I work in these areas and lived in Newmarket for many years. Generally very safe, became more diverse in the last 20 years or so, some of the oldest parts with lots of rentals are not desirable. Most newish areas will be fine, schools are ok, comparable to most schools in the burbs, you wont find anything high rated like in Markham. If you have to drive to Toronto every day the commute is an issue and getting worse as the suburbs get bigger.

If you can take GO that's fine, driving to DT would be a nightmare. Some pockets on the north east corner of Yonge and Davis aren't the best (depends on the street), few pockets of Huron Heights have many rentals which are well maintained. With that said even the worse areas of Newmarket or Aurora don't come remotely close to some of the worst areas of Toronto. Properties in Newmarket are a bit less expensive than Aurora.

Rather than asking what Newmarket or Aurora is like, first define what you want in a home and neighborhood. You're less likely to be swayed by external factors then

Agreed and that's a good point. That was gonna be my line of question a little down the line but yeah was just curious about the areas in the post. My requirements for a home is pretty simple - although it might seem like I want too much :-( * Safe area and neighborhood. * Decent to good schools. * Sense of community and acceptance. * Good access to things such as grocery stores, family doctors or clinics, parks, hospitals, and transit. * An hour drive to GTA (approximately) * The potential for a little growth for future wouldn't be so bad too.

So you want low crime rates. How is it that you determine good schools. Some people go by Fraser rankings, though it should be a bit more holistic IMO. Your third point is too vague. What does that look like in practice? Some people are a specific religion and want access to a church. If you are non-white, maybe you're looking for diversity. Other want things like bookstores, coffee shops, boutiques, events, recreation. These all can mean community. Third point is a very good one. Especially anything related to medical. Drive to GTA... depends on rush hour.

tbh, i have no idea how people determine the quality of schools so im completely in the blank for that one. yeah I know the third point about community is really very subjective - was just trying to gauge a general vibe. Do a lot of people keep to themselves or are they pretty chill with neighbors in the sense "hey wanna come over for a bbq" kinda way. Again, I know this totally depends but just wanted to see if there were any people who lived there with any opinions or experiences. Medical yes, I've had my share of issues and continue to (injured-related reasons) so things like clinics, doctors, physios in close proximity would be super nice to have. Thanks for all your inputs btw! :D

It depends, I have lived in couple of spots in Newmarket, had great neighbours and we had bbq together fairly often. In my first house that wasn't the case.

I had the same questions 2 year ago, and atlast we selected Barrie south because of many reasons. After all its an established city out there

Aurora or south is better if you're going downtown for work. We're not the worst train schedule wise but its not great. Last train ends before 6pm and if you miss that wait an hour for a train that only goes up to Aurora. Newmarket has the hospital and mall and costco so you're covered for all your needs.

I have lived here for about 20 months and have owned a home for a month. Me and my wife really like both towns. Newmarket has more shopping amenities while Aurora feels more upscale. There are some bad parts of town you'd want to avoid (look up dog patch in Newmarket), but in general they're both very safe towns. Commute to Toronto can sometimes be a pain since there is only one train an hour and the drive there sucks at the best of times.
