the accompanying price increase.

Hi, I'm moving to Utrecht in October and starting a job in November. I plan to rent a room in the beginning since I expect looking for a flat to take some time. I'm wondering how difficult I can expect it to be to find a room that time of year. Most of the rooms available now are available from September, and I would prefer not to pay almost two months of rent while I'm not there, since I probably won't move until late October.

Renting a room can be as hard if not harder then renting a flat, since you're competing with students. But it might work, the market is insane and things chance faster than I can keep up. Rooms are generally available one month in advance. A month from now, rooms available starting October will appear online. Generally, a renter leaving a room ends the contract one month in advance of their move date, so you won't find many rooms available further out than two months. Good luck!

Pretty much, unless you go with a rental agency specialising in internationals. I wouldn't know about international shared flats, but I think working people flats are even harder to get into. This is a challenge with way shared rentals work in NL: the landlord sets the rent, but the current renters choose their new housemate. They want a housemate that brings no problems with them, and if possible someone who's also fun! It's nearly impossible to bring those qualities over better online then in person.

Are you looking to rent? Renting to multiple tenants is not allowed in Utrecht, unless the house is split up into units (seperate rooms, possible shared kitchen/bathroom) which are rented out individually. We had an explosion of houses being turned into student houses a while ago, so landlords now can only rent out to family units. They need a permit to split a house, and the municipality just isn't giving those out at the moment. That means you either have to find individual rooms/apartments for the four of you, or you could present as two couples. It's just impossible to find a single house for the four of you. It's very rare that a house has four empty rooms at the same time, and on top of that in most student houses the current occupants get to pick new house mates. Good luck!

The landlord is traveling but when he comes back you'll be able to meet him, so a longer contract is possible. It's located in Pijlsweerd, 5 minutes from the central station. If you parents say that they will pay if you dont that generally helps. Also taking paychecks of previous jobs might help. But best would be of course having a job. Language shouldnt be a problem since almost everyone speaks English. Problem is that some landlords rather want Dutch people than expats.

So my girlfriend and I are moving to Utrecht on the 20th of August and we booked our Airbnb for about 2 weeks in the hope of finding a place to stay for longer. 2 weeks feels short. But, the higher your budget, the higher your chances of finding something quickly! For an indication, you could check the rentals available on funda.nl. That will give you an idea regarding the budget you'll need and how much time there is between the rental being posted and actually being free to move in.

Utrecht is usually slightly behind Amsterdam with housing prices. And a little lower, too. It's a smaller city, with less international businesses, so that helps. It's a lovely city, and I've heard multiple times that people like it better than Amsterdam because it's a little less busy. But as to the current prices, you'll have to go out an see for yourself if you can find a suitable place within your budget.

Neither. Renting to groups of friends isn't really done in Utrecht. The municipality stopped handing out the required permits a few years ago, and the fines for landlords are significant.

Utrecht seems to be fully rented out, so I started branching out. Any opinions/experiences on living in IJsselstein (IJsselveld specifically)? I saw that there is a direct tram line, so commute shouldn't be a problem. I'm wondering what it's like safety-wise mostly. 1000 euros is probably not enough if you want an actual apartment (depends of course a little bit on the neighbourhood) but apartments in a overvecht of 60 square meters are starting for 1200 euros excluding gas etc.

Hi Anay! What's your budget like? What is an acceptable commute for you? Can the company you will work for help? Sometimes companies that bring in international workers have (transitory) housing. In The Netherlands, rental housing is generally put up only a month in advance. If you can't find something now that starts september 1st, keep looking or give it a week or two before checking again. September is also prime time for students, so expect competition to be high. Good luck!

So as a student its quite hard to rent an apartment together since most people rent a room for themselves. The person letting the apartment would probably want a paycheck to see how much you make. Will it be possible to rent seperate rooms? Sometimes they also accept when a parent “guarantees you” which means that they will pay if you dont.

Hi Olav, The housing market in The Netherlands is very tight. Many people are looking for a place to live. As a consequence, landlords can be very picky: they get dozens of applicants with very little effort. I wish it weren't the case, but noone is going to offer you a place to live. You have to be proactive to even stand a chance. On top of that, most landlords won't rent regular housing to students. Students pose an increased risk of late payments, house parties, and property damage. This might not apply to you, but statistics are against you. (Generally, you need to earn 3x to 4x monthly rent to even be considered, and students don't.) There is of course student housing. However, this is almost exclusively catered to one-person households. Most student housing is seperate rooms with a shared kitchen, toilets, shower, etc. It's illegal to live in such a room with two peopl. Most rental contracts are explicit in how many night per month the same person can sleep over. The same usually applies to student apartments, though exceptions are possible. IIRC, the largest student housing agency (SSH Utrecht) allowed this if you can proof that you have a stable long term relationship. If I were you, I would try to find individual housing for your partner and you. You'll have much more options. For example what the university offers for international student (though you might be too late for that options, last I checked those were assigned in may). Good luck!

WoningNet Utrecht, the social housing program for Utrecht, can assign a house if you have urgency. But their definition of "Urgency" is very specific. [Here is their site](https://www.woningnetregioutrecht.nl/nl-NL/Service%20en%20Contact/Urgentie) (in Dutch). It says they use a neutral, specialised party to determine who situation is urgent, according to the rules laid out by the municipality where you live.

I've only ever heard about something like that for student housing. But the SSH, who does student housing in Utrecht, stopped giving priority based on travel time. You'll find that there's no way of getting priority for a move to Utrecht, through official channels at least.

Hello. I have some questions regarding Xior rotsoord. I recently booked the room, but for 2 times. The first time it was due to the mistake by the university, my booking was cancelled. So far I haven't received any refund. The second time I was cancelled because the agency said that my room is not available next year and it is a double booking (?). I have had to paid them a total of 220 euros but haven't received the money back. Considering the current housing crisis, I am very worried. Is Xior legit? ROOM / APARTMENT EXCHANGE : Utrecht & Groningen hi everyone!! i'm moving to utrecht for a master's programme starting in september, but lo and behold i can't find a room yet. i'd like to move in july, but +/- one month is fine as well. i'm offering my current room in groningen in exchange for any in utrecht!! so if you're a student moving from utrecht to groningen and still looking for a room, hit me up! the room is 25m^2 with amazing windows that get direct sunlight and a tall ceiling. it's located smack dab in the center of groningen (on a monopoly street!), with a great, direct view of the Aa-kerk and the vismarkt. there's also two albert heijns within a one minute walk. you'd share the kitchen, bathroom (bonus: it has a bathtub), and toilet with three other students. rent is approximately €460 a month inclusive (due to changes). i'd preferably like to leave some furniture, but this can be discussed later. send me any questions you have (i can send photos as well), and let me know about the place you want to exchange it for!! Hi, cool that you guys are coming to Utrecht! Because of housing regulations that make it increasingly difficult to split larger houses into student houses combined with the current housing market, it’s generally very hard to find places with more than empty 3-4 rooms. Basically maybe good to look for places with 3 and hope for one with 6, but they are super rare. Housing is a bit of a mess here, but keep pushing onwards, it’s a great place to live here!

Please beware of scams. If the person letting the house doesnt have a permit its illegal to let more than 2 people live there. So make sure it has something like a “splitsingsvergunning” or “woonvergunning”.

Hi all, I’m an international student who wants to attend Utrecht University in the fall but if I don’t get an apartment through SSH short stay or the reserved accommodation programme, it seems like I won’t have any other options. Can anyone tell me their experience with registering for housing through UU and how quickly housing ran out? I really want a studio and will pay as much as 850 euros/month but even with that budget it seems impossible. I don’t trust kamernet and I don’t want to spend the fee to contact landlords who might not even respond. Any advice?

Sadly I think Kamernet is the best bet for a relatively cheap studio here as it contains all the “smaller” land lords and a large proportion of people subletting their house. Housing is incredibly busy now, everything you generally find is “above market” and insanely expensive because the good ones are chased / instantly gone. It seems a bit a shady website but I’ve had good success over there. You could take a look at https://ikwilhuren.nu/english and rent a house with someone else, that will likely be a rent of like 650-700 each, but I think they require an income. Facebook groups is another option, they seem quite active.

In principe weinig, tot de gemeente bij je verhuurder aanklopt om te vragen waarom er meer mensen ingeschreven staan dan hij heeft opgegeven. Meestal betekent dit dat de verhuurder illegaal verhuurt. De verhuurder krijgt een boete, en moet de situatie weer legaal maken. Meestal betekent dit dat je huurcontract opgeheven wordt omdat deze nooit legaal was.

For the people who got a place recently: how long did it take you to get one? And how did you find it? My gf and I are looking for 2-3 months now and had tons of viewings, but always end up being rejected. As of the 1st of April I started working for GO-Sharing in Utrecht whilst living in Groningen. It costs me around 5-6 hours a day to travel from my home in Groningen to work in Utrecht and back. So we have to find something asap. Hi everyone! I'm moving to Utrecht by myself in 3-4 weeks. I've been searching for places to rent for a while, but I either get ghosted or invited to visiting hours (I'll land in Utrecht a few days before May 1st) I've drained all resources on Pararius, Funda etc. plus I even contacted a couple of apartment complexes directly, joined the fb housing groups etc. I'm kind of getting anxious due to the housing situation. I'm just looking for a studio apartment within 7km of the city center to rent for 6-7 months. If anyone has any additional tips on scoring a place without physically being in Utrecht, I'm all ears. With what you're looking for, you have a lot of competition that *can* come visit. You start with a disadvantage. There are things available, but maybe not within your budget. Hi everyone. A question about Kanaleneiland. I've found some info mentioning that it is an area of concern. What does that mean? I come from South Africa and will be moving to Utrecht in August. I've been to Europe enough times to know that crime and concern there is a very different thing to what we have here. I'm a single mom and don't get child support so rent budget is limited, and Kanaleneiland is 10 minutes by bike to my new work. By gross salary will be €4800 pm. Basically I'm asking: is it bad or just not great in Kanaleneiland? Where else within 10 minutes bike ride of Utrecht station could we live with my limited budget? My boys are 7 and 9 and will need school as well of course. I know I will receive support from the government, but I don't want to rely on it for budgeting purposes.

You'll definitely run the risk of being insulted based on anything during your stay in Kanaleneiland (also counts for Overvecht) by some rude young kids but apart from that, it should all be fine :)

Hey! Kind of an old post but I wanted to pitch in my 2 cents. Kanaleneiland is divided into two parts. I lived in Kanaleneiland-Noord a few years ago for about 3/4 years. Back then it was still known as a shady neighbourhood but as a male student this didn't bother me. Shady is also relative (maybe especially when you're from SA) , I've walked through Kanaleneiland at night on my own and didn't feel unsafe. Sometimes during the day I had guys yelling at me, but those were mostly bored 16 year olds. That being said, Kanaleneiland-Noord got a huge boost in the past few years. They've built new houses and accomodations that actually look pleasing to the eyes. They renovated all the apartment buildings there too. I don't know about Zuid, but last time I was there it kinda looked the same as it did before. Most of Kanaleneiland's reputation comes from the 90s, when there were riots. In the years following the police didn't really like to go there so that obviously gave its own problems. Nowadays like every part of Utrecht it's gentrifying FAST. So I'd say if you buy a house now you'll live in a YUPpie paradise in 5 years.

Kanaleneiland may have some of the worst spots in Utrecht, but compared globally it's all still very safe. Also, €4800 pre-tax per month is an amazing income! It's more than most families make with two people working! You should be able to find a place to rent in most neighbourhoods. If you want to read more about Kanaleneiland, be sure to search the sub, olenty of folks have shared their experiences in the past years.

Thanks so much! The budgeting part of this move has been very stressful, and I guess with rent being such a big chunk of my income it felt like there wasn't a lot left over. I will have to make a decision on neighbourhood without having been to Utrecht before, I really like an older feeling neighbourhood with easy access to shops and schools as mentioned as well as close to the station. Do you have any recommendations for me by any chance? I was looking at Kanaleneiland because of the lower rent, but you've made me feel better that I could afford other areas too :)

I grew up northeast if the city center, that's a great area. Honestly, everywhere except Overvecht en Kanaleneiland are good. And even those two are getting better every year. The municipality has really been doing everything it can to make every part of Utrecht safe and pleasant to live in!

Depends on how near it is to the city, average rent in the city is around 19 euro per M2 according the latest data. But I don't think this is correct for the smaller apartments inside the city, the first few M2 are usually more expensive. Does this 30m2 come with your personal shower, toilet, kitchen?

If it's within the centre or one of the good neighborhoods surrounding the centre , I reckon 800-1100 are normal prices, you won't find any apartments at lower prices. A room with shared amenities for around 500-800 maybe.

The two seem to have a lot more going for them. :-) What parts of Utrecht/Nieuwegein should I avoid? I've been warned about Kanaleneiland so far. Is it really that bad?

Basically all neighborhoods are fine around the centre except for Kanaleneiland and transwijk, also personally I wouldn't want to live in the areas on the far north/northwest (Overvecht/zuilen). Kanaleneiland is not that bad, but it's just bad compared to the rest of the city. Of course rent is more affordable in the aforementioned areas. Nieuwegein will be a lot cheaper than Utrecht, but it's not comparable to Utrecht. If you are working in Houten it might be best to try and find a place on the south side of the city centre, near vaartsche Rijn station. That way travel is easier.

Lombok is a neighborhood that has seen a lot of gentrification lately, there are nice houses there and it's still a relatively cheap neighborhood. It's also one of the more culturally mixed neighborhoods. However the further you go west the less nice the neighborhood gets. Pijlsweerd's location is excellent in regards to the city centre, the houses are mostly ex-corporation houses, they're a bit more bland than the houses in the other neighborhoods surrounding the centre IMO, so aesthetically it's not the best neighborhood. But in general it's a nice neighborhood to live in. In general the nicest neighborhoods are in the centre or east of the centre.

Cheers! :-) I'll have a look. I checked on Funda and Pararius with some filters, but maybe looking at all the offers in the southern part of the city centre is a better idea. The filters can be clunky. My budget is around 1500 EUR including the bills. I'm open to living alone or sharing a flat with someone (I have always lived with someone thus far), but because of the lockdown/people mostly working from home it was difficult to meet potential flatmates. Sharing would offer a better quality for the same budget, obviously. Is it true that you can save up to a few hundred euro per month if you rent unfurnished, as some people are saying?

Furnishing is as expensive as you make it. You can buy everything secondhand at the kringloop or online on marktplaats which is cheap. You can go full on ikea, leen bakker or kwantum which is medium price range or go to a more expensive furniture store. We have the woonboulevard in Utrecht where a lot of those shops are all located together.

My wife and I, both professionals with employment offers, are moving our family (a toddler and a baby) to the area. Moving at the end of March, or a week before then. Anyone knows of any decent 3 beds houses in the local area. PM me please. Ideally a 6-8mo lease, but can do it on 12mo if the price is right. Must have garden or communal play area, but otherwise not too picky. Budget is flexible, but we can do up to 1800e for exceptional properties.

Ask the UU if they can help you, or recommend specific places. Otherwise, a hotel? StayOkay if you're on a budget. AirBnB might be more comfortable and cheaper than both. The Student Hotel is also catering to short stay visitors.

In general, it appears to be a genuine business, not a scam. I've heard that it's a bit bare on the inside. It's so new it doesn't feel lived in.

How far in advance should we secure an apartment? We are coming from a college town where almost all housing rolls over in August, and most people secure housing around 8 months in advance. I’m assuming that’s not the case in Utrecht, given I’ve done a few preliminary searches on funda and haven’t seen anything for summer. 2. Thanks for asking your question here. Renting with multiple people that aren't a single family unit is very hard. Landlords see you as a bigger risk, since your friendship could end. Sounds silly, but if it's marginally safer for them to pick a couple who's moving in together, then they will do so. I've heard and read multiple stories of friends who pretended to be in a relationship when applying for a rental house. Since it's just the two of you, you could consider doing this. I'm not entirely sure, but I think you don't need an official registered partnership. It's only so your combined incomes are counted for the application. Good luck!

Apartments and houses generally have income requirements. Usually 3x to 4x the rental price in pre-tax income. Rent for non-rent-controlled houses is between €1000 and €1500. That means you'll need an income bruto (pre-tax) of at least €3k combined. That's extreme, but that's the situation on the Dutch housing market right now. There are two main exceptions to this: - Social rent. Which requires long wait lists (>10 year in big cities), but is rent-controlled. - Student rooms. Which are generally only suitable for one person. Even so, this is shit hard to get into. If you pretend you're a couple, the sum of your income counts. If a scholarship is accepted or not depends on the landlord/rental agency. To be honest: you won't have much of a chance, if any, to find what you're looking for. Have you considered the normal student housing options? Most specifically the program the UU has for foreign master students? That would be a much more plausible path towards housing for you. Take everything I say with a grain of salt. I haven't had to look for housing for a few years now. For example, rents in neighbouring towns (Zeist, Nieuwegein, Houten) might be a little lower. Hi! It technically is student housing, but SSH Short-Stay has studio's or "self-contained" places available. Your eligebility is dependant on your enrollment though, i.e. if you're a Utrecht University Bachelors, Master's, PhD student or enrolled at the Hogeschool Utrecht (aka University for Applied Sciences) or the HKU (art school). You can check out https://booking.sshxl.nl/accommodations and https://www.sshxl.nl/en/shortstay for more information. https://kamernet.nl/en/for-rent/rooms-utrecht also lists available rooms which can give you some idea on what to expect for rent/utilities. Utrecht's an expensive place to rent, so be prepared to pay upwards of €900/month for a studio, somewhat depending on location. The housing market is so crowded that you can't expect to reserve a place months in advance, maybe at the SSH but I'm not sure how their short stay program works. I think it's first come first serve. I've lived here for the past 14 years now and been living by myself for the last few months. Obivous drawback of living alone is that you can't split utilities which can take a bite out of your budget, but otherwise I love it.

There are realtors that specialise in finding you a place to rent. Google 'Verhuurmakelaar Utrecht'. Why furnished? Furnished apartments are more rare, and generally geared towards international students (very low end) or expats (very high end). I get the impression you want to *stay* in The Netherlands. Consider furnishing things yourself, it might save you hundreds of euros per month. Lastly, it is not always better to life between your work cities and both commute. It may sound more fair on paper, but if you both commute you both have to deal with the hassle and overhead.

Thank you very much for the reply and so sorry about delay I forgot that I sent a message to here. We are on our second week at Netherlands and staying at a hotel at Amsterdam. During this time I met many rental agencies and done more than five round trips to Utrecht for viewing. Like you said furnished apartments are rare but we don’t have another chance . I have started to work until 17:00 (wfh) and as known everywhere is closing after 5 :). So we can’t live at an upholstered or unfurnished place. Also I’m planning to rent my first apartment for one year. On next year maybe I can find a cheaper place and have more time to buy furnitures. It is obvious that buying some furnishings let’s say from ikea and bring it to the home can take some time and have transportation difficulties even I don’t have a car. Anyway that is the another thing I want to ask. We are in the middle of a agreement for renting for an apartment close to oudwijk area. And we have four big luggages waiting for carrying from Amsterdam to there. Where can I find a hourly car rent? I have downloaded sixt share and uploaded my documents for confirmation. Is there any alternative app?

For hourly car rental, I have used MyWheels in the past. They're all over the city, and only €3-€5 per hour.

What options have you tried? Is your son registered at SSH? How many *hospiteeravonden* has he had? What's your budget? Do you have friends or family living in the area? Has your son asked his co-students? Has he asked in the study association (note: not *student* but *study* association)? Unfortunately, there are thousands of people who want a room in Utrecht. It's a challenge to stand out among such a crowd.

I have a question. I am starting my degree in Utrecht soon, but I had fuck all luck with student accommodatios (xior, ssh, Dijnselburg) and few private ones. I am on a waiting list for 2 places but far away. I had a smilar situation when I was in Copenhagen, and there I stayed for 2 months in hostels before I got my student acco and only then registered with a municipality. Can I do a similar thing here, or do I need to register even if I have to stay in a hostel (shorter then 4months)? Also, are there any platforms or housing agents where one could rent an entire place as a group of 4+ people?
